We were referred to BPG by our realtor, she suggested a specific inspector, but we ended up booking a different inspector due to a mix up on my part. BPG scheduling was fantastic, due to a short time between our offer and closing and a work trip we had to schedule our inspection within just a few days and at 7pm on a Wednesday I was able to schedule someone for the next day through BPG. Our inspector was Larry Reed and he was fantastic. I would highly recommend him to anyone. We were a little nervous when we figured out that it was not the person our realtor recommended, but due to the time crunch we went ahead with the inspection. Larry called and left a message when he was on his way saying he would arrive early and would meet us there. He did arrive early and looked around to see where things were, but did not start the actual inspection until both my husband and I were there so we would see everything. He was very patient and friendly considering there were some mix-ups where we thought the water would be on and it wasn't, he came out for a re-inspection within just a few days after that had been taken care of. This is our first home purchase and he walked us through the inspection and didn't mind me taking notes the entire time and slowing him down with a lot of questions. He was very informative and the report was very detailed with pictures. We received the report the evening of the inspection and the radon report 2 days after when they checked the results. The radon test was set up and collected by the radon manager, Lynda King who was also very friendly. She made sure to explain to us what she would do and asked if we had any questions. Overall the experience was excellent and I would highly recommend BPG and specifically Larry Reed. For the $470 we got the home inspection with termite and radon, they also have a 90 day guarantee.

They inspected a property, I was looking to buy. They inspected the electricity, a small amount of water, visible plumbing, windows and garage. They showed me the exterior wood and also showed the windows to be replaced. The also inspected the exterior of the furnace. On the whole the entire house was inspected well and took pictures, too. The rate on test was free; the other services costed $300. I found their prices to be pretty reasonable. The final report was with pictures and in detail. There was some bad weather, in spite of which, they were done in a week. They were professional and right on time, infact even b4 I got there. I liked their services and will use the same in future.

After the purchase, my son went into the crawl space and found an area that was soaked with water. The home is on a wood foundation and the wood was wet, inviting rot and mold. We were not apprised of this condition and when we found it, we contacted a waterproofing company to get an estimate. Their estimate was over $4,000 to correct the problem. We sent the estimate to BPG as directed when submitting a claim. We did not hear back from them so I attempted to call Brian Isenman, who is in charge of claims. I was told he was on vaction. I asked to speak to his supervisor, Revel Frasier. Revel returned my call, but I was not available. he left a message on my voice mail. When I called back, I got his voice mail, left a message and was not called back. I contacted our real estate agent, telling her of my difficulty. She contacted Ron Cress, the inspector, and he came out. He told us it was merely a drainage problem and we should fill in some sunken areas and run a drain spout away from the area. He said Brian was the decision maker and he would fax a report to Brian, Then it was up to Brian to make a decision. Brian never contacted me with a resolution. We feel this problem should have been on the inspection report as excess moisture in the crawl space is very serious. We don't think Ron even went into the crawl space although it was noted on the inspection report on page 23 that the crawl was inspected. If he had entered the crawl space, the moisture is very evident. As noted above, we have never heard from Brian.
Description of Work: We purchased a home in Greenwood on March 17, basing our decision on there being no surprises on the inspection report.

It is not uncommon for water to enter a crawl space at any given time during wet weather conditions. If during the time of the inspection we do not observe active water leakage or visible evidence of favorible conditions to possible water concerns we do not report it. We did return to the property and did make several attempts to contact the member.

I wasn't able to book Rob Rehm (the inspector I'd worked with before) so we scheduled with Ron Cress. He was VERY punctual and got right down to work. He looked at EVERYTHING, and when he saw something that wasn't quite right he took the time to explain the problem and the solution. Beyond that, he wasn't very social...most of the time I felt like I was just tagging along. We had been told that the seller had all the utilities on, but when it was time to check the furnace and such, we found out that the gas had been shut off and locked out. We were able to reschedule our inspector to go back out after the gas WAS turned on; we were only charged a $75 dollar re-inspection fee instead of another full inspection charge. I am glad that we paid for the termite inspection because he did find some. Ron may not be the friendliest guy, but he's thorough and knowledgeable and good at what he does. I would have no problem hiring him again.
Description of Work: This was actually the second time I've hired LandAmerica to do a home inspection for me. I was purchasing a house with an FHA loan, and I needed a thorough inspection in order to know what rehabilitation it might (or might not) need. I ordered a regular home inspection with a supplemental termite inspection.

We've had 3 new roofs over the past 11 years and the roof was still leaking. The last roofer we used suggested we have Ron Cress check it out and determine why it was leaking. Ron spent over an hour looking it over and didn't have any idea what the problem is. Wish we could have that time and money back.

