The conduct of Lydia Homeier, the buyer's realtor in the sale of our former residence, raises serious ethical concerns. Ms. Homeier aggressively promoted a specific crawl space remediation company, despite their refusal to provide an itemized quote and suspicious pricing practices. This behavior strongly suggests the possibility of undisclosed financial incentives. Furthermore, Ms. Homeier demonstrated a concerning level of knowledge about our private negotiations with the crawl space company, information to which she should not have been privy. Independent assessments from other crawl space specialists revealed significantly lower cost estimates and less severe conditions than initially presented, casting doubt on the necessity and scope of the proposed work. The entire transaction was marred by a lack of transparency and apparent conflicts of interest. Based on this experience, we cannot in good conscience recommend Ms. Homeier's services to either buyers or sellers. Her actions appeared to prioritize her own interests over those of her clients, potentially resulting in financial harm to our family. We feel compelled to share this experience as a cautionary tale for other homeowners considering engaging Ms. Homeier's services.

She toured the home and checked local listings. She recommended a selling price. She took pictures and listed home. She made recommendations on needed repairs and improvements. She suggested not putting much money into the home, selling as is. The home was in bad need of new flooring throughout. It also needed painting and updating. The roof was new but the furnace, water heater and appliances were about 16 years old. Her thinking was to give a carpet allowance and let the buyer put in the carpeting that they wanted. She also thought it best to price the house to sell, since our mother had moved into an assisted listing home. We wanted a quick sell since we did not want the house to set empty all winter. Some family members wanted to list the home several thousand dollars more than what she suggested. She was agreeable to listing at the price they wanted. We received an offer in within a week. The offer was in the price range Lydia had originally suggested. We made a counter offer that was accepted. The house was sold within $2000. of the price she had suggested. She communicated with us thru e mail and by phone. She arranged all necessary inspections. All paperwork and forms were emailed to us. She took care of all the paperwork and the closing went well. We were pleased with the quick sale. We really had no issues with her services. She did have to deal with family members who were not always on the same page. I thought she was quite diplomatic.

The house sold on the first showing. She had a very good handle on the market prices for the area. She had many good low cost suggestions on selling the house. After some problems were found on the home inspection, Lydia took care of arranging all of the repairs. She is very well connected with local repair companies, that she has dealt with for many years. All of the repairs were made in a timely and professional matter. We really didn't have to worry about anything, except cleaning out the garage. Closing went very well. The location was convenient for everyone. We signed some forms got our check and were done. The buyer of the house, decided to list his present home with Lydia. We plan on using her in the future. Description of Work: Lydia sold our deceased father's house on the first showing. She took care of everything for us. Some problems were found on the inspection. She arranged for all of the necessary repairs. We still made very close to our desired selling price, even after expenses.
