HANSEN & HORN

It has a complete nightmare and currently they have an F rating with the BBB and Wish TV, Channel 8 has done some major investigation into the company and have found they owe contractor large sums of money and they have numerous lawsuits filed against them. I think they are complete crooks and they owe us approximately $4000.00 and we expect to never see a penny of it back.

We began the house with them fine, and they delivered the house we specified. However, the process of getting them to own up to what we deem as issues is mutable -- they had some poor quality workmanship in the bath and the gutters, for sure, and the concrete has hollows and voids in other areas. First, the bath: Master bath shower stall was installed incorrectly without any supporting interior structure, so when you leaned on the wall in the shower, it buckled and cracked. They saw nothing wrong with this, and tried to "fix" the shower, but in the end, it just kept cracking in the same spot over and over again. Finally, they replaced the bath with a tiled one, and charged us for the installation. Second: the gutters: one blew off in a windstorm, but it would not have moved had they just used screws on the joints and elbows, like you should to hold it in place. They repaired it, but didn't correct their installation, so I expect it to fail again next strong wind. Also, they can't seem to get them sloped correctly, and they claim it's OK to have 1" of standing water in the gutter. As we have 4" gutters, this means that in the 20' length above the garage that there's over 4 gallons of water there if it's raining, which is almost 35# of water. Lastly, the concrete: We have a crack in the basement floor running from one end of the basement ot hte other (as one might accept). They first told me that the crack needed be 1/4" before they did anything about it. Then they said it had to be 3/8". I showed them where it was 3/8" and they said the whole crack had to be that big, so they aren't fixing it. Also, the back porch is c***, so I didn't waste time staining it. It's installed so poorly that I imagine it will rot before the boards fail, which seems to be the case, so I'll be knocking it down and pouring a new back patio. They also told us when buying the house that the neighborhood would be taken care of, but due to the economic downturn, they are not caring well for the land. This is really the fault of Stafford Development, the developer, and since they are the HOA (since not enough lots have yet sold), they are doing very little. They collect HOA fees from us which barely covers snow removal and bush-hogging the empty lots, but there is zilcho in terms of beautification, which the residents have taken upon themselves to complete. Also, there are creaks in the floorboards which are not well supported in some areas, and they claim they can't/wont' fix it.

They built the new house. Two thirds of the way through they replaced building supervisors. The man that came in was very unresponsive and would ignore questions we had. They seem to speed through completing the house just to get us in. Once we moved in we noticed several things that seem to be lacking in quality. I was very unsatisfied with the service I received from management and would not use them again.

The building process to closing was without stress. Hansen & Horn, deliver a finished product to our specification on time. We have one exception with H&H. We submitted a list of items in need of repair for our 1- year walk-through. The list included, drywall, paint, and floor repairs. The response from H&H left much to be desired. After many emails, because no one would return our calls, we got a response from H&H. My only complaint is the floor repair. Our home has squeaks on 2nd floor. The company sent a two-man team that seemed interested mainly in training a new employee to make repairs. I watched one employee direct another on how to fix the squeaks. All the while they're pointing out the poor job H& H did originally on our sub-floors. Almost all of the squeaks remain. We tried contacting Hansen & Horn about this matter without resolve. After about a month of calling someone mailed a copy of the section in the warranty covering floor repairs.

WE ARE BUILDING OUR FIRST HOME WITH THEM. WE DO NOT KNOW WHAT WE ARE REALLY DOING AND THEY ARE NOT MUCH OF A HELP. THEY SHOULD GIVE US A CHECK LIST OF EXACTLY WHAT WE NEED TO DO, TO PAY, AND WHEN. I THINK OUR HOUSE WILL BE AWESOME. TIME WILL TELL.

WERE SUPPOSED TO INSTALL CABINETS AND THEY WERE SUPPOSED TO HAVE THE PROBLEM RESOLVED IN 60 DAYS. I HAD TO CALL THE PRESIDENT OF THE COMPANY AND TOLD HIM AT 60 DAYS THAT I WAS UNHAPPY AND IT TOOK SEVERAL MONTHS TO GET THE PROBLEM RESOLVED. UNLEVEL SOD - THEY REPLACED SOD AND DIDNT WATER IT. IT DIED BECAUSE THEY DIDNT WATER IT. THEY REPLACED SOD ONE MORE TIME. THEY DIDNT TELL ME IT NEEDED TO BE WATERED AND I COULD BARELY SALVAGE SOME OF IT. BRICKED HOUSE WITH CHIPPED BRICK. WHEN THEY PAINTED AND LAID LINOLEUM, THERE IS PAINT ALL OVER THE LINOLEUM. IM VERY DISAPPOINTED WITH THEIR EXECUTION. THERE IS A HOLE IN THE DECKING IN THE HOUSE, AND THEY PUT SHINGLES OVER THE HOLE IN THE DECKING. HAD TO RE-BRICK PART OF THE HOUSE BECAUSE THE BRICK WAS FALLING AWAY FROM THE HOUSE. THEIR NUMBER ONE PROBLEM IS THAT THEY DONT DO THE RIGHT THING UNTIL YOU MAKE THEM. WHEN THE BRICK WAS FALLING AWAY FROM HOUSE, THE REPAIR GUY NOTICED IT AND HE DID PROACTIVELY REPAIR IT.
