They came to inspect the home and did not even get on the roof to check it out. We have done some patching ourselves. We haven't had much rain for 11 months. We have had some rain recently and saw there were leaks. We now have our bathroom ceiling on the floor. They should have seen this if they had gotten on the roof. How could they let the house pass inspection and missed this is what I want to know. They say they check 1600 points of your home while doing the inspection. I called them every hour and tried to have them call me. They finally said they would have the owner call, which he finally did. He said they were not responsible and don't give a year guarantee (which isn't what they advertise). And there isn't anything they can do for us.

I would not use Pillar to Post again, nor recommend them. I put in an offer on a home that had a sun room. During the inspection, Mr. Yaeger noted in his report, ?The exterior door leading from the summer porch is out of plumb and does not properly seal-recommend having this professionally repaired? and ?The left window in the summer room has lost its seal and will need repair or replacement?. Both the window & door were on the same wall. Since the inspection and report did not point out any significant problems, my wife & I purchased the home. I did hire a professional contractor to fix these problems. After no more than 15 minutes in the room, he said that the sun room had major structural problems. The floor was not level & he said that the stress from the floor movement probably forced the door frame out of plumb & twisted the window which broke the seal. He went under the sun room to ascertain what caused the floor movement. The beam supporting the wall was structurally unsound due to water damage & could not support the weight of the room. The floor had dropped under this wall. Also, all of the support beams were under code for structural stability. Bottom line was that the repairs to correct these noted problems and others that were caused by the floor movement ended up costing very near $10,000. If Mr. Yaeger had the expertise to understand that the two problems that he saw were on the same wall, and that further investigation was needed before I put in an offer instead of just telling me that I needed a repair, I would not have purchased the home without further inspection by a contractor.

The inspector was very prompt and very polite. He was able to do the inspection within 2 days of my initial call. He did a room by room inspection of the entire house, testing all plumbing, windows and appliances and invited me to join him. He did several circles around the outside of the house as well. Unfortunately, I just didn't feel as though it was a very thorough inspection. He did not get on the roof, he did not test the air conditioner (apparently you can't test if the temp is below 60), and he thought he smelled gas so he did not test the fireplace. He did not offer many suggestions for ongoing maintenance or things I should keep an eye on, as other inspectors I have worked with in the past have. He was a bit evasive when I asked some questions, not wanting to give me estimates on repair costs in case they were not correct. I think if this was a newer house, I would have felt more comfortable, but this house is 87 years old and I felt like the inspector needed to do a deeper dive.

Jim met me at the house on time. He asked me to stay with him so he could explain what he's looking for in each room. He did explain each step as we worked through the house. He also provided tips and information about the house - which GFI receptacle worked the outside outlet. I purchased their premium service and added radon. Pillar to Post was recommended to us by Sibcy Cline. We are in the process of purchasing our first home and Todd came out to do the inspection. He beat us to the house and had already set up his and quot;officeand quot; in the kitchen by the time we arrived. He had a very small amount of paperwork for us before he got started, and explained the types of things he was and was not looking for. He walked around every area of the home with us, pointing out things we had and hadn't noticed and explaining how to best maintain certain things that we knew nothing about, and the consequences of not doing some minimal types of maintenance (for example, the way brick and mortar are damaged near windows when you do not paint and seal the outside, etc.). He pointed out things that were likely to become a problem in a few years time even though they were perfectly functional at the moment (welcome to older homes!) and what we could do now to preserve their lifespan. As first time homeowners, we were very grateful for the pointers. We are buying the home from the homeowner's relocation company, so the home has actually been inspected by that company's hired inspectors a minimum of two or three separate times in recent months before being placed on the market. I certainly do not think that those inspectors intentionally left things out of their reports, but Todd found issues that those inspectors missed. For instance, they only inspected the roof from the ground with a pair of binoculars. Todd got on the roof (and it's steep!) and discovered there was missing siding and flashing around one of the dormers that could not easily be seen from the ground, if at all. This and many other issues not found by their inspectors (electric, plumbing, HVAC and a few others) would have cost us a good chunk of time and money. Instead, the relocation company is footing the bill for all of it. We're really glad we went with Pillar to Post and grateful for all the time Todd took and quot;introducingand quot; us to our new home. We would definitely recommend this company to our friends and family.

