Mr. Edmunds inspected the home and sent us a report via email containing discrepancies he found related to electrical wiring. No other discrepancies were found. We closed on the home in October via mail and trusted everything else was okay since he did not report any additional problems. Upon moving in we noted: 1) stains on the ceiling in the garage. When we looked at the home prior to purchase, the garage door was open and covered the stain. Also, the garage is attached to the basement and it was dark. We called the home warranty company and they sent a plumber around who found a significant leak and water damage that had been causing problems for quite some time due to the amount of damage. The home warranty covered the issue minus a deductible we were responsible for. 2) The front porch floor was completely rotten, warped and splitting in areas. The original homeowner had covered the porch with rugs, plants and furniture when we viewed the home. I don't know if those things were in place when Mr. Edmunds did the inspection or not. HOWEVER, he was paid to INSPECT the home and this large amount of damage was not reported. The home warranty company informed us the porch was NOT covered in our warranty. We will be replacing the porch. We hired someone to fix the porch and it is dangerous to walk on at this time. 3) lighting fixtures were not attached to any type of board to stabilize the fixture. Two were hanging loose from the ceiling. 4) There are cracked floor tiles in the kitchen (again, covered by rugs). 5) Garage door had to be repaired. There was a short in the wiring. I called our realtor at Coldwell Banker and reported the above problems. I also contacted Mr. Edmunds and he informed me he would return my $300. I felt like that would not fix the problem. It's too late to have the homeowner repair the problems Mr. Edmunds should have found if a thorough inspection had been done. I have photos of the porch and leaks on ceiling of garage. It is very difficult to purchase a home long distance. You have to be able to trust the folks working for you to ensure you are being fairly represented. Our trust was misplaced.
Description of Work: Gared Edmunds of Edmunds Inspections and Assessments of Bowling Green, KY was contracted by Coldwell Banker to do a home inspection of the home we were buying. We lived in Florida and paid him via check in the amount of $300.00.
