My wife and I are new Ryland home owners and let me say all the reviews are true. One month into things and Al Belke is giving us nothing but the run around. Missing screws, poor paint, flooring not attached, cabinets falling off due to no screws and a manhole cover that was covered with 2 feet of dirt and sod placed over. Now we have a hole in our front yard after the city told us they warned Ryland several times to fix it but they sold it to us and didn't disclose it in the sellers agreement. Our first month has been nothing but putting us off. Wonder why you let people pay $310,000 for a house and then disappear. The city is tired of Ryland cutting corners too. So Indianapolis is another bad Ryland home area too. Too bad they can't stand behind their product with people who get things taken care of they would have better reviews. Warranty does nothing but drag you out. This is the worst company to build a home with. Check online and do a search for Ryland Homes Reviews before you do business with Ryland!!

Our experience with Ryland has been a pleasure from beginning to end. We have built homes before in other states, and so are familiar with the process and what to expect from other builders. We built the Williamsburg, which is the biggest home available in our neighborhood in Wolf Run in Franklin Township. Our salesman, Bryan, was extremely helpful and responsive. I had a great experience while picking out options at their home office, but would recommend going in the middle of the week during the day when it is less crowded and you have time to ask more questions. I know that might prove difficult for people who are working, but investing half a vacation day to make unhurried choices for your home and understanding what all the options are is definitely worth your time. We put many upgrades into our home, and it is just lovely - we're so proud of it! The building process was a pleasure. Even though we were living in Dayton, OH at the time (100 miles away), we were kept well informed every step of the way. We came and visited the site every two weeks or so, and whenever we had questions, they were answered promptly. We were really pleased with the quality of the work, and only minor issues weren't caught by the building supervisor, and those we pointed out were addressed quickly. The closing inspection was very thorough, and again, all points were minor and addressed quickly. The most impressive thing is the warranty. It turns out our home had an unusual amount of settlement. The structure is warranted for 10 years, and Ryland's handling of the issue has been outstanding. Many builders would gloss over or patch the problem - we certainly didn't realize how serious it was. Ryland's warranty manager, Kyle Green, insisted on fixing the problem once and right - he called in a structural engineer, who said pillars needed to be sunk around the garage every five feet, and the house lifted. The pillars go 18 feet under the foundation - I don't think this depth of settlement is something Ryland could have anticipated. In all, the corner of the house was lifted about 2.5 inches. The work is nearly complete now, and Ryland has promised to put everything back the way it was, to include the professional landscaping we had done on the side of the house. The work has been careful, and they have taken great care to make a minimal mess. The real measure of a company is how they stand behind their product when something goes wrong - I have to say, I'd never consider another builder than Ryland after our excellent ongoing experience with them, their staff, and their contractors.
