The four bids that I received for the job ranged in price by almost $100,000. I am not kidding about this.....almost $100,000!!! Tim's bid was closely matched with another company, but Tim was offering better quality materials, batten and counter batten system and a total replacement of box gutters with copper vs a 'repair' of the gutters. No comparison. Tim is also the ONLY roofer who came to the house AND was the person who was actually going to do the work! Being a very particular person who happens to also be very protective of my 1915 house, this meant a lot to me. I was terrified. Not only of the cost, but also in hiring someone to do such a huge job that I had never worked with before. I had to have three sides repaired at once due to the leaking, so I could not just hire for one side and 'see how it goes'. I chose Tim for a few reasons: professional detailed bid, quick response, price, better warranty on work and most important, he seemed to be a true craftsman and very conscientious. I made the right choice, the 'new' roof is PERFECT! Properly done and replaced correctly. Low breakage rate (1-2%) and perfectly straight, as it should be. I was fortunate enough to have plenty of tiles on hand since the previous owners had replaced the garage roof with shingles and saved all the tiles. However, it is worth noting for those of you not quite so fortunate that the bids I received put a charge of $5 or more per tile, so breakage rate IS important and every roofer should give you an estimate of their breakage rate. Also, I had one company, who said they do tile roofs, tell me they have a 50% breakage rate...can you imagine? Tim consistently went above and beyond when confronted with lousy repairs, poor design elements and everything else that a 80+ year old roof can throw at you. He took his time and did it right. He kept me informed on everything and was great about answering my one million questions. He only works with an apprentice, not a large crew, so the work took longer than it would with larger roofing companies, but I was good with that. I will always take a craftsman over a crew of 'bang it out asap'. Tim noticed a few design flaws that were affecting my windows (I have a finished attic with windows) and he came up with a great solution. All rotten wood replacement was to be billed above the bid on an time and material basis, expected, considering no roofer really know what they will find under there. He was fair in his additions and was sure to let me know every time we added to the cost. He is absolutely fair in his pricing, never once did I feel 'nickeled and dimed to death'. Tim is now the ONLY person I will let up on my tile roof. Period. If you want your roof repaired right, if you hate half efforts, do not hesitate to call him. His price is reasonable and he is an excellent roofer. He is even going to repair a flat roof I have, beating out other roofers' bids.
Description of Work: I have a Spanish tile roof on a huge Prairie style house that needed complete tear off and restore. Box gutters, up to 16" wide, all around the house needed to either be replaced or seriously fixed. Three sides were leaking bad enough that I had buckets and visquine all throughout the eaves. After months of searching on-line for a tile roofer, I had four roofing companies come out to the house to look at the roof. Not one was local. It is not that I did not want local, it was just that I have had another company - as far as I know the ONLY local roofing company that will take a call for a tile roof - caring for my house over the past 5 years and every one of their 'repairs' failed miserably. (If only I could recoup the money I lost with them and get them to pay for the extra damage they caused! If you have a tile or slate roof, I cannot recommend to you enough to not use the other company! Their work is cheesy - being polite here - at best and either does not fix the problem or does not last for more than a winter. Absolutely none of the work they have done for me has been right. And, all of it has caused more damage than it fixed. And, yes, they were 'just' replacing the broken tiles too, and, no, I would not even let them do that.) Anyway, every roofer told me I needed a tear off - eeekkk! Tim was one of the roofers I found and I have to say, I could not have asked for a better guy or a better roofer. Three (of the four) sides have been completed. The last side, which was not leaking, will be done next year. I have contracted Tim to do all fours sides. He pulled the original galvanized box gutters, plus all the layers of 'fixes', and the cheap aluminum gutters put over all the 'fixes' and replaced it with copper gutters. He also graded all the gutters so the water now runs toward the downspouts. The copper gutters, with no upkeep, were very reasonable vs. galvanized, which need maintenance, which also means I would have to hire someone to do it - they are 30 feet up. The copper will definitely pay for itself. Copper was also used for all flashing, etc. A system considered good for low slope roofs (mine is 4/12) in our area/weather, called a batten and counter batten system was installed under the tiles. All rotten/bad wood was replaced. Grace Ice and Water Shield was put down over the ENTIRE roof, then 53 # felt, then battens, then tiles (washed and sparkly) were replaced. It looks fabulous and all the tiles are absolutely straight. I thought they were pretty straight before, but once Tim finished the first side, and I saw what they were supposed to look like, I immediately realized how NOT straight they were. From that moment forward I knew I would always recognize a properly laid tile roof. As a side note - I work nights and Tim went out of his way to minimize his noise in the mornings so I could sleep.
