Project went well and was completed in 1 day. Very professional crew made sure that they protected all floor surface against tracking dirt in or out.

The Rep called and was able to come early. He checked my crawlspace, tested my sump pump and reported all was fine.

Hired Swain to "encapsulate" a crawlspace. For $2800.00 they sealed the crawlspace with plastic. They did not insulate the crawl, which is Indiana Code. Had another crawlspace encapsulated by Crawlspace Doctor. They insulated and vented crawl to condition the space.

Arrived on time. Got the work done in the time frame and cleaned up afterwards. Had to bury a pipe in the yard and they replaced the sod so you could barely see where it had been done. I got 4 estimates done and theirs was much lower for same work.

SwainCo was such a pleasure to work with. After paying an arm and a leg to another company whose "repairs" caused the sale of our house to fall through, SwainCo came in and saved the day. Reasonably priced, honest, very knowledgeable, and responsive. I think the value of services we received far outweighed what we paid them. Adam always returned calls, emails, and the company was out there when they said they would be. They moved up our service from originally scheduled because they know time was of the essence for us. Such a breath air from many contractors! There was one minor thing that was overlooked (easy to do in a tiny, brick crawlspace of a 120 year old house), and after it was identified in an inspection, SwainCo came out the next day and fixed it. They provided us all documentation and invoices we needed to give to our buyers in a super timely manner. We close on the sale next week! Adam Swain and his crew did an excellent job of encapsulating our crawl space. They also installed some box header insulation and floor joists to help support some interior walls. SwainCo has been in business for many years and has an excellent reputation. However, the deciding factor in my decision to go with SwainCo was Adam Swain, the Company's General Manager. Adam is extremely professional, knowledgeable and informative. I had many, many questions about the encapsulation process and he answered every one of them. My questions went on for several weeks and he was always very patient and respectful in answering them. I highly recommend Adam and SwainCo for any of your crawl space needs. I feel that I can trust them and they will stand behind their work.

Install went great...installer was nice and installed the backup very quickly. Would definitely use them again.

It went well. A guy came out and did a free basement inspection. We had some water intrusion that I am correcting myself but I wanted a pro to come out and make sure the sill and other foundation parts were still in good shape. He came out and answered all of my questions in the inspection, and explained that the sill plate was still in good shape and that no repairs were needed. That was honest of him and incredibly helpful information to know. He did a thorough inspection and was polite enough to answer all of my questions. Very professional!

SwainCo impressed me from the first contact. They were very responsive to all my concerns, patiently answered all my many questions and outlined a thorough plan to fit my needs. I had contacted 3 other companies for comparisons, and I found SwainCo to meet or beat all other plans and estimates (Including one company whose representative did not even bother to enter the crawl space when he came for the appointment). Through out the working days, the crew arrived in a timely manor, worked diligently, kept me informed on there progress, and consulted me whenever there was a decision to be made. All the members of the crew were very professional and friendly. At the end of each day, everything was cleaned up neatly both inside and outside of the house. Several weeks later I had a problem with a new dryer. They responded very quickly, modified the ducking and had the dryer working perfectly in less than 2 hours- all at not other charge. I cannot praise SwainCo highly enough. They are the very best not only in there work but also in there customer service.

SWAINCO. CRAWL SPACE FULL PERIMETER DRAINAGE & ENCAPSULATION WORK: BACKGROUND: For 5 years I have considerer the above work; however, as someone who has been involved in commercial contracting & construction for 4 decades, I have been cautious about the process for various reasons. When we built the house, an exterior perimeter drains & foundation waterproofing, which is felt to be the best approach, did not get done! Off & on, I researched contractors, construction data & finally had some intriguing conversations with Ken Swain on his process. Ultimately, we reached some agreeable criteria-It is details that matter to make things really work well. I learned from Ken & I think he learned from me on some issues. His knowledge & experience were critically important but just as important was his willingness to continue learning, improving his process & being open to discuss. At it?s very worst, our crawl was flat with +/- 4? of level pea gravel & it has only been notably damp & never had significant standing water around the perimeter. An existing sump was to be lowered & replaced. AGREEMENT: We finally reached an agreement & as scheduling progressed, there were some issues, Ken was graciously willing to address them in a prudent businesslike manner; in part, some delays were due to the 2015 May-July HEAVY rains. Ken?s workers were timely, polite, & helpful in delivering the details of the work & even offer some nominal but important details such as adding a 2nd layer of 20 mill product at the crawl entry to provide extra protection. The crew was open to my periodic inspections as set up. The crew size of 4 was reasonable & the lead ?foreman? came to me to discuss/resolve potential issues vs. what is commonly done by contractors to quickly cover up & hide things for the owner?s future ?discovery?. Even after the work, it warranted prudent to install a de-humidifier that I purchased, with Ken?s help, & now have +/- 55-60% humidity in crawl & house. It proved to be a prudent decision. RESULTS: Given the MAJOR May, June & July 2015 rains, I have been amazed at the amount of water that has drained from the concrete block wall 3 holes per block into the 4? perimeter drain system, new sump & pump. Ken & SwainCo staffs were not just doing a task but they are ?thinkers? unlike many other companies that ?just do what they do because that is what they do.? THANKS KEN & STAFF. N & J of Greenwood.

