Kenny Martin of Commonwealth Home Inspections was great! He was extremely thorough covering the building from top to bottom. He noted any major issues immediately and answered any questions we had. The report was fantastic as it had a photo and explanation for each problematic issue. He also followed up after sending the report to make sure we did not have any additional questions. Thanks to Mr. Martin's inspection, what we saw as wear and tear and cosmetic defects were discovered to be not just neglect to repair problems, but rather serious code and safety violations that would have had to be corrected before the real work could even begin.

This inspection was performed on a house over 4000 sq feet and more than 100 years old. Kenny is very thorough and allows you to walk along with him for the inspection so he can explain any things that need corrected or could become problematic. The inspection report was 33 pages of valuable information!
Description of Work: We just used Commonwealth Home Inspection for a second time and continue to be pleased with their service. I've had a poor home inspection in the past and learned my lesson, you get what you pay for. When the time comes for our next purchase, we will be using this company again!

Although we were the sellers of the house we recommended Commonwealth to our potential buyer since we had used the company before as buyers. We wish our potential buyer had not taken our recommendation. I feel like Kenny was out to sabotage our sale from the beginning. Kenny raised some valid concerns after inspecting our house, however he included some ridiculous items in his inspection report. We had a new roof installed 3 months prior to inspection but Kenny told us that we needed the roof to be redone because our roofing company had done a bad job. We had a roof contractor check the roof after Kenny inspection and were told that there were a couple of errors in installation but they were minor and a new roof wasn't needed. Kenny also indicated that we needed new outlet covers because ours were plastic and kids could shove knives in them and get electrocuted. Those were his words verbatim. Really? Is that warranted in the report ?He also wrote us noticed a missing piece of laminate in a closet which prompted a questiona as to why there is having laminate over the hard wood. Why is that he said in his report? We have no idea since it was that way when we bought the house. Again? Really? Do you write up houses that have carpet over hard wood and wonder why? I could go on and on with some of the ridiculous items that Kenny included in his report. However, the most glaring issue I had with Kenny was his inappropriate comments that were racially insensitive. Our potential buyer was African american. Kenny told her that the hood vent was too low, and she could catch the house on fire when she made fried chicken. She was very uncomfortable after that comment as were we. We should have stopped the inspection immediately after that comment and sent Kenny packing,but we didn't . Since the inspection, we have talked to others who told us that Kenny has sabotaged many a sale with his inspections. Kenny says he works for the buyer, but in my opinion, he is hurting buyers because they are losing out on good houses as a result of his inspections. They just think the houses are s*** because he says so.

I hired Kenny to perform a written inspection of my roof and to take photographs of any problem areas. Kenny was on time and he confirmed the appointment time. He was neat, organized and wearing a shirt with a company logo (which indicates professionalism to me). He took lots of photos of the roof. He was careful with the ladder and with the shrubs near where he placed the ladder. He promised the written report would be emailed to me by the next business day and he kept his promise. Kenny's report was detailed and his written descriptions of the problem areas were thorough. Kenny was on time, reliable and delivered what he promised.

The provider did a home inspection for one of our clients. When we called for clarification on the report to have better understanding, so we could assist our client, he was EXTREMELY RUDE! He hung up on my wife twice! He hung up on the agent! Used profanity a number of times toward my wife! Though his work was average, he will not be used by me ever again! My wife even emailed him to try to have a professional conversation with him and he was very rude and called her crazy! Said he didn't care about the Board of Home Inspectors what they thought, though they provide him the opportunity to have a job. He called REALTORS a**h***s. Though he has been in business a long time, he was unprofessional and I cannot recommend him to do anything to anyone! I am encouraging my wife to file a complaint with the Board of Home Inspectors, as well as to the Kentucky Real Estate Commission, and the Better Business Bureau for his ridiculous behavior. His actions were because a new agent asked him, what do you mean by a particular phrase. Instead of helping her or taking a moment to answer, he hangs up. Very unprofessional! When the Principal Broker/Owner calls to ask questions, he hangs up again! Cussing at my wife...I am so mad, I just want to confront him face to face but am afraid I would lose my temper over the way he spoke to my wife! and use physical actions! Instead, I am writing this lengthy discussion of why I will not use or recommend this person.

Everything was great. Kenny does very thorough work. The home I bought was the second property I made an offer on, the first was a condo that he noted many issues with that allowed me to get out of the purchase contract and avoid a potential headache.

As someone with little experience in purchasing a home, I must say that I expected the home inspection to be the biggest hassle for me to comprehend and analyze. As it turns out, with the help of Kenny Martin and Commonwealth Home Inspections, it was probably the smoothest aspect of my home purchase, and the easiest to understand! Kenny was extremely helpful and explained everything from what would be needed right away, to what just needed to be kept an eye on. He had recommendations on the best way to fix various problems, and updates that could be done to minimize maintenance in the future. When the process was done, I had a very good understanding of the shape the house was in, and how it compared with similar houses in age and type. I would highly recommend Commonwealth Home Inspections to anyone, especially to those who may be a little inexperienced in home buying!

I went to meet Kenny Martin at the house we will soon be moving into and as I pulled up I noticed a guy helping some lady next door with some outdoor caulking....It was Kenny, lending a helping hand. As I approached he kindly introduced himself and we got going. While I have been doing home remodeling with my dad since I was a kid, I have respect and appreciation for Home Inspectors who spend the necessary time to find any and all possible problems. He was excellent for that!! If you want someone to tell you your house is perfect, he's not the guy....If you want someone to look at virtually every inch of your house and let you know of past, current, and future problems, Kenny is the man for the job. He was very informative, giving me insight on Code standards, typical wear and tear, and possible causes and solutions to the problems he found. He has a great deal of knowledge, backed by many years of experience. You can't teach experience. While I was not originally worried about all the little things (since I will be able to fix them myself), he provided me with great comfort knowing that before moving into our new home I already have the list of what needs to be done, how it might be done, and why it should be done. One specific example of his attention to detail, was with the furnace. He took a closer look at the furnace and noticed a crack in the face plate of the heat exchanger. He recommended getting a licensed HVAC to look at it. I don't think the guy would have caught it if I hadn't mentioned it. Turns out, that lead to us getting several hundred dollars from the seller to cover repair costs for HVAC! He also recommended getting a professional roofing company to quote repairs on the roof because of specific problem areas. This again led to us getting money from the seller for a much-needed new roof. I just really appreciated his attention to detail, experience with homes, desire to educate the home buyer, thoroughness of his pictures and report, friendly personality, and overall professionalism. As first time home buyers and living over 700 miles away from Louisville we were concerned about finding an inspector that was both a great price and provided top-notch service. After the inspection was over we are fully confident that we found that in Kenneth. Kenneth protected us from the purchase of a property with severe mold issues, continued Radon concerns, and general safety issues. Because of a mild allergy to molding and finding several large deal-breaking concerns he gave us a call and we excused him from the rest of the detailed inspection. Without asking for a refund of the remaining money he cut us a check for the amount of services he was unable to perform. We ended up paying half of the quoted cost of $430. The total cost of repairs on the house would have been $27,000 to fix the major safey concerns issues. We are unbelievably thankful and as we continue our search for that perfect starter home we will use Kenneth and Commonwealth Home Inspections Inc at every point necessary!
