Alex Lockstead of Eaton Inspections came highly recommended from a family friend and proved to be the best professional decision we made in our home buying process. Alex is extremely responsive and easy to work with, but more importantly he is incredibly meticulous and skilled at his craft. The quality, thoroughness, and detail of his inspection and corresponding documentation was absolutely astounding. We inspected two different homes with Alex, and both realtors commented to us how markedly better Alex's work and process was than others they regularly work with in their careers. The peace of mind afforded with Alex is worth every cent. He saved us from buying what would have been a financial nightmare of a home. When we found our second home during the Covid pandemic, we knew we wanted no one but Alex to inspect it, and literally wrote our inspection period terms around his schedule. Alex worked with us to safely inspect it and was extremely respectful and sensitive of the homeowner's safety and comfort. Alex delivered his impeccably detailed report and made time to host a debrief call and was available with follow up calls and texts as needed to help us assess our home. Alex inspected a house that my parents were looking to purchase. I met him for the inspection and he didn't mind me following him around at all. He was happy to show me areas of concern and explain them in detail. He was there on time and very professional and thorough. He communicated well throughout the whole process. His inspection was very detailed and contained pictures outlining any issues. Thanks to his inspection, we had the seller fix a couple of issues and they lowered the price. We were very happy with Alex's work. I highly recommend using his services.

We have hired Alex twice to inspect two homes. One house was a 1950s, second house was a 1920s. He did a very thorough job both times. He answers any questions we had and is very honest about the work that he does. I trust him to look out for our home investment. He was referred to me by another well rated inspection company. He will drive down to Cincinnati. He is a little more expensive, but truly YOU GET WHAT YOU PAY FOR. And honestly, who would want to pay a couple hundred more for the biggest investment of your life?

Alex did a wonderfully thorough inspection of out commercial space and provided a very impressive report with pictures detailing the issues. I highly recommend Alex and eaton Inspections, I would hire him again in a minute !!!

He is simply the best. You must go to his website and see an example inspection. It will be exactly like this. I bought a larger home so it was planned for a full days inspection. Typically, the inspection is 1/2 day and cost 600. I also opted for the radon inspection that account for additional 200. This guy was very through. He took pictures of every thing and made it very easy to negotiate and also fully realized the repair cost needed. He made it very clear two major items needed to be replaced, water heater and roof, also with several other items. The water heater was clear, prior to the inspection, that it needed to be replaced so that was already negotiated. The roof was a different matter. the house was 19 years old and the roof looked fine to me. The inspection was a different matter. He clear documented that the roof was in need a replacing. we where able to negotiated this in the final round of negotiations because of home his documentation and inspection. He is clearly worth the money. Also, if you want him, do what we did. Ask for 14 days for inspection instead of the typical 10. This will allow you to book him.

Alex was very professional. I had a very limited time frame to finish my inspection and he was able to accommodate my schedule. He spent almost 5 hours going over the house and septic system. He provided me with a very detailed report, complete with color photos. I was able to go to the seller and have several of the major items fixed before we purchased the home.

Ok. We have had plenty of house inspections, and our preferred area inspector only does Ohio, so we had to find a Kentucky-licensed inspector. We want an inspector who works for us and not the realtor, so we asked around for referrals. We used him on the referral of an acquaintance who said , "We always recommend him." In my opinion, he did the bare minimum. In the past we have had inspectors who open every window all the way. He only cracked the windows, many of which do not open more than that crack or which slam closed when you open them. Other inspectors have tested every outlet in the house. He only tested one per room. He asked us to use our eyes as well and point out anything. I pointed out a leak under the toilet, which he said was just from the water being turned on. The owners asked us why our inspector did not point out the drip on the toilet and let us know that they repaired it. He did the termite inspection, but did not really bend over to look at anything. The sellers had wood stacked under the deck, which I would think is not a good idea? He didn't say anything about this. He spent a lot of time typing things into his computer. His report was not any more detailed than any other I have ever gotten. And, the turn-around time for the final report was just as long (a bit longer than some we have had), and they didn't spend an hour while we were standing around waiting on him to do it. Fortunately, he seems to have been wrong about the big items of concern that he mentioned. If we didn't have experience and other informational resources to balance out what we were told, those items could have easily been deal-breakers. The biggest reason I used him was because he didn't farm out the WDI and Radon. But, if I had it to do all over again, I'd rather deal with three people coming in to do the work and get a better inspection than using him again.

