Barry offered to do the assessment and supply a complete estimate for a fee of $125, which could be applied to the cost of the work I subsequently had him do. Realizing there was no other way I was going to get a thorough professional estimate in time for my deadline (and that Barry was working against a deadline of his own on another job), I agreed to pay the fee. Barry came through. He visited the house and examined all the damaged areas. He worked with me over the weekend to have everything ready by the Tuesday deadline and supplied all the documentation I needed to fulfill my responsibilities as a landlord. In addition, he provided, during this same weekend, a referral to another contractor (an underground pipe expert) to get a second opinion on an expensive emergency repair, unrelated to the tenant damages, that had to be done right away. The contractor he referred me to looked at the job the next day and got back to me promptly with his opinion on how the problem should be handled. Not only did Barry provide the documentation I needed for the repair estimate, but he also advised me (from his perspective as an experienced landlord) on the best way to organize and present the information. to the tenant. We have not yet had the work done because we are waiting for other tenant-related expenses to be resolved, but I would not hesitate to have Barry do the work, especially the more delicate and difficult repairs. Based on our detailed discussions of the most difficult repairs, I am confident that he has the experience and expertise to handle them properly and return the house to its former condition.
Description of Work: I called Barry to ask him for an estimate on repairing numerous damages done to my home by a tenant. I was under the gun for the deadline of returning the tenant's security deposit.
