They are outstanding. They police their vendor list and make sure that everyone is high quality. I use Angie’s List but I also call Group O’Dell because they have been 10 out of 10 with their recommendations. They provide this service for free for people that purchased homes with them. I think they are great, they have been above board in every way, shape, and form. When we were looking at homes, my broker would go out of his way to make sure I was aware of all of the negatives. I absolutely trust them to the end.
Description of Work: I bought my house through Group O’Dell many years ago. Now I call them because they have recommended vendors.

They were available to show me all kinds of houses and there was no waiting for showings. They showed me houses all over the spectrum to make sure I was able to see everything out there in my price range. They knew what they were talking about and always researched more when i asked it of them. With the house I ended up buying they got me in withing DAYS of it even going on the market. Then they walked me through all of the paperwork and comparable houses in order to make a good offer that was fair in the current market. They also walked me through how to ask the seller for things that i felt needed done. They set up the home inspection as well as other inspections i wanted done. They always had a vendor who could do anything i wanted. While we were in the middle of the home inspection they actually found a bad problem with the electrical. The O'Dells were able to have an electrician out to the house within 15 minutes. I was incredibly impressed that it all went so well and so smoothly. They also have a great assistant helping them out who keeps you posted on new things every week. They send out great tips and what to expect documents that help newbies like me. I was constantly being checked on to make sure everything was going well and they always offered advise if they called and i had a question or was having trouble with something. They helped me work with a very nervous seller and buy an amazing home! They are a referral only business and I have tons of friends and family that have used them and loved them. When I buy my next house they will be my first call!

When we decided to sell our home, we interviewed 5 real estate agents to help with the sale. All of the agents had pluses and minuses, strengths and weaknesses. We ranked the agents from highest to lowest. We decided to write up the highest and lowest ranked of these for Angie's List. Dan Odell was the lowest ranked, in our opinion, based on the interviews we conducted and what he provided to us compared to other agents. We asked each of the agents to provide us with a current market analysis in order to get an idea of the asking price of our home. At first Mr. Odell simply refused to provide such an analysis, unlike every other agent, each of whom provided one. He told us if we wanted to get an idea of the price, we should hire an appraiser. This was in direct contradiction to his own literature, which stated he would provide a current market analysis. After discussion, he finally agreed at our insistence to get back to us with an estimate. All of the agents saw the house at approximately the same time, when we were in the middle of preparing it for sale. It was cluttered, there was wall paper removal and painting to be done, we were about to replace much of the carpet. All of this we pointed out to each agent. Mr. Odell seemed unable to see beyond the clutter. His estimate was far, far below those of others: $250,000 to $270,000 "as is". If we did a long list of improvements, $380,000 to $420,000. He stated: "With improvements in total being done. It is possible if significant effort is made, it may be possible to push the upper levels of these numbers." We ended up doing about 1/2 to 2/3 of his suggestions, all of which we had told him we would be doing anyway. Ones we ignored because we thought they were pointless and would cost thousands of dollars included: - Install tile in all baths - Install solid surface counters, tile back-splash and install new appliances - Remove all polished brass (gold) fixtures, knobs etc., throughout the house Using a different agent who was our top choice, we listed the home for $455,000, and sold it for just under $450,000 within 3 days of listing it. His literature stated his agency would provide a free consultation to provide staging suggestions. In his email to us he said: "Although Maria does home staging consulting for our clients. Your requirements may be beyond our scope of services. You may want to consider hiring a professional home stager who can work with you room by room to get you maximum effect in all areas of your home." This sounded like his statement that we should go hire an appraiser instead of him providing the market analysis. This was disappointing and again contradicted his literature. We believe a fundamental short-sightedness of Mr. Odell, in contrast to the best of the agents, was his inability to understand the value of our location. The house is on an acre lot which backs onto a 40+ acre nature park, is at the end of a long cul-de-sac, about as far as it is possible to get away from the major avenues. It is quiet and peaceful. The best agent saw this and took it into account in his market analysis. Mr. Odell could not. Having said the above, we would like to end with some strong positives that might make you want to consider Mr. Odell: 1. His literature clearly showed he would get the house on a wide variety of Internet real estate sites. We checked out several of his listings and did indeed find them on major web sites. 2. His agency appears to do very well at staging a home. Again, we checked out his listings and were impressed more than we were with others. 3. He is straightforward and blunt.
