We really enjoyed working with Mike! He's very professional and is quick to respond. With all of the new hoops you have to jump through to purchase a new home, Mike was there to walk us through every step and give much needed advice. From the first house we looked at all the way through the paperwork at closing, Mike was always readily available and more than happy to help in any way. A friend from work recommended Mike, and I'm so very glad that I listened to that recommendation. We were first time home-buyers who had a good idea of what we wanted, and we knew it might be difficult to find what we wanted where we wanted. Mike was extremely patient with us as we saw several houses but did not feel like we had found 'the one'. He was very responsive and knowledgeable, patiently answering all of our questions about the process. He gave recommendations for other services when asked (i.e. lender, inspector, etc...) but never mentioned anyone unless we asked. He would always ask what we liked and didn't like about the houses we saw, and that helped him understand what we wanted as best he could. I think he knew when he found the home we wound up buying before we even saw it. We had seen houses moving quickly, and so we saw the home the morning after it went on the market. We liked what we saw and he stayed with us to write up the contract right then and there (he had actually come prepared with most of it already drafted up). He was there to answer questions during the inspection, through the (brief) negotiations, and at the closing. There were no surprises along the way, and I always felt I could trust Mike. Mike Puckett does his job... does it WELL... and then goes ABOVE AND BEYOND. Mike is a Realtor that you can trust and count on every step of the home-buying process. Mike met with us early in the process to determine our needs and referred us to an incredible mortgage service company and took the time to sit and make sure every question and concern was answered. Mike made sure that we were all comfortable and showed great respect for every individual involved in this home purchase process. Mike arranged many showings and was always on time and organized so we could make the best use of our time. We never felt rushed or hurried during showings and Mike pointed out so many important details that may have gone unnoticed to someone with less experience and wisdom. The listing agent happened to be Mike Puckett, so we meet him a this house we found and got to walk through. The best thing we liked about our first attempt was meeting Mike. Mike is listed under real estate lawyers in Angie's list. I called to ask what to do about our house being sold to us with a square footage listing significantly higher than a recent county appraiser's measurement. Mike told me I should have had an appraisal, which the mortgage company waived. He also gave me a few names of people who could help me get this problem resolved. Even though Mike was not our agent and had nothing to do with this transaction he took his time to listen to our problem, volunteered to look into the history of our home in the county records and gave advice on how to pursue a remedy. He was very helpful though he had no obligation to help us.

Mike was very helpful in assisting us in deciding what we needed to do to get house ready to sell. My parents are in their 90's and the house showed it. He brought in a designer to tell us what needed to be up dated and what colors to paint. He also recommended a handyman,painters, flooring guys that enabled us to get the work done quickly. We were able to get the house sold quickly. He was always available when I needed his help.

It was fantastic! Mike showed us multiple homes, and coached us in the right direction any time we we might be headed towards a mistake. Ultimately Mike sat down with us on a national holiday, taking time away from his own family to help us close on our new home. Once we told Mike about all our preferences, he immediately searched and sent us many properties to review. After showings at three others, we drove by the community we ended up choosing on our way to another and asked Mike if he could arrange a viewing. He set one up immediately and joined us on a tour of a spec home under construction which we fell in love with and "just knew" it was the one for us. His expertise and experience were invaluable in the process and he handled many of the details with the builder which we found overwhelming such as recommending a home inspection which brought to light a number of things we would never have seen. Mike is also handling the sale of our current home which is currently pending after being on the market only 5 days and is negotiating on our behalf to make sure our best interests are met. After 3 months of working with Mike as both buyer and seller, we consider him not only our real estate agent but a friend as well with whom we hope to maintain close contact with even after our business with him has concluded. Mike was very accommodating and arranged for me to see homes on very short notice. He showed me quite a few homes and was very encouraging that I would find the right home. I worked with Mike and his assistant Kimberly for about 4 months to help purchase my first home. As a fist time home buyer they were really good about explaining the whole process and answer all my questions along the way. They stuck with me and continued to show house after house - probably ended up being 30-40 by the time we were done. I was very pleased with the honesty I received throughout the process. The market was very fast paced at the time I was looking and I went through 4 or 5 bidding wars which can be frustrating, but Mike and Kimberly kept me in good spirits. I even won one of the bidding wars, but the inspection on the house was awful and they helped me get out the of the contract all together with no hassle. In the end, I found the perfect house for a great price and I cant wait to move in!

Mr. Puckett was extremely professional throughout the entire process. He treated us very kindly, was always extremely punctual, and thorough in his knowledge of real estate. We tasked Mike with a tough challenge. We are expecting a new baby and needed a larger home. So we needed to stage and sell our home, shop and buy a new one, and close on both in under 3 months. Yes, we are poor planners, but that is why we hired Mike! He was more than fair on his pricing and, most importantly, he got the job done. Mike paid for a home staging consultation, which helped a ton. He also had pictures taken for us. He priced the house on the high end, and I questioned it. However, it turned out to be a great strategy. We left it at that price for 2 weeks, then dropped it a bit. Once we did that, we had a ton of showings and got an offer in no time. The offer was a little low, so Mike walked us through our options and used his negotiation expertise to advise us on a counter. It worked perfectly and the buyer accepted. We ended up getting almost 5% more than we expected. Then came the inspection. There were several items that we needed to address. Mike quickly jumped to action and got some of his trusted contractors to give us quotes. He successfully helped us navigate through a potential deal breaker. The buying process was easier. We liked the first house we looked at and I could tell Mike thought it was a good house for us, but he didn't pressure at all. He took us to as many houses as we wanted to see, but we ended up offering on that first house. We were pretty aggressive with the offer and they accepted. The inspection came back with a lot of issue, including a new roof. Given our circumstances, I thought we were going to have to sacrifice and eat some of these. But Mike advised us to ask for what we wanted. The seller agreed to everything we asked for. Overall, Mike was thorough, professional, and it felt like working with a friend. We truly felt like his only client, when I know he has a full plate.

