Access Home Inspections

Jad at Access Home Inspections completed a recent home inspection for me. I found his work to be exceptional. 1) The report was delivered to me within hours of the completed inspection 2) The report was thorough and categorized by level of severity - major issues, safety issues, and generally things to keep an eye on. 3) He identified several items that required follow up with expert contractors and he was right. One of my contractors said "that's the best home inspection report I have ever seen." 4) Not only did the report have pictures of the problem, but (importantly for the layman), had diagrams of the way a certain problem should look when up to code. 5) He answered my follow-up questions in a timely fashion. Home inspectors are not supermen - they are generalists of a sort that can tell you which professionals should look at your house - but Jad comes close. When all was said and done - Jad identified problems that, upon further consultation with various contractors, would have cost me an additional $57,000 in repairs. Some I expected, others I did not - like the electricity that had new wiring tied into old knob and tube wiring; not only a frightening safety hazard, but could have left me with an uninsurable property. Home inspections are not the place to save money. Don't skimp. Get the best!

No one is an expert on everything, and often we get blindsided by the "ooooh, shiny!" effect when shopping for a home, so it's always a good idea to hire an inspector for a home that is not emotionally attached. A lot of the home inspectors I found out there were contractors who did home inspections on the side. I was not interested in those kinds of professionals. So I turned to Angie's List (as usual) to find someone and looked at the reviews. James at Access had good reviews, so we went with him. He is not the cheapest, he is not the most expensive. He was communicative (if we called or emailed he answered every time in a timely manner), arrived as scheduled, seemed to do a very thorough job of inspecting the home, and the report he gave us was clearly laid out so that anyone could understand it, regardless of their handyman ability, or lack thereof. Example: He really went in-depth checking the appliances, not just that they worked, but that all the major features also worked, even retesting to make sure it was not a false negative/positive and then demonstrating how his test was a valid test so the client (me in this case) would understand what he was doing, why he was doing it, and what it meant. Even after he was done with the inspection, he was prompt in returning emails and calls when I, or the realtor, had a follow up question. I think that is pretty unique in the service industry, maybe I just have bad luck, but it seems a lot of professionals (when done with a job) walk away without being responsive any longer. Over all, I would highly recommend Access Home Inspections and James Porter.

I was extremely pleased with the inspection. Before it had even began, Jad was very helpful and flexible in fitting the inspection around my schedule on short notice during the busiest time of his year. Once there, I followed Jad through the entire inspection and he was more than willing to answer any questions I had and addressed all of my concerns to my satisfaction. When asked, he provided tips and tricks on how to deal with certain problems based on his time as a contractor. We spent multiple hours at the home covering every inch of the property. When it came time for the attic and crawl space, Jad had even brought extra masks/gloves/kneepads for the gravel filled crawl space. Both the attic and crawl space revealed major detriments to the occupants health, some of which would have been very easy to miss, but Jad did a great job of covering everywhere he could physically get to. As a result of his thoroughness I was able to avoid putting my family in a home that could have caused serious health issues down the road. Once the inspection was completed Jad had the report to me the next day, including everything that we had discussed. I would not hesitate to recommend Jad and Access Home Inspections to friends and family... I also plan on using Jad for my upcoming inspection on my second home and will update as needed if possible.

It went very well. He allowed me to walk through the process with him and explained what he was on the look out for, why it was the case and explained how any corrections should be made. Afterward, he sent the seller and myself detailed reports that featured bullet points of everything that was wrong as well as right. The included complete photos. Very good job all in all.

Access Home Inspections did a very good job inspecting my new home. They are very knowledgeable about the entire home inspection process. The owner has a great experience in the construction industry so he actually knows the home construction business first hand. I would certainly use Access Home Inspections in the future!

Jad Porter was very professional. He performed a full house inspection and allowed us to accompany him. He explained everything he was doing. Once the inspection was complete he provided a complete report that explained all issues that needed to be corrected as well as those that would be nice to do. He worked with us as we had correct the necessary issues and submitted a corrected report in a timely manner. I would recommend his service without question.

The home I was purchasing was in Indianapolis and I live in San Francisco, so having someone that communicated in a timely manner, was thorough, and worked with me on documents electronically was very important. Jad did all of that, and more. He followed up when things weren't ready at the house and even swung by in the evening when the work was done to facilitate a timely closing. Jad was recommended to me by a friend an I would not hesitate to recommend him to anyone looking for a thorough inspector in the area. A+++!

Jad was excellent! He was on time and very professional. He was extremely thorough, looking at everything from the attic and roof to the basement and garage. His extensive knowledge helped me to know what would be a minor fix and what would be a major fix in my potential new home. He has been responsive to questions I've had after the inspection, and I would recommend him highly.

James went above and beyond any expectation I have of a inspector. He was 100% of the conditions and troublesome areas of the unit that I didn't even think about and I user to work in construction. He pointed out very minute areas that most inspectors would miss. For example he did a normal inspection, however he detected a potential hazard with electrical and further investigated the box and realized some of the wiring needed to be replace. Most inspectors would not have even open the box! I know this as I have had inspections in the past! James was also honest about areas he wouldn't be able to provide 100% accuracy. For example the AC UNIT. Most inspectors would either put fine or working order, but James tried to test the AC unit as best as he could because with it being cold out, a accurate reading isn't achievable. He recommended a HVAC inspection. Due to this, we saved thousands of dollars! The HVAC came out and concluded it needed drastic repairs and the owners came down in price. James inspection will save you more than the inspection cost he charges! Why wouldn't you do it?

Jad was very punctual, professional, and coordinated a day/time with the seller within a day of signing the home inspection agreement. I could not personally attend the inspection, and Jad produced a very thorough inspection report with plenty of photos and written comments to fully convey the status of each of the issues he discovered. I also had follow up phone conversations with him to discuss some of the items in his report, and Jad was well able to articulate all necessary details about the issues and also offer very helpful guidance as to which uncovered issues were major and needed remedying versus minor issues that I could decide for myself. I have commissioned Jad for 2 home inspections to date and will continue to work with him on future purchases in the area as well.
