Better than I thought possible.  I had long felt the word 'marketing' was too loosely applied to Real Estate sales. Larry proved me wrong.  When he reviewed my home to make a listing proposal he spent about an hour looking the property over.  He went though the basement, the outside, the roof.  Everything.  He then told me the price he had in mind was too low; that there were more value added features than first appeared. We brain-stormed a little about who the ideal buyer might be and decided on a target. He laid out a plan and marketed to the target.  Within a month he had a good prospect that fit the plan. In two months we wre under contract.  This made a believed of me.
  
When I was looking for another home I asked Larry to help.  He found me a perfect fixer-upper in arguably the best school district in Johnson County.  The price was right.  The house was terrific.  After about 3 months and $35,000 in improvements the value of the property was appraised to be $120,000 more than we paid.  This was a home run.  There is a difference in Realtors.  Experience, Attitude and Intelligence pays off. I would never consider anyone other than Larry to represent me in the Kansas City market.

Larry is extremely professional and diligent. He makes sure nothing falls between the cracks when it comes time to sell your home and/or buy new. We managed to purchase our new home before we sold our old one. The new home being FSBO, Larry made sure all paperwork was done correctly and that proper communication was in place at all times to ensure a smooth close. We had no issues whatsoever. In selling our home, Larry always followed up with prospective buyers, and when we had some "unique" situations come come, Larry managed to ease the burden that came alone with difficult buyers.
