+ -1 moreThe first house was bank-owned and had been vacant for four winters. Dan pointed out several electrical outlets that did not work, spalling brick on the chimney, a leak in the basement causing standing water and mold, damaged shingles on the roof, an electrical problem with the heating unit in the attic, and several building code violations. He took his time and was very thourough. I was with him when he did the inspection and he pointed out several items I would have missed. The second house was one my son had submitted an offer on. Dan spent two hours going into the attic and the crawl space and documented his findings with several picutures. He pointed out evidence of mold in the attic and frogs in the crawl indicating a chronic moisture problem that would be difficult to correct. My son ended up withdrawing his offer, and considered the inspection fee of $275 one of the best investments he has made.
Description of Work: I've had two houses inspected by Dan and was impressed with his thoroughness. The first house had been vacant for 4 years, and he climbed in the attic, on the roof, into the crawl space, and pointed out several discrepancies I had missed. His report was well documented with photographs and written descriptions and I submitted it with my offer to explain why I was offering so much less than the asking price. The second house he pointed out mold in the attic caused by excessive moisture, and frogs in the crawl. I ended up withdrawing my offer on that house due to the moisture issues he uncovered.