This is the first I have been made aware that the member is dissatisfied with our service. Nearly 4 months have passed since we perform the service. That is a very long time for her to consider whether or not she had been satisfied with our service. Our inspection was performed to the rigid standards of the America Society of Home Inspectors (ASHI). Our inspector, Ron Cress, spent over an hour evaluating the member's roof. Mr. Cress even entered the attic, took several digital photos of defects in the attic, and generated a report for the member. The report was emailed to her with in 24 hours of the inspection. Had the member not been satisfied with the service she could have very well expressed this to Mr. Cress at the time of the inspection. She had 24 hours before receiving the report that she could have called and expressed dissatisfaction. We offer all of our clients a Superior Service Guarantee. If for any reason a client feels we did not live up to their expectations and did not perform the service to recommended standards, their fee is returned with no questions asked. It is that simple. LandAmerica Property Inspection Services has been around for many years and want their clients to be 100% satisfied.We are a Angie's List Super Service Award Winning Company and take great pride in that. We have no record that the member ever attempted to contact our office and discuss her dissatisfaction. We would have returned to the property, listened to her, and most likely returned her fee. As Indiana Area Manager of such a great company I want all of our clients to be completely satisfied with the service they receive. Mr. Ron Cress is a 14 year Master Inspector and a Licensed Architect. Mr. Cress reported his findings in a clear and professional manner. the member states she has had 3 roofs in the past 11 years. This would suggest something more then a simple leak. Mr. Cress reported that the roof shingles were installed to today’s standards and the roof was a quality installation. He did note, however, that in the attic there is no ventilation which will contribute to roof related concerns. Weather conditions at the time of the inspection were clear. Unless it is raining at the time of our inspection and water is actually dripping at a leakage source, locating a possible leakage point on a roof is next to impossible. Not even 3 roofing contractors could locate any active leakage source. This is why Mr. Cress offered to return to the property and perform further inspections. A standard inspection performed to ASHI standards is a visual evaluation. This is what the member called for us to do. Visually evaluate her roof. Again I am surprised that after nearly 4 months of providing our service that the member decides she is dissatisfied. A simple phone call to our office and a return trip to her property would have been a simple solution.

The inspector arrived on time, and clean, not looking like he'd rolled in the dirt. He was very polite, and spoke distinctly. My husband has a hearing problem, but the inspector spoke clearly and my husband understood every word. He checked for any defects, or concerns. He walked the entire roof, to check for any possible problems. He crawled through the crawl space to check for any problems, and also for any indication of termites. He ran the dishwasher through a cycle; filled the whirlpool tub and tested the jets. He tested water pressure at all faucets. Turned up the furnace and checked to see all vents were clear. He checked outside faucets for leakage, and to see they are secure to the walls. He checked the gate on the fence to see if it opened easily. He checked the sidewalks for any "trip danger". When he was finished he showed us pictures he had taken of any real concerns which needed addressing. He also showed us pictures of any minor concerns, which just needed to be brought to our attention. All in all, we have used this company once before, and would recommend them to anyone needing their service. We would definitely use them again.
Description of Work: Our inspector provided a very thorough inspection, from the roof; to crawl space; to electrical; plumbing; all appliances. He also performed a termite inspection.

Job 1: Highly recommended! We were re-locating & Ron Cress made a point to appear with only 2 days notice. He's a registered architect & does this work as well. Extremely thorough; 3-1/2 hour inspection. Full report, web accessible, including pictures, expected longevity of roof, mechanicals, etc. The ability to reprint your bills & reports on line. Discouraged us from doing radon test since a mitigation system was in place, but did it anyway at our request; extremely flexible, courteous, professional. We were moving out of area & Ron put our mind at rest. We were able to use his feedback to negotiate lower price. Do not hesitate to use! Job 2: Excellent. After 5 months, I called for a duplicate receipt for 2 inspections done for us as part of a relocation from out of the area. They remain so professional. Kathleen Perry had my receipt & faxed to me the same afternoon, in fact in about 20 minutes. Now that's customer service! It is truly a pleasure doing business with this company!

Ron Cress was the inspector that came to my home. He was prompt, knowledgeable, informative, and helpful. He inspected everything in the home and told my dad and I if I had any major or minor jobs that needed to be done. He took a report and then sent me the final report in the mail. We were at the house for about 3 hours during the inspection that was very informative. The report I received in the mail was very detailed with any problems that he had seen. I would hire this company again if needed.

