Mark inspected one house for me before inspecting the house I purchased. He arrived early and was inspecting the house before we got there. He has a professional demeanor. He spent approximately two hours or more inspecting my house (approximately 1700 sq ft, 3 bedrooms, 1 1/2 bath, partly finished basement, build 1950s, brick). I was there the whole time as was my husband and Realtor when he was inspecting the house. I was very concerned with the basement of the house, since it is older and cinder-block style on the walls, and there appeared to be some leaning in of the walls and cracks. On the outside of the home some of the bricks were settled and have the zig-zag type cracks. I told him my concerns were about the foundation settling and the walls having to be jacked up/braced and/or fixed and leaks. After inspecting my home, he told me that the walls were normal for a house of this age, that no fixing was necessary, cracks were normal. He saw no evidence of leaking or that anything was wrong, and that I did not need to put dirt or anything around the house. Information on my report said: Foundation: Poured concrete Angular and horizontal cracks in the basement wallsindicates mild inward movement on all walls. No serious structural supportcompromise was noted or stabilizing recommended at this time. With this information I did not request much of the previous home-owners of this house after the inspection, since he told me that everything seemed ok. I ended up buying the house, basing this on his expertise. Big mistake! After a rain only a few months later my basement leaked along three of the walls---right where I asked if it was possible if it leaked. There was cheap caulking put in many of the cracks in the brick on the outside of the house and in the basement that came apart with the weather, and my ceiling began to crack. The previous owners just covered up everything with paint and caulking--I was too naive at the time and excited about the house to notice, since that is what the inspector was for. I emailed Mark twice with no response hoping to get his opinion on what was happening with the house. I ended up having a foundation person come out and had to have the foundation lifted underneath part of my house since it was sinking into the ground and pulling half of the house with it--exactly what I was worried about! The foundation person said that looked like that it had been sinking for awhile. The cost was almost ten thousand dollars to fix, which was painful after just buying the house three months earlier. I understand that the inspection is and quot;for that day onlyand quot; and you cannot predict future problems, but these were things and cover-up jobs I think an expert should have caught, especially when I pointed out my concerns directly. Needless to say, I was very disappointed. Overall I felt he was professional, but I would not recommend him due to him missing some pretty major defects with my home, and that he wouldn't respond to my emails after the fact.
Description of Work: This is my review for my house inspection that was completed in January 2010. The service was a home inspection for when I purchased my home. This was the second house I had Mark inspect, my first house fell through during negotiations. I felt he found many things wrong with the first house I had a contract on, so I hired him again for my second house.

They arrived on time and got right to work. They inspected all areas of the house and found many faults which we used in the negotiations. The home seller disagreed with many of the findings which just reinforced my opinion that APEX was doing a good job. Since they were getting paid the same price, regardless of what they found, I felt I could trust them to have my best interest at heart. We did not buy the house based on the flaws which were pointed out in the inspection. I will use them again on the next house inspection.

We had Mark Melzer come out and do an inspection on our new home. Prices scale with the square footage of the building being inspected. This is the 3rd home inspector I've dealt with over the years and he was the best so far. He was early to the appointment and went ahead and started inspecting the roof and exterior. He was quick to answer my questions concerning the current state of the property and also some tips for what I could do to reduce risk of basement flooding or excessive heating/cooling bills. Other inspectors I've worked with went after ticky-tack items (ex: garage door sensors being 4and quot; too low) while missing big concerns. Another simply just missed big items. I felt like Mark did a very thorough job. He put together a report with pictures of areas of concern at the house and we left with a report that could be shared with the homeowners.
