Inspector arrived and had already started when we got there. He went on the roof, which we did not expect due to snow, so that was a plus. He was thorough in inspecting all the usual things. There were a few problems. There were a few items which he found to be flaws which he went on about at great length, and even told us to ask for a seller credit to remedy. However, he then failed to put those items in the written report. There was also the opposite problem: a few items he barely even mentioned, he wrote up in the report with numerous pictures as if they were bad flaws. (One of these the seller's plumber confirmed was not even an actual flaw.) In a nutshell, I did not feel the written report, as delivered, accurately captured what we had discussed during the inspection. Even worse, he did not respond to emails or return phone calls for the next few days, leading to a delay in the purchasing process (we only had a few days to get the reports submitted per the deadlines which are standard in every purchase contract). This was even worse than having the report be wrong. In the end, he did finally return the calls but would not amend the report. We were unable to have sellers correct any repairs that weren't in the written report. We will have to pay for those repairs out of our own pocket.