Ron was prompt and professional. Took about 3 hrs to inspect our 3000 sq.ft. home. Tested every light switch, outlet and tap. Found some items that needed to be corrected but most of all gave us peace of mind that the home we were purchasing had been well build. The report generated was excellent and provided us with an excellent place to start a punch list with our builder.

Ron was on time, very polite, professional, thorough, and worth every penny. Ron conducted his inspection 3 days prior to our close date and completed a report that contained 163 items that needed to or should be fixed by the builder, including over 8 violations of Building Code and BAGI Standards, and one major structural defect. Although he stated the usual inspection time is 3 hours for new construction, he stayed 5 hours to ensure that the home was thoroughly inspected. Ron also did follow up research on Indiana Building code on his own time to refute a claim made by our builder. We were so pleased with the job Ron did that we hired him a second time to inspect all the items our builder fixed to be compliant with Rons report. In the end, we paid him almost $600 to inspect our house but it saved us thousands, even 10s of thousands of dollars in repair bills. Ron was worth EVERY penny, and I would recommend him to anyone.
Description of Work: Ron provided an independent inspection of our new construction property, including (but not limited to): breaker box, garage, drywall, cabinet and counter-top installation, plumbing, flooring/carpeting, carpentry, light fixtures, outlets, basement, crawlspace, concrete, siding, general exterior, roofing, attic, and general structure. He inspected according to the building code, BAGI standards, and normal construction practice.

RON CRESS IS A HOUSE INSPECTOR THAT WAS RECOMMENDED TO US BY OUR REALTOR. HE HAS AN ARCHITECTURAL BACKGROUND, SOMETHING YOU WOULDNT EXPECT. WE WERE BUYING A 100 YEAR OLD HISTORIC HOUSE THAT WOULD BE A COMPLETE RESTORATION PROJECT, SO WE WANTED TO MAKE SURE IT WAS STRUCTURALLY SOUND. HE SPENT A TREMENDOUS AMOUNT OF TIME ON STRUCTURAL AND FOUNDATION ISSUES, WHICH WE APPRECIATED. OVERALL, I FEEL WE GOT MUCH MORE THAN EXPECTED, AND FELT COMFORTABLE PROCEEDING TO BUY THE HOUSE. JERROLD HOCHSTEDLER PERFORMED A COMPLETE HOME INSPECTION. HE SAID HE HAD HAD SEVERAL YEARS EXPERIENCE WITH C. W. SCHNEPF. I WAS VERY IMPRESSED WITH JERROLDS BUILDING CONSTRUCTION KNOWLEDGE. HE DID A THOROUGH INSPECTION AND EXPLAINED EACH STEP OF IT TO ME AS HE DID IT. HE MADE SURE TO COVER ALL MY AREAS OF CONCERN. THE NEXT DAY I RECEIVED A COMPLETE REPORT VIA E-MAIL. THE REPORT HAD TWELVE PAGES OF DETAIL DESCRIBING HIS FINDINGS, INCLUDING DIGITAL PICTURES OF POSSIBLE PROBLEM AREAS. IT IDENTIFIED CRITICAL ITEMS THAT WOULD REQUIRE REPAIR OR REPLACEMENT AS WELL AS NON-CRITICAL ITEMS THAT MAY NEED MAINTENANCE ATTENTION. IT STATED THAT THE REPORT WOULD REMAIN ACTIVE FOR TWELVE MONTHS AND OPEN FOR DISCUSSIONS AND RECOMMENDATIONS DURING THAT TIME. I CALLED MR. HOCHSTEDLER AND REVIEWED THE REPORT. HE HELPED ME DEVELOP AN ACTION PLAN TO CORRECT SEVERAL PROBLEM AREAS.
Description of Work: I HAD NOTICED SOME POSSIBLE PROBLEM AREAS, IE., SAGGING ROOF RAFTERS AND SAGGING FLOOR JOISTS THAT HAD DEVELOPED IN MY 19 YEAR OLD HOME. THE CONTRACTOR I HAD SELECTED FROM ANGIE'S LIST TO REPLACE MY OLD ROOFING SUGGESTED I CONTACT A GOOD HOME INSPECTOR TO HELP ME UNDERSTAND MY PROBLEMS. HE SAID THAT FROM HIS EXPERIENCE, C. W. SCHNEPF WAS A GOOD ONE. I FOUND THAT MR. SCHNEPF HAD RETIRED, BUT HIS FORMER ASSOCIATES HAD FORMED THE INSPECTECH COMPANY. I ALSO FOUND THAT COMPANY HAD HAD GOOD REPORTS ON ANGIE'S LIST.
