Know thy market! I have worked with the Hoagland Group both as a buyer and seller; receiving exceptional service on both sides of the real estate transaction. Seller Experience 1) Hoagland's provided cost-conscious guidance on where my budget dollars should be spent prior to selling my home - ditch the high-end countertops and locks on an entry level home; put $ towards the outdated fixtures - lights, knobs etc. that likely saved me thousands. 2) Absolutely outstanding market analysis. I would say that this is their greatest strength. They know the market! It helped me identify how I could be competitive in the market, how much I could spend on repairs, and what the list price should be. Their recommended list price made me uncomfortable - being 10K more than I expected. I worried about being the highest priced in the market. But they explained that my property was the only one for sale in the area and was move in ready. I took their advice and actually sold the house for 10K BEYOND the list price. 3) Response time was always within 24 hours Buyer Experience I was considering a lovely little fixer-upper that was slightly above my budget. They helped advise on ways that I could make the overall offer more attractive, even though it was slightly lower than the asking price. The offer was accepted the same day.

I cannot speak highly enough of my experience with Merissa Houston. She helped me sell my home and buy a new one and she was outstanding! Throughout both transactions, Merissa was there every step of the way. She always answered every call, text or email no matter what time of day or night it was. Where do we begin? Was it the personal handing off of an information packet to our front door (and that is all he came to do initially) by Steve within hours of us requesting more information about their services? Was it the absolute no pressure to sign with them? Was it the incredible promptness of all the returned text messages, phone calls, and emails? Was it the accuracy of their whole team doing what they said they would when they said they would do it every single time? Was it the extreme professionalism, yet friendly attitude they had during the entire home selling process? Was it the extreme attention to detail that was unwavering, such as the free pie at Thanksgiving? Was it that their entire office support team that was in lock-step with us each time we contacted them? Was it the overall peace of mind knowing that we did not have to sweat the small details and that their guidance was right on the money with every suggestion they had? I could go on and on, but the bottom line is, if you are selling a home in the Indy metro area, particularly the south side, you would be doing yourself an incredible dis-service by not at least meeting with the Hoagland group!

It was fine. Since I was buying and selling a home, it didn't cost me anything. It was just a commission off the house. They are pretty standard compared to other real estate. There were certain things that I thought a Realtor should do better I guess.

Our experience with the Hoagland Group was superb. Their attention to customer service is unrivaled. I have dealt with many realtors over the years and have never seen the level of commitment and professionalism displayed by these folks. They made the whole experience as easy as possible. They used their many years of experience in marketing to connect us to the right buyers. The negotiations for the price were handled extremely well and the closing went very smoothly. I would suggest you at least give them a call and share your needs before you call another realtor. I'm sure you won't be disappointed.

Instead of just telling us the buyer was having second thoughts and asking us to move on, they continued to negotiate with the buyer and their agent to come up with terms acceptable to all parties. I don't think we could have found this commitment out of most other realtors. I believe many of them would have thrown their hands up in frustration and gone back to looking for easy deal. Not the Hoagland Group. We used them for our first flip also. We were extremely happy with that outcome, again thanks to their hard work and perseverance. I would recommend anyone looking for a realtor, contact them first and have a discussion about their needs. Their whole focus is to put people in a better position. We will definitely work with them in the future.

The home, that we purchased with the assistance from Tonda Hoagland, nine years prior, sold for asking price. The Hoagland Group was extremely professional, curteous, and went out of their way to answer any and all questions we had and explain what they were doing for the marketing of our home, and why. In the end we received a full price offer and a smooth transaction that I do not believe would have transpired without their assistance.

I found Steve and Tonda through Angie's list initially because of all the excellent reviews I saw posted by previous clients. I will say that I was pleased with my experience and I would definitely recommend them to other buyers/sellers (thanks Angies List for your effective reviews!). From our initial consultation we found Steve and Tonda to be very familiar with the market and clued in with where home values in my neighborhood should be at. A perfect example of this was when they told us that even though there were two separate developments of the same neighborhood (north and south development), they knew from experience that the homes in the northern development were generating better values per square foot for a variety of reasons. We were already aware of this, but the fact that they also knew without having to be clued in made us feel a bit more secure. We had another initial consult with a realtor we picked from Angies List and he quickly had run an analysis with comparables which included the southern development. This literally eschewed the data by 15% and if we had not known ourselves or had not been told by Steve and Tonda, we could have potentially left a lot of money on the table. From my experience, having a realtor that covers a smaller geographic area but is very knowledgeable can pay huge dividends. Some realtors will boast about how close their sale value is relative to listing price but obviously this can be distorted by lack of knowledge of the market area and listing the home too low (there are issues with listing too high as well and Steve and Tonda were aware of that when we took our home to listing). We ultimately did settle on a listing price that we felt was reflective of the home value and it was $25,000 higher than the other estimate we received from the second realtor. We sold our home in 10 days for only $3,000 below listing price. If this is not a perfect example of what experience and market knowledge can provide then I don't know what is! Thanks to Steve and Tonda for a wonderful selling experience and I would definitely think hard before you decide who to choose as your realtor as this can make a huge difference in the long run!

we purchased our home through the Hoagland group after already utilizing them to sell our previous home. I found both experiences to be great and there were a few advantages on the purchasing side that I would like to expand upon: Firstly, since the Hoagland group consists of 3 individuals (Steve, Tonda, and Brad Hoagland) you get a lot of attention that you would otherwise struggle to get with a single realtor. Home showings in particular were very helpful for this reason. We would schedule showings and between the 3 of them, they were typically able to accommodate our requests and show us homes (this can be a huge deal when trying to get in to see a newly marketed home with high demand). All 3 of the group have a high level of market experience and this helps them to narrow down what homes may really be the most suitable to your needs. It was nice when we would home shop with Brad because he did a great job of walking you through the home and taking notes on what it was you did and didn't like. This was helpful for future showings because he was able to narrow down the field simply based on past comments, etc. Another aspect of this group that we found very helpful was their admin Jennifer was very good at answering questions and preparing documents/checklists throughout the entire buying process. There are many things that must be accomplished to purchase a home and she was very helpful in keeping that process on time and in order! Market analysis was great and helping to steer us into a home that has future equity potential was also good. They were able to steer us towards certain types of homes and gave us very upfront and honest feedback about their perception of the homes as well. One thing we liked is they help you to understand the downsides you may encounter when re-selling your potential home later in life. For example, consider these downsides to this home because from a resale point of view, you may struggle with this. Overall, we felt the buying experience was positive and we would definitely recommend them to others. You will find that having three realtors as a soundboard can be very helpful with the decision making process and they are able to piggy back off of each others knowledge to provide an excellent product.
