How did the work go? It didn't go because it was not needed. As for do's, I give the advise to be clear on the "why" your wanting the project done so the provider knows all the details.
Description of Work: I have some basement wall cracks that were of concern. I scheduled them to come out and provide an estimate to repair / seal them, I did not ask to evaluate them but just to do the job. They inspected my house, provided the requested estimate, then did something unexpected. After doing as I requested, they informed me that my issue was not of a concern and instead of getting into my pocketbook they provided me with other DIY home improvement suggestions where my money would be better spent. This made a good impression because the could have easily spent my money doing what I wanted. Instead they provided alternate ideas to improve my house.

The job went very well. They came out sooner than planed due to a delay on another job. They removed the soil to install the piers, raised the wall to level, backed filled the holes , and sloped the ground for positive drainage away from the house, I was pleased that I selected this firm to do the work. I asked them about another question I had about my foundation and they could have got another days work , but they said that since I had no real evidence of a problem that I would be wasting money to fix a problem that I only thought I might have. I would not hesitate to call them with any future problems I may have with foundations. I woyuld highly recommend them to anyone.
Description of Work: Garage wall had settles and broke exterior brick work. Provider installed piers and raised settled portion beck level with the rest of structure.

Settlement had caused the front door to jam and could not latch. Also, the brick veneer was separated from the house. Kansas B & F put in piers and raised the footing and wall back into position. They exceeded my expectations.

Their team of 3 guys arrived about 1030 am and began tearing out and removing the concrete. Quit about 5 and returned 8 am the next day to install the drains. Finished concrete work the next day. Super clean.
Description of Work: They installed water guard basement waterproofing system along with a bright wall system. Also installed a supersump to discharge the water.

The process and work went very well; they arrived on time and kept working all day in the heat. They brought the equipment they needed. Began by opening up holes in the yard, every few feet, so there were 9 on each side of the length of the house. While that was going on another crew member was in the basement drilling a hole in the foundation to install the anchor rod into and thread it through the earth anchor/plate that is in the yard.Then applied the wall plate inside the basement. At that point they applied a tork wrench. There are 23 anchor plates placed around 3 sides of the basement. They leave a tork wrench for the owner to apply 80 lbs of tork every 2-4 wks. through the months of June, July and Aug and dry season mainly. When the soil is dry. This process works over time and will close the cracks and straighten the bows in the foundation. I was very pleased that when spoken to they were very polite They worked from about 8 to 5 the first day and so they had to come back the next day until 11 am. They cleaned up after themselves getting rid of all the trash. It was wonderful they helped move heavy items that I couldn't move out of their way.
Description of Work: They installed what is called Geo-Lock Wall Anchor System which stabilizes cracks and bowed basement walls. It stabilizes permanently the basement walls and straightens the walls over time. They use galvanized steel plates, one in the ground and the other against the basement wall connected by heavy duty threaded rods. This system is able to tighten the anchors when the soil around the house shrinks during dry periods. I am in process of getting my home ready to sell . I felt this would be the best way to add value my home giving it worth and a warranty for the next 25 years for the next owner. It was costly for me but I felt this had to be done and I knew the new owner would appreciate this.

They were great to work with from the receptionists who took my calls, to the salesman (Paul) who came to the house to check things out and then multiple times when the work was being done to check on things, to the workers who worked for 3 days in the coldest weather we'd had all year to get the job done right. They thoroughly inspected my house, used a laser to determine where the house was settling and by how much, drew up a plan in their engineering department, gave me an estimate, and did what they said they'd do when they said they'd do it. Whenever they came in the house, they took their boots off to keep the carpets clean. They were always courteous. They didn't leave any messes. They were completely friendly and professional. If there was a problem, I'd tell you. I hate it that I had to have foundation work done. It's expensive. But I had three other companies come and give me bids, and none were even close to being as thorough as Kansas Basement. In fact, one company took about five minutes to look at my house and gave me a bid to put in 7 piers for $11,500. So I went with the most highly reviewed company and got more piers for less money. And it comes with a 25 year transferable warranty. And they take payment on a 6 month same as cash arrangement, which is a big help for my family. I have no complaints at all. Oh, and when they lifted the wall that was falling out, it went back to its original location and fixed the interior issues that were caused by the wall rotating outward. I'm very happy with their work.
Description of Work: They installed 8 piers along the back wall of my house, which was falling out because of heaving under my foundation.

