Electricians contracted by David Kovich at Komark LTD came to our house after I reported serious electrical concerns with outdoor lighting as well as ceiling lights in family room and kitchen flickering on and off. One electrician quickly assessed that the ceiling lights had faulty thermostats and would need to be replaced. The second electrician working on wall switch reported that wiring was faulty and needed to be corrected in which he did. After electricians corrected the problems, David Kovich became irritated when I pointed out another flaw with his electrical system during construction of home. Kovich became angry and started yelling at me in the kitchen of my home as I continued to point out other concerns with counters. Kovich began cursing at me as I attempted to calmy express my concerns with the quality of craftsmanship and products used during the building of my home. It is clear that David Kovich does not value his customers. When feedback is provided concerning flaws in building process, David becomes deflective, irresponsible, negligent, untruthful and extremely disrespectful. I strongly discourage anybody to build or remodel their home with David Kovich of Komark LTD.
We spoke with the county at the end of February and confirmed that David switched the plans for the driveway and it was not this dangerous or steep when submitted to the county. The county is holding David Kovich of Komark homes responsible for fixing this hazard.
In response to Komark Homes on January 29:
His statements are false. Initially, he told us the home would be $284,000 with an unfinished partial basement. This was not the case. The driveway is unsafe and was not the way it was submitted on the building permit per Tippecanoe County Commissioner's office. A representative came out and measured the driveway, which was a 30% slope. The slope can be no more than 15% or it has to be on the permit and it was not. Working with the county to get this resolved since David is not fixing the problem.
The dryer outlet is a range outlet and is not to code. We changed it correctly by a licensed electrician so there would be no risk of a fire.
It is unacceptable that a builder would not fix a major radon issue while building the home. This is unsafe and a health hazzard.
"Komark, Ltd. met with [member name removed] about building a new house from the middle of January 2014 till the later part of March 2014. Their price point Indicated that they could probably afford an 1800 to 1900 sq. ft. home, once they sold their existing home. Komark, Ltd. suggested an 1840 sq. ft. home with an unfinished basement, or a crawl space home with an additional room above the garage. However, the negotiations ended without the parties reaching an agreement. Subsequently, a spec home was begun with 1840 sq. ft. on the first floor and 700 plus sq. ft. finished basement. The [member name removed] returned and signed a purchase agreement for the spec home with an anticipated close date, per the contract, of November 15th, 2014. The actual close of sale occurred on November 19th, 2014. [member name removed] did not want the basement finished, so a credit was applied thereby resulting in a final price of $286,271.00 at closing. Due to 7 days of rain in October, 9 days in September, and 15 days of rain in August some outside work was completed after closing, and the landscaping is to be finished in the spring of 2015. Obviously the letter submitted by [member name removed] does not square with the facts. In the interest of brevity I am providing the following short responses as they apply to their numbered paragraphs. 1. The Inspector’s report by inspector, hired by [member name removed], found a few minor items and they were promptly remedied. 2. We received a Certificate of Occupancy and a Thermo Scan report that put the house in the mid 50’s form the blow door and duck test (approximate 1 % air leakage). This plus our recycling program are the essence of a Green Home. 3. “Radon” We do not Include it, but it may be added as an upgrade. 4. “Allowances” To date [member name removed] have received back over $3,000.00. Subtracting it from the contract price of the house ($286,271.00 - $3,000 = $283,271.00). Most people would be excited about that. 5. “House being build March to November.” Did not received the Building Permit until May 21, 2014. 6. “Sod layed or partial frozen ground” It is now protected against erosion violations. [member name removed] were informed it may need rolling in the spring. 7. “No heat vent in hall bathroom”. Register cover was missing. It has been installed. 8. “Changing dryer pitgtall” [member name removed] electrician installed the new 3 prong box for the dryer without giving Komark Ltd. the opportunity to do it at no cost. Now they want Komark to reimburse them. Komark Ltd. was aware of the new four prong requirement as the county only recently changed the standard. Komark was informed by the Tippecanoe County Bldg. and Code Office that the change would be approved by changing the three prong pigtall to a three prong pigtail that fir the 4 prong box on the wall. Komark, LTD was in the process of doing so when [member name removed] said they would have it done. Thus [member name removed] incurred an unnecessary expense of $137.00. 9. “Driveway is a safety hazard.” There are a number of driveway that are steep because of the topography of the lot. A side-loaded garage was installed to alleviate the elevation difference and to enable the homeowner to avoid backing up. Secondly, we lowered the garage floor to help with the driveway incline. The county would not approve a safety hazard. We have been building homes for 35 years. We are proud of the homes we build and our reputation. Is every home perfect? Of course not. But when a call back is required we answer it. All we ask is that the buyers be reasonable. Unfortunately, that is not always the case."
