While searching online for a new home I found a house listed for a short sale by Top Quality Real Estate, a one person brokerage owned by a Mr. John Vincent. I arranged a showing through my broker and spoke with the owners on site who were living in the home. The next business day I submitted an offer which was accepted by the seller, although Mr. Vincent included some very odd contingencies which were not only unethical per the Code of Ethics and Standards of Practice of the National Association of Realtors but were also against Multiple Listing Services policy. Although I had proof of funds-cash-from investment funds held by a major international investment firm, Mr. Vincent refused to acknowledge the validity of the funding. Through my broker I offered Mr. Vincent the opportunity to speak with an investment counselor at the investment house either without my participation or on a conference call, but he refused both options, insisting that my funding was invalid. Cash, invalid?? Mr. Vincent also demanded that a copy of my driver's license be made available to him- the SELLER'S broker- and needed to be kept in his files. I immediately declined, as this request is a privacy violation and the pertinent information he sought is available in the public domain. Finally, Mr. Vincent stipulated that the property would not be shown as and quot;Pendingand quot; (which is MLS policy once the offer made on the property is accepted by the seller), but would continue to be made available for further showings and, therefore, offers. Needless to say, the contract was summarily rejected by the seller/Mr. Vincent. The next day I went to the home to ask the sellers what had happened, since I had already established a rapport with them following the showing the week prior. Although they were home with their front door opened (screen door shut) and all windows open they refused to answer the door. I called through the open windows asking to speak with them but got no reply. I then went back to my car which was parked down the street to await my Realtor, with the intention of viewing another property a few doors away. About ten minutes later, the POLICE showed up! About that time my broker called to tell me that Mr. Vincent called to inform her that he had advised his sellers to call the police and allege that I was verbally threatening them and attempting to break in to their home! I went to the police and introduced myself, explained what was going on and that was the end of it. WHAT kind of Realtor acts in this manner? This is pure speculation, but I smell a rat who was preying on vulnerable sellers to his own benefit. I wouldn't employ John Vincent if he were literally the last broker on the planet. I think my dog would be a better Realtor-and certainly a more honest one.

I have never met this customer. Her offer was countered asking for a proof of funds in her own personal name. She never provided proof of funds in her own name so the seller refused to accept her offer. After the seller rufused her offer The seller called me and mentioned to me that she was banging on my sellers window demanding my seller accept her offer which the seller refused to and that's why the seller called the police on this person.
