We rented a house through Rental Home KC for three years. The day before we were to move out my husband and father-in-law worked late into the night thoroughly cleaning the house. The next day Larry Johnson, Property Manager for Rental Home KC, came by as previously scheduled to do the final walk-through. He and my husband went from room to room together and Larry told my husband that everything looked great. About a month or so later we called to inquire about our deposit refund. My husband spoke directly with Lee who worked in the office where we would drop our monthly rental check. Lee told him the check was going in the mail that week. When the check never arrived my husband called Lee again and left a couple of messages. She did not return his calls. The following week I was back in KC visiting so I stopped into the office. Lee told me the check had just gone in the mail a couple of days before (two weeks AFTER she said we would have received it). Lee never mentioned at any time to either me (in person) or to my husband (over the phone) that there were ever any problems of any kind. The next week we received the refund check and to our surprise it was $800 short. There was a letter from Larry written to Lee dated just two days after our move out. It stated that, according to Larry, we had "never scheduled a move out inspection" and that he "had tried several times" to contact us. That was the first lie. Again, this was the very man who had conducted the actual walk-through with my husband just two days before the date of the letter and who had told my husband that everything looked great. The letter also stated there were "lots of large holes" in the walls and that we hadn't left a forwarding address or a way to contact us. I think it's safe to assume if there were "LOTS" of "LARGE" holes he would have pointed them out during the walk-through. In addition, Larry wrote that he had to hire a house cleaner because we had done a "lousy" job of cleaning. Again, if that were the case, why wouldn't he have pointed this out during the walk-through? Also, we did leave forwarding information and we still have our same cell phones from KC so they actually had several different ways to contact us. Obviously, we were shocked and outraged by the letter so we called Lee. She said she would call Larry immediately and get back to us. Keep in mind that the letter was addressed to this very woman! She was completely aware the whole time we would not be getting our full deposit back but failed to mentioned it ever. That was three months ago and, no big surprise, we've never heard from Lee again even though she promised to call us right back. Our only fault in all of this was not getting something in writing at the walk-through and these people know it. This is how they can lie and say there never was a walk-through and we cannot dispute anything they have claimed. Trust me, we won't be making that mistake again! We also will never rent from this company in the future and will make sure that all our friends and family back in KC know not to do so either. Very unscrupulous business practices!