Mike was accurate in his market analysis of the property as well as his estimate for which the property would sell. He was also accurate in estimates for repairs that we elected to make. He provided excellent advice including on the negotiations and pricing as well as the most value added approach for property staging. He went way above and beyond on property management - we live in another state and he made sure the lawn was mowed, snow removal, etc. There were points in time when we thought we should lower the price - Mike provided good advice on the process and when it would be appropriate to do that. We ended up selling the property before executing a lower price. Mike was professional in every aspect of our interaction and we intend to use him on another future transaction we anticipate. We would give him an A+ rating!

Mike was always timely when communicating. We would send him an e-mail and within the hour he would reply. He was the first Realtor who responded to our initial "call-out" and set up a time to meet and give us a free estimate on our home. He sat down with us for our first meeting completely prepared with research he'd done on home sales in our area. He was able to talk specifics and numbers right away. The numbers he presented at our first meeting, including how fast he could sell our home, were spot on and completely accurate in the end. Our house sold in less than a month after being put on the market. Mike was savvy about pricing and knew that our initial listing was a little high. A small adjustment proved to be perfect as we immediately had more showings. It was always very clear that Mike was and expert in his field. We could not have been more pleased with the negotiations after the first offer and we ended up receiving asking price for our home.

Mike helped me with coordinating the sale of my house with the purchase of a new home. We set the closing date so I would close on the sale in the morning and the purchase that afternoon. The trouble started on the sell side after the inspection. Let's just say the buyer was very demanding and leave it at that. Mike was there with great advice and a positive attitude and thanks largely to his skill and experience I was able to come to an agreement with my buyer and keep the deal on track for closing. Unfortunately, it didn't stay on track. The buyer had some issues and as a result we had to move closing out a week. At the same time, Mike was helping me move towards closing on the purchase of my new home. The owner of that home was, shall we say, unresponsive. They never responded to my inspection response asking them to address some issues. No problem, since no answer means "yes" by default. And most of the issues did in fact get resolved. A leaky dishwasher wasn't repaired, but I was able to file a claim for that under the home warranty and the seller's agent reimbursed me for the deductible. The real fun (and by fun, I mean nightmare) began the week of the new closing date. The seller, who was underwater, had a serious case of sticker shock when they realized what their settlement costs would be. There was a point when no one, not me, not the sellers agent, not even Mike thought there was any chance that the purchase of my new home would go through. This is when Mike really went to work. He fought tooth and nail burning up the phone lines to bring the deal back to life. At the same time, closing of the sale of my house was finally on solid ground. So solid, in fact, that my buyer refused to delay the date again. Needless to say, the thought of selling my house without having a place to move was unnerving, but I went ahead with closing. Mike's assistant, Kimberly, was a huge help in researching and checking out possible short term rental options over the weekend. This is when Mike did something I don't think any other living agent would do. He offered to refund his commission on the sale of my house if the purchase of my new home didn't go through. Did I mention that this was happening six days before Christmas? I did have possession for a week after closing, but arranging a move Christmas week without a destination is not something I would recommend. This story does have a happy ending, though! Three days before Christmas, Mike gave me the best gift of all. He'd managed to get the seller to commit to go through with closing the next day. Through it all, Mike proved to be a tough negotiator who never stopped fighting for me. I doubt a less experienced agent could have held the purchase of my new home together. His work ethic was amazing. I don't know how many hours he spent working on this, but he earned that commission for sure!

Mike Puckett was a first class realtor from beginning to end. I've worked with other realtors in the past and I have to say that by merely the level of service alone, Mike blew away my expectations. As outstanding as his level of service was, he also demonstrated many other oustanding qualites that I think anyone would want in a realtor. After my initital phone call, he came to our home and met with us. He took the time to get to know us and allowed us to get to know him also. During that initial meeting, I knew that my wife and I had found the right realtor. There was something about his personality that I immediately liked. I found that Mike had a great sense of humor and I knew that I would enjoy working with him to help find our home. The next time we met, Mike promplty picked us up at our home and drove us around for most of the day as we looked at several homes in our price range. During this time, I was able to get to know Mike a little more and really had an enjoyable time looking at many different homes in the area. I listed my house with Mike last fall. I knew it was in a flood plain but did not know there had been recent changes that would drastically increase the premiums for a new home buyer. The real estate market across the country was just starting to learn of the effects these changes were going to have on homes in flood plains. After much discussion and guidance from Mike I decided to take my house off the market and wait since I was not in the position to have to sell. During this time Mike kept me up to date on the flood insurance reform and was available to answer questions and offer support and reassurance through a very frustrating time. When I listed again this past summer I was pleased to have my house sell quickly. Mike and his team helped me search for my new home over the next few months. Throughout the process Mike provided honest feedback on location, price and the positive/negatives of each house we saw. When I found my new home I placed an offer that day and Mike was available, despite a busy schedule, to complete counteroffer/final offer paperwork that evening.
