I would highly recommend the Somerville Team to anyone looking to buy or sell a home in the Indy area. We interacted with several members of this agency and every single interaction was positive. Our home sold much faster than anyone predicted due to their effort and tremendous assistance on setting the home up in advance. When we purchased our new home there were many problems with the seller and other parties but the Somerville Team met all obstacles and ensured that our stress was low and our objectives were met everytime. Just fantastic service throughout!

We had a great experience working with Kim and Libby. We were looking for a slightly larger home in the Broad Ripple/Meridian Kessler area for several months and Kim and Libby were very responsive. They work as a team and were always available to show us homes and proactively send us options. They know the area very well and we felt they provided good information when comparing features of homes and price ranges. In addition to buying our new home with Libby and Kim, we also listed our previous home with the Somerville team. They gave us several ideas and suggestions to showcase the house in the best way possible and it paid off! We sold the house the 3rd day on the market and were happy with the selling price. Kim handled both inspections and assisted in negotiating expectations. It was great to step away and let Kim handle the details with the buyers. Kim and Libby are both fun to work with and very knowledgeable. We enjoyed working with them and recommend them highly to others!

They were AWESOME! Kim really took the time to understand what it was we wanted in a house. He was patient with us while we looked between Zionsville, Meridian Kessler and Butler Tarkington. I can't imagine any realtor being more knowledgeable of the MK/BT neighborhoods than Kim and Libby. They seem to have a great relationship with other realtors in the area, too. When we found the house that we wanted to purchase, we had to act quickly - we were one of 15-20 showings within the first three days. Kim stayed in close contact with the seller's realtor while we worked to draft an offer. He held our had through the inspection process as well. Kim also helped facilitate our closing - leaning on our lender to move up the closing date so we wouldn't be in between homes longer than necessary. We ended up closing on both houses (another realtor sold our previous home) in the same day and it went off without a hitch. Overall it was a great experience - Kim was professional, personable, extremely knowledgeable - I really felt he had our best interests at heart and wanted us to find the best house for our price range. I know he's helped people buy homes much more expensive than ours, but he made us feel like we were his most important clients. We love our new house! Thanks, Kim!

Everything went really fairly smoothly. Closings were fairly uneventful, because Kim explained everything in advance. The preparation was done, so all went according to plan.
Description of Work: I sold my house and then bought another one. Kim was very professional, smart, and I felt that he was looking out for my best interest. While selling my house, we experienced some problems. He was a wonderful mediator to a difficult situation. Buying the new house was extremely easy. He showed me homes, and would point out both the positives and the negatives from his perspective. I respected his opinion. When I found the house that I wanted, he made sure that there would be no problems with the house. He carefully went thru the inspection report, and even went to contractors to get opinions about potential problems. Kim made the process of selling my house of 25 years, and buying a new one fairly painless. I would use him again without a doubt and recommend him to my friends.

Absolutely horrible! Even though we would not have been in this position if they had done their job, they have refused to do anything! The Somerville Group turned it over to their Insurance carrier. Their insurance carrier told us that the Somerville Group was not liable for any incorrect or misleading information on either their MLS sheet or the Seller's Disclosure. They have refused to be of any assistance in the lawsuit to preserve our use of the driveway. We are involved in a lengthy and expensive lawsuit that would not have happened if the Somerville Group had done their job correctly and put the correct information on the MLS sheet and made sure the seller fully completed the Seller's Disclosure.
Description of Work: Libby Somerville of the Somerville Group listed a house for sale and indicated on the MLS sheet that there were no deficiencies on the Seller's Disclosure. Additionally, the legally required Seller's Disclosure was not fully completed by the seller and the Somerville Group provided us with this deficient form. (Neither we nor our realtor, who also worked for Remax, noticed that the legally required form was not fully complete.) The only parts of the Seller's Disclosure that were not complete were in regard to the roof (which leaked) and as to whether there were any encroachments (which the neighbor's allege there were). When we bought the house we were unaware that the neighbor had told the seller that they had a survey that alleged that part of the driveway was on their land. We only became aware of the alleged encroachment after we lived in the house several years. The neighbor's told us that we would have to move the driveway - which would prevent us from getting our car back to our garage, and a lawsuit was initiated. Due to this huge problem we notified Libby Somerville and the Somerville Group.

Response from The Somerville Team at RE/MAX
As you can imagine, there are two sides to every story. Of course, we are very sorry that the member is in a dispute with her neighbors. It seems that there is a strip of their driveway approximately 16 inches wide and 7 to 8 feet long that is on the neighbor’s property. It is my understanding that the neighbors were willing to grant a license for the member to use the property and not have to lose the use of the drive area…after all; it is only 16” wide and 8’ long. Apparently, the member wanted to install a privacy fence along the property line and, at that time, discovered the encroachment. The neighbor did not object to the privacy fence, but did not agree to allow the member to install the fence on their property…the 16 inch by 8 foot section. The member was not satisfied with the neighbor’s offer to extend a license for the 16 inch driveway use only and elected to retain aggressive counsel at a large law firm and file suit. I don’t know the outcome of the suit, but I think it went on for more than 2 years and nothing had been resolved at the time the member contacted us. Here is our problem with the member’s report on Angie’s List. First, The Somerville Team did not represent the member in her purchase of the property. She had another Realtor that was representing her. Second, the Seller’s Disclosure Statement to which she refers is just that…a disclosure by the Seller on a form that we as real estate agents are not allowed to fill out. We have no idea how the box about any encroachments was not checked, but the Seller was a very sweet 89 year old woman that was the picture of grace and integrity throughout the entire selling process. There is nothing that would cause us to believe that it was anything but an oversight. Third, after the complaint was made, I called the agent that represented the member and asked why a survey of the property wasn’t ordered…the box asking for a survey at the member’s expense was checked on the Purchase Agreement. The agent told me that she looked into getting the survey, which would have disclosed any encroachment, but the member objected to the cost and told her own real estate agent NOT to proceed with the order. A survey would have revealed the encroachment, but the member did not elect to pay for a survey. Fourth, and last, the member is a lawyer. She signed the Purchase Agreement accepting the property “as is”, subject to an inspection report from a previous buyer’s inspection. She signed the Seller’s Disclosure Form, stating that she read and understood the form. Neither she nor her agent mentioned that the question about an encroachment was not addressed. Furthermore, the Purchase Agreement that she submitted to us specifically stated, “Buyer has been made aware that independent inspections disclosing the condition of the property are available and has been afforded the opportunity to require such inspections as a condition of the agreement. However, Buyer waives inspections and relies upon the condition of the property based upon Buyer’s own examination and releases the Seller, the Listing and Selling Brokers and all salespersons associated with Brokers from any and all liability relating to any defect or deficiency affecting the property, which release shall survive the closing”. Because we received the member’s letter on a law firm’s letterhead, and because the sale occurred over 4 years previous to the member contacting us, a local law firm was retained to investigate the matter. The firm’s opinion was that there was no validity to the member’s claim. The member may be dissatisfied with her own real estate agent who she hired to represent her on the purchase of the property, but her untrue, unkind and unwarranted remarks about Libby and The Somerville Team are misdirected.
