We had a renovation loan with our house purchase and had to get bids from contractors before closing. Basically, our loan amount included the price of the house and the renovation cost and the bank would pay the contractors after the work is done. Mold was found in the basement just a few days before closing and we went with the company our realtor recommended. The worker who came to remove the mold-infected sheetrock and such failed to put up plastic to prevent dust and mold from spreading throughout the house and he did not have any protective gear on. He took more carpet than necessary (about half of the basement floor). They had proposed to HEPA scrub the air for 48 hours, but we barely got 24 hours. They were going to spray the moldy areas with some sort of sealer, but the equipment was not available, so they did not do it. All in all, there was less than 10 man-hours. The workers lied about the work being done and the bid price was not reduced to reflect the work that was not done. On July 11th, we e-mailed a request for an itemized bill, but did not get a response. On July 22nd, they e-mailed the lender's paperwork to be signed so that they can be paid, and we were planning on signing them at the lender's office as we had done with other contractors. They got impatient and on July 26th, e-mailed the lender (while CCing us) to urge us to respond. We replied that we were still waiting for an itemized bill. Again, no response. We went ahead and signed the paperwork, and when the check arrived, it needed our signature. So one of us went to the office to sign the check, and expressed our discontent about the whole process on August 3rd. They promised that they would send an itemized bill the next day. It didn't come. August 6th, we sent an e-mail to them (CCing the owner of the company) reminding about the itemized bill, and did receive a response from the owner explaining that it was a lump sum contract so there is no itemized bill and that this price is their minimum. From their perspective, their customer is the lender, and since mold was removed successfully, the job is complete.
Description of Work: There was surface mold on the basement wall due to water leaking from window well. Carpet had a moldy area (about 3' x 3'). They removed sheetrock, carpet, carpet tacks, carpet pad, and base trim. They hauled off the debris, vacuumed, and HEPA scrubbed the air. They applied watered-down bleach solution on the area where mold had been found. They also used wirebrush on moldy wood. They also did a mold test in affected area, garage, and outdoors.

Response from CROMWELL ENVIRONMENTAL
I have worked for Cromwell Environmental as a Project Manager for the past 15 months. I have performed dozens of mold remediations locally & nationwide. I have a strong background in Architecture and Construction/Demolition. Presently, our remediation procedures reflect accepted industry standards and protocols. This includes proper Containment, Removal, and Disinfection procedures. HEPA air scrubbing at 8 changes per hour for 24-48 hours is industry standard. We provide simple to understand free no-change bids and stand by our work. I take great pride in knowing that my efforts may serve to help a family find a healthy home. We take every measure necessary to see to it that your property is mold-free by the time we leave. Our work also comes with a 12-month warranty. During that period we will remedy any issue covered in the original bid for no-extra charge. Unfortunately, I was not with Cromwell Environmental at the time of this remediation. I have searched our records and I see the remediation was performed over the course of two days in July of 2011. The remediators you are referring to are no longer with Cromwell Environmental. The size and the extent of the work may not have warranted a paint sprayer to seal any exposed wood or foundation wall. Our remediators, more than likely, applied the paint by hand to seal the surface. As well, certain practices have been added over the years. Some are not used by contractors who may only handle 1 or 2 cases of mold per year. We are professional who specialize in this type of work and each house is different with different needs requiring different modes of remediation. Our bids reflect a general scope of work that applies to nearly all cases of mold. I am sorry that our work did not meet your satisfaction. As the current employee in charge of local remediations, I hope that our work has stood up over time and mold has not reentered your home. From your failing review, I do conclude that we were successful in removing the mold from your home for the original agreed upon price. I am presently available to answer any of your questions or listen to your concerns. It went quite well. They could not complete it on the week planned owing to unexpected storms, and subsequently needed a reminder. Once thus alerted, they came in as promised for the revisit. They identified each of the potential leak spots, worked with me in the attic and on the roof, and allowed me to inspect the job after completion. They waited for another 2 weeks to test the integrity of the leak-fixes after a thunderstorm or two before billing me. The final bill was very reasonable.
Description of Work: I have a 3 panel solar-thermal water and house heater installed by Cromwell in 2006. This needed a maintenance check and additional insulation around anchor screws. Probably due to the severe winter (2009-10) there was rain water leak around 2 of the 12 anchor screws. Cromwell fixed the leaks, performed additional roof checks and general (solar) system maintenance efficiently and courteously.