The inspection went well, and the report was thorough. It was about a month ago and there have been no surprises since. The only thing that could have made the report better would be including the specifications on what would make something pass. For example, rather than saying the outlet was "too close" to the shower, including the minimum distance required. But overall the inspection went well and he did a great job of ensuring my home was good to buy.

Alex was fantastic! The pictures in the inspection really helped us see exactly what was going on. We were present through both inspections, and he told us we could follow him anywhere except on a ladder. He was very patient and answered all of our questions very thoroughly and knowledgeably. We were very pleased with his inspection.

Outstanding from start to finish. Mr. Lockstead performs his home inspections services textbook style. He's not in the business to make friends, but rather find issues to save home buyers from future problems or provide peace of mind when he observes solid construction.

Contacted Alex based on Angie's List reviews, set up an appointment and met him there about halfway through his inspection. We reviewed his findings to that point and he showed me the locations of his findings. He was very informative and personable. He continued his inspection after I left and emailed me the complete, very comprehensive report 2 days later. As a result of his inspection, we have saved a very significant amount of money on this property. BEST $595 I ever spent!!!

He was great. He was professional, knowledgeable, and very upfront with me. I felt things were done right for me. He was very detail oriented, so he found things that other people or I would have overlooked. He is a really good guy and was very helpful. I was a first time buyer and new to the area and I felt like I could trust him.

I am a first time home buyer and was not able to be at the inspection. He reassured me that all would be ok and that he would make sure he communicated everything I would need to know as if I were there. He took detailed notes and photos for me to understand the exact condition of the home. He also dedicated time to speak with me in detail over the phone about what he saw. He was very helpful, did great work and was very thorough. I have very happy that I used Alex and would use his services again in the future. He was very trustworthy.

It went great! Alex is a real professional, easy going, and sociable person. He investigates any little thing that looks suspicious. This is the second time I've used Eaton (and specifically Alex) to inspect my house. I would highly recommend him to anyone, and I would use him again on my next house inspection.

I called Alex during Thanksgiving vacation and he was courteous and professional. He was able to do the inspection 3 days later; the Monday right after the holiday. That Monday he showed up, had me sign the contract and began the inspection. The whole time he would answer any questions I had and was actually really a nice guy to hang out with. He's smart and sociable. He got up on the roof. He checked the perimeter of the entire house looking for termite clues (found none). He was very thorough. The best part of it all was the final report that he prepared for me. The report is full of pictures and extremely in depth descriptions of the issues, suggested solutions and other helpful tips. The report really gives you a crystal clear picture of exactly what is wrong with the house, no imagination needed. Which is good for using against the sellers to get them to fix things before the purchase. Overall I was completely satisfied.

We hired Alex twice, one week apart, for pre-purchase home inspections. We were able to break contract on the first home after Alex found extensive termite damage in the sub-flooring, including the main support beam and a circuit panel box with known safety issues, to name a few of many other safety/repair issues (a contractor could not even give me an estimate on the extensive work that would need to be done to correct the structural damage.) While we were disappointed to walk away from a house we really liked and, frankly, disappointed to be out the money we had invested in it up to that point, the money for the inspection was well worth it, as it saved us literally ten thousand dollars plus, emphasizing the value of a good pre-purchase home inspection. We found Alex on Angie's List and also checked that he was a member of ASHI. Alex was able to schedule within 3 days - important when working within the short time frames typically allowed for inspections in real estate contracts. After confirming a day/time with me, he contacted the listing agent directly (instead of me or my agent having to do so). He was on-time and worked efficiently, stopping during the inspection to write the report (a good thing, as he's more likely to remember details). Alex's inspections on both homes were thorough (lasting 4-5 hrs each), detailing the homes' features and noting its pros/cons, maintenance issues and things we might address later on. He encouraged us to accompany him and ask questions; he went on the roof where possible, crawled under decks and crawlspaces and into attics. He documented conditions/concerns with photos he included in the report, which both times were delivered within 24 hours. Each report was approximately 45 pages, with separate reports on the WDI and radon. He was able to answer some follow-up Qs and provided me with a list of contractors & other service providers he knew personally so we could get estimates on any of the work we might need done. We would obviously hire him again, as we did so one week after walking away from the house with so many defects his inspection found. He found some safety issues with the 2nd house, and his report and photos provided compelling evidence to persuade the sellers to make the necessary repairs we requested and to also drop the price to offset some repairs we were willing to cover. We've had 5 home inspections over the years; Alex's work was one of the best.