They arrived at the house early. Initial inspection of the exterior and roof(with binoculars) was performed. I was a little disappointed that he did not go on the roof. He cited that it was too high and steep. He provided explanation of his findings of the exterior while inside the house. He then outlined his inspection plan and invited us to join for all or none of the inspection. He highlighted areas of concerns along the way. Nothing was a surprise on the report.
Description of Work: Pillar to Post was responsive and professional. Scheduling occurred within a week. Inspection was methodical, lasted approximately 2 hours and was thorough. The report was detailed, contained photos and provided the same day. They provide a professional binder that contains the report and other useful home maintenance recommendations.

It was a very good experience. They came out a little bit earlier than he scheduled. When I got home he already had everything set up and ready for the inspection. He showed me what he was going to be doing and asked me for what my concerns were. He checked the entire house and explained what he was doing and what he was noticing as we went along. I was very satisfied with the work that he did. Once he was done with the inspection he put the information into his computer and gave us a print out. When he gave us the print out he went over everything on it with me and explained what everything was. He commented on things that I might want to have fixed and things that I should look into. I like that they took pictures for me and had a lot of experience. He did very good quality work.

Tim Bausch was my inspector and arrived promptly on time. When we arrived, he stated what he had covered, what he had remaining, and offered judgment on the major items of note that far. He described them in sufficient detail, and as most inspectors will, refused to attach estimated costs when pressed. Finally, he again offered to answer more questions or look at specific areas of our concern, and when done, continued on his way. He spent about 3 continuous working hours inspecting and returned to his laptop periodically to record notes. I confirmed him turning on appliances, lighting the gas, running all faucets, etc. He brought a small printer for the bound report. He then spent about 1 more hour recording data and arranging them in the report. Finally, the comprehensive report was printed and presented. Tim described all major findings in detail as we paged through the report. He offered and answered all questions, and we went on our way. This is my first home inspection, so I have no comparison to go with, but he was very professional, comprehensive, and spent a great deal of time. I have also not lived in the home yet. He found issues I could have never noticed, such as deck support and structural joint and bolt issues (later confirmed by deck contractor); many various technical electrical code issues (e.g., disposal wire not grounded and clamped to grommet, GFCI reverse polarity, abandoned wires in garage, breaker box recall for fire hazard); HVAC age and temperature differentials failing; landscape improper slope and height; gutter improper distance from home; some water staining; window thermal seal fails; toilet not sealed to floor; roof shingles missing, etc. The report was very professional and was received additionally by email as an annotated, unlocked PDF which I was able to copy and paste into my own estimates and emails to specialist contractor inspectors. All major issues had accompanying color photographs with concerns annotated with arrows and circles. The only reason I am giving a B in quality is that there were 1-2 minor inconsistencies in the report tick boxes and the washer and dryer were overlooked. I only give A for a 100% flawless and perfect job. However, they were doing 4000 ft^2 across almost 2 homes and charging for one, including the WDI report in the cost, and the washer and dryer were hidden in a closet. Based on the significant detail in report and in discussion, I have no reason to believe anything else was overlooked. The spa was not checked, but this was listed as outside the scope of the report.

Hot water heater has since needed replacement. Drywall had to be torn down; battle with warranty company over responsibility of drywall removal/replacement. I later found that the gas fireplace venting is not up to code; vent is only a few inches away from the roof overhang creating a heat buildup hazard. The vinyl was slightly melted due to this. A contractor indicated that while he's seen many supports with cracks, this is about as bad as he's set eyes on. The inspector may not be expected to know all codes, but at least should have caught the distorted vinyl. One of the deck supports has severe cracks. The inspector reported that the deck was in good shape. Just recently found water in basement; after closer inspection found that the leak is coming from a wall and this area looks as if it has been previously patched. What next?!
Description of Work: This is an updating of an earlier review. This company did a house inspection for us in March 2007 and as time goes on, problems keep coming to light that should have been caught at inspection. I m lowering their grade, which was far from stellar to begin with. Items from earlier report: garage door didn't work properly - needed new electronic eyes; garage door weather stripping was rotted away - had to replace; two windows needed repaired - one needed a glass replacement, the other needed a balance; the hot water heater was walled in. Inspector made no report of this access problem. Below are additions to the list, which just seems to keep growing. Sent certified letter to company listing these grievances; have yet to receive a response.