We signed a contract for "Kansas Basement" to repair our foundation. The estimated time was for the work to take five to six days. The crew showed up on Monday morning and proceeded to dig 28 holes and install the lifting rods. The job took five days to complete. The work required cutting and replacing cement in some places and dogging below the base of the foundation in every hole.. The job required the crew to break out some cement that had been put in place by someone's attempt to stabilize the foundation in the past. This created an additional expense that was stated in the original contract. The expense was reasonable for the work the crew had to perform. Everyone on the crew was a pleasure to work with. They were willing to explain what was being done or what was going to be done. This is long term repair. At this time there are no signs of any problems and I truly do not expect to see any down the road. There is a long term warranty on the work done should any problems arise. This company has been in business quite a while and I suspect they will for a long time to come with the quality of work they give.

First of all, I needed a professional opinion concerning the cracks in our walls interior and exterior and the ceiling. I was concerned our foundation over the crawlspace was in need of repair. I discovered that this company was not interested in giving me an opinion about the cracks, only in repairing I was told that to fix the problem it would be $25,000.00. I was never told what the problem was, and I was never given another option. The man who came out was punctual and friendly and I believe that the job they would have done, if I would have needed it would have been done well. I hired a structural engineer to give me a second opinion. As it turned out, my house is only settling and has not structural repair needed. And I simply needed to regrade around my foundation. This man saved me THOUSANDS of DOLLARS! I must say that I should have asked the engineer first, however I felt that this company should have said that my foundation was just fine. And after speaking to the engineer, he thought that the price I was given by this particular company was pretty high. He has done this job for 30 years! So I would say get several estimates for any work, and call an engineer first!

Competent, professional, quality repair job; no short-cuts or poor quality materials used; very clear communication and punctuality. Repairs to our crawl space included new beams, piers, jacks, and blocks; laser-leveled. Everything was done when and as promised. Extremely happy with the entire experience and outcome. One worker showed up a day early; that was ok, they contacted me. The job was finished the next working day by 5:30. Holes were dug around the foundation with a small backhoe. This caused some small ruts in the yard but that is to be expected. When the piers were set and the foundation jacked up the dirt was replaced. The dirt was power packed as it was replaced. They did their best to replace my landscaping wall as it was but that is a tough chore. Each employee introduced theirself to me and shook my hand. Everyone was friendly and willing to answer all questions I asked. Overall it was a good experience.
Description of Work: The foundation of our garage settled and cracked causing the outside brick wall to crack. Kansas Basement and Foundation dug holes around the garage to the bottom of the foundation. Six "piers" were placed along 2 sides of the garage and then raised with hydralics.

The agent that was there to give me an estimate explained what the problem was, how it had occured and what needed to be done to correct the current problem and prevent problems in the future. Though he spoke to me of potential problems related to this, he never attempted to do more than what was needed to fix the leak. To repair the leak, sheetrock was cut out above the stairway landing and a section of 2x4 removed. The actual repairman was prompt and professional. He explained the process of repairing the leak and, I was warned that they would not replace the dry wall which was ok with me. There was no more water in the crawl space and I was satisfied with this solution.
Description of Work: There was a leak in the basement along a crack in the wall in the crawl space under the stairs. A FlexiSpan Seal was installed on the north wall. A section of the basement floor was broken out and repoured when the job was done.

They had to come in twice to do the job. But, they recommended some other person because they couldn't fix the leak. They sent in a handyman to do the job. My overall experience with them was excellent.

I contacted the company and was given a date for an estimate. They were behind due to lots of jobs. They set a date and was on time and gave the whole house a good look. I was given a estimate that they guaranteed to not exceed and was through. I agreed with the estimate and was told I would be placed on a list that was about 2 months long. Aftr a week they called and asked if I minded them working on the weekend and they could get me in sooner. This was perfect for me. They arrived and dug holes on one day and finished the next day. I paid the original estimate amount and was given a packet with the guarantee. Completely satisfied!
Description of Work: I have an older home with rock walls on the exterior. I had significant settling due to the dry seasons and heavy load. Several doors would not close or had large gaps. The crew placed steel piers and lifted the foundation. They were fast and professional. I woukd defiantly refer them to others. Saved thousands compared to another well known company.