We know Alex and he is the owner of the business. He is fantastic, always prompt and he is very knowledgeable. He is very thorough with home inspections and I will grade him high across all categories.

Overall I think I got what I paid for. We did not buy the house based on the water and mold he found in the crawl space. As disappointed as I was I appreciate the fact that Alex crawled the length of the crawl space and found the problem. It would have been very expensive for us to fix (in excess of $5000) and his dilligence saved us from a real surprise and financial money pit after we bought the house. I will definately hire him again when we find another house to purchase.

It has been a great experience to work with Alex. He was very responsive to our phone calls and it was easy to set up an appointment. He was late for the inspection but he called us that he was stuck in traffic. The first thing when he arrived the house was to offer an apology and assured us that he wouldn't rush on our inspection and he already called the next client to push off the next appointment. He started from the outside of the house and kept taking pictures of positive findings. Whenever we asked he always gave us thorough explanations. Occasionally he stopped and started to key in his findings to his laptop. He was very professional and hard working. I was especially impressed when he squeezed himself through a very narrow opening into the attic to check and take pictures. The entire inspection took a solid four and half hours including termite inspection. His report came in about two days later. We were blown away by his report. Not by what he found since we had pretty much idea about it right after inspection. But by the way he arranged the report. It started with the front picture of the house along with the client's name and his company's info. Then it was followed by the pictures with arrows that pointed out the positive findings and general description of every part of the house categorized by roofing, electrical, plumbing, electrical etc. The report totaled about 45 pages. You can't get more than that. His report not only helped us make decision, but also gave us much confidence and power to negotiate with the seller. I would recommend Alex to anyone who is going to hire a inspector. Thanks, Alex.

We contacted Alex on phone and email. He responded promptly and answered all my questions and offered additional information regarding the inspection process. We hire Alex and scheduled the appointment. Alex arrived right on time, made introductions and got right down to work. He started on the outside examining everything from drainage issues, wood rot and roofing. He then went inside and did a thorough job with the attic, appliances, general living areas and the mechanicals. Alex took lots of photos, explained all that he found and was very willing to answer our questions as he worked. He spent a total of 4.5 hours examining the 3280 square foot house. Alex entered everything into his computer and printed out a very detailed report along with a smaller second copy. Alex found several major items that we are addressing with the seller prior to closing. I will use Alex to inspect our current home so we can fix or work on red flag items before putting on the market.

Alex conducted a complete house inspection. It was extremely easy to contact him, and I was able to confirm everything (schedule, cost, scope of work, etc.) via email, which was more efficient and convenient for me, so much appreciated. It took us no time at all to arrange an appointment. Alex was prompt and thorough. He provided us with a full-color detailed report on the spot, as he travels with computer and printer. An even more detailed final report arrived in the mail a few short days later. We intend to buy future properties, and we would hire no one other than Alex for future inspection work.

Alex was there for more than 5 hours. He did all the work himself. He allowed me to follow him around and ask questions as he went. He took many digital pictures of problems found along the way. He thoroughly explained everything he was looking at - both good and bad - as he went along. He had his laptop with him and he typed up his findings as he finished a section. The pictures were incorporated into the report. Alex also provided explanations of how to prevent some problems in the future. He also helped me by figuring out a way that I can have duct work run to the basement. He identified several problems that will be costly to fix so I can negotiate those items with the seller. I had 2 color copies of the report printed and in my possession before Alex left the site. I feel that I am in a much better position to buy this house as a result of the thorough inspection that Alex performed and the knowledge he shared with me along the way. He is very professional.

Alex did an incredibly thorough job, taking 4 hours to complete the inspection of my home. He was up on the roof, in the attic, looking into every corner of my basement with his flashlight. He was even in the bathtub, tapping the tiles to make sure they weren't coming loose. Alex was professional and knowledgeable. He did not mind if I stayed with him, asking questions as he did his job. The report he generated was incredible and complete with notes and pictures of what he found. I had hired Alex for this inspection to diagnose and prioritize repairs that I knew I needed. Any contractor can take his report and know exactly what they need to do. It was worth it and I would recommend Alex to anyone!