It went really well. They did a really great job. They were as cheap or the same as anybody else. They came out beforehand multiple times and talked to us and took measurements and all that. The owner company came out and actually talked to us and everything before they started.

Swainco provided an estimate while I was in contract negotiations for extensive wood replacement in the crawl space of a home I was purchasing due to powder post beetles. I was concerned at the time that due to the amount of damage and work required that this would be a deal breaker. They provided a very reasonable estimate and completed the work once I moved into the home. The workers were very professional and kept a very clean workspace. All debris was cleaned up and removed. They even came back on Saturday to complete the dryer vent installation. Would definitely recommend for crawl space needs.

Ken and Adam Swain are the owners of SwainCo. They are just great to work with. Ken initially came out to evaluate why our basement was wet and taking on water during heavy downpours. We discussed several causes and options including a fairly invasive and expensive drainage system in the basement floor which would involve tearing up some concrete and other things. But Ken suggested going with the less invasive, less expensive fix first to see if that would solve the problem. If that would not create a solution, he suggested we then move to the next step. The SwainCo crew arrived and completed the work we agreed upon and everything went well. They did a great job and the problem appears to have been solved so far. Once the heavy spring rains return in a few months we will definitely know for sure. Additionally, about one month after SwainCo finished their job a totally different contractor, working on a totally separate job near our foundation punched a hole in the concrete which then allowed rain and water to begin penetrating the basement. We were so very upset, especially when that contractor simply refused responsibility and would not fix the damage they caused. We called Adam at SwainCo for advice and he went above and beyond what we expected. He spent quite a bit of time looking at the problem and trying to help us resolve it. Adam personally came back to our home several times, removed bricks from a patio that had been installed and installed a water barrier to fix the problem caused by the other contractor. Adam even personally replaced all the bricks on the patio (which is a difficult job!), fitting them back like a puzzle and he made every effort to bring that patio back to "as new condition". He did a great job, he supplied some of his own materials to do that repair work and on top of that he refused to be paid when we offered! SwainCo fixed another contractor's damage and they did it out of professionalism and kindness. We were so impressed. We can not speak more highly of these guys. They are truly a good organization and we will call them again if we ever need any of the services they provide. They are an A++ in our book!

I talked to them one time and I considered using them. They were very good. They gave us a $10000 quote. He's a nice guy. He showed up on time. He seemingly knew what he's talking about. My overall experience with getting the quote was excellent.

Ken was very knowledgeable and professional when he came out to speak to me. I had just purchased the home that had some water issues with the crawl space and had already had a competitor come out for an estimate so I had an idea what I was in for. The competitor's estimate had too many ranges of what might need to be done. For example, he claimed anywhere from 15-25 joists were to be replaced. I might need two pumps but he had me down for one and the second would be free if needed. That made me worried that the estimate was high to cover any missed items he had from a quick inspection. Ken came out and spent time in the space and gave me more accurate numbers. He also explained things in detail and I never once got the impression he was frustrated with my calls and questions. His crew worked hard and were polite. Led by a guy named Enoch, they worked hard everyday and I barely knew my house was being jacked up and fixed aside from the pounding of hammers. Enoch had great respect for the owner and the job. He wanted me to know that he was the best at the work and that they were the cadillac of crawl repair. He too took the time to explain what they were doing and even the extra stuff he needed to do that wasn't on the estimate. In the end, a few things got confused and I needed more work than was originally thought but not by much. Ken never even acted like he would charge me more and said it was his errors and he would honor the original quote. Ken even ansered one of my calls while he was out of state at the delivery of he grandchild. Time will tell if the work holds up but I have a lifetime warranty. I can say that his price was no more than the other big name on Angies list and the experience was nothing short of the best I have had with a company in terms of professionalism and responsiveness.

They were on time and knowledgeable of on how to fix water problems in the basement but we are going to put off the work for now.
