Established in 1933, Olshan Foundation provides cost-effective foundation solutions to residential and commercial property owners. We proudly service homeowners in Wichita from our office in Nearby Missouri. About a quarter of the homes we visit do not require foundation repair. Services are backed by an available warranty, friendly customer support and convenient payment options. Free, no-obligation structural assessments are performed by Certified Structural Technicians. Since no two homes are alike, our Technicians carefully inspect the problems affecting your home before developing a comprehensive repair plan designed uniquely to your property. Olshan is the exclusive provider of the Cable Lock ST Plus repair system. This hybrid design combines the penetrating power of concrete with the long-term durability of steel, providing a longer, deeper more secure repair. We also offer drainage and root barriers to help prevent foundation damage. Schedule a free, no-obligation assessment now. Your home’s structural integrity depends on the strength of your foundation. It supports everything else – walls, windows, floors, doorways, roof – so when your foundation is damaged, it can cause serious problems throughout your home. Like most things in life, your foundation is subject to environmental stress. Expanding and contracting soil, excessive moisture and inadequate drainage are some of the most common threats to your home’s foundation. Over time, environmental stressors can cause a foundation to shift, crack or settle unevenly. And homeowners often miss early warning signs of foundation damage. Homeowners spend about $4 billion annually stabilizing faulty foundations, and those costs may increase as more homes are built in areas known for shifting soil. Understanding risk factors and signs of foundation problems can help you protect your most valuable asset from irreversible damage.
"Terrible service, our front was sinking due to our fireplace. We got a quote ($28,000), for their "patented" footings - enormous metal poles under each of the house supports for the front. Pretty slick snowjob, they quoted us 3 days but took 5. They dumped all the concrete they removed in the backyard without asking and left an enormous hole in the front of the house where the fireplace is. When I (5'1" femme) asked to speak to a supervisor about the delay and dumping, they sent a good old boy (300 pds, 6'2") to scream at me in my living room. No supervisor was present to verify the work and I was not permitted to watch them. They pressured me to sign the inspection form, without me inspecting anything. They are a SCAMMMM! I would only recommend Olshan as revenge."

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.
A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.
Home inspectors will examine the following home areas and features:
Plumbing
Electrical
Foundations
Roof
Windows and doors
Overall condition of interior and exterior
HVAC systems
Attics
Basements or crawl spaces
Major built-in appliances
Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.
Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.
On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
