There is only one word that properly describes my impression of this company: NIGHTMARE. We worked with Linda Riley from the Warsaw branch. Clearly, Linda and her coworkers have never heard of the words "customer service". We had to push her every step of the way to get ANYTHING done at all. She lied to us over and over. Every time we would call to find out what was going on, and why our loan didn't seem to be progressing, she'd tell us it was "in underwriting". Our loan NEVER actually made it to underwriting. We eventually went over her head since we weren't getting straight answers, only to find that the management of Ruoff gave us more of the same treatment. They wouldn't answer our questions, lied about what was going on with the loan, and refused to actually do any work we didn't hover over their shoulders to force forward. Linda even went so far, after wasting a month and a half of our time on a contract that we had 60 days to close (HUD charges you $15 for every single DAY that you take beyond 60 days to close a property), to write us a snarky e-mail and lie to us about timelines and tell us we were welcome to take our loan elsewhere if we were unhappy. Eventually, we decided to do exactly that. We cancelled our contract, after WEEKS of battling with Ruoff to get our earnest money back, and we're going directly through the lender they were processing everything through (Stonegate Mortgage). Stonegate was amazingly helpful along the way, and they were the only ones who helped us get anything accomplished on this loan. Eventually, when we mentioned how much trouble we were having with our lender (without even saying WHO our lender was), various friends came out of the woodwork asking if we were going through Ruoff and telling us about the nightmares they had been through with the same company. I wish I had asked around about lenders beforehand, since it would have saved us a lot of time and hassle. We're now 3 months down the road and starting over with Stonegate and removing Ruoff from the scenario. If you're even considering this company, I warn you to ask around and see what your own friends say. We could've thrown a rock and hit 20 people who had a horror story to share about Ruoff. RUN. RUN FAR AWAY. I would never ever want to deal with this company again. We plan to report them to the various lending authorities for some of their practices as well. (They even tried to force us to pay for an appraisal up front in order to cancel the loan, if you can believe it.) Hope this saves you some hassle.
Description of Work: We were pre-approved for a 203K loan on a HUD house which we had intended to purchase.

I live in Florida and when my mothers home in Indiana was sold, Jackie Jagger of Ruoff Home Mortgage was the buyer's broker. Although there was a fairly long time between the contract being signed and the closing, I heard nothing from Jackie until the day before closing. I accept part of the blame for the problems I encountered, because my broker was so professional and timely in her communications with me that I actually thought Jackie would be the same way and wouldn't need any prodding by me. She wasn't. Despite the long lead time, she did not email the closing documents until the day before closing. I needed to print them (on legal-sized paper that I didn't have), sign them, take them to be notarized and then take them to Fedex for next day delivery. It left no time for me to read them until after the fact. My next mistake was to not contact her about how money would be sent to me. I had 'assumed' the money would be wired to my bank and had given bank and routing numbers to my realtor before closing. After closing, I find that the money will be Fedexed. Although Fedex offers 'early delivery', by 8:00 or by 10:30 she did not choose that option. Just 'sometime' today before 3:00. She did give me the tracking number but in closing, she said 'but I can't guarantee anything'. It may be that she does a good job for her clients, but I felt that Jackie was very disorganized and unprofessional in this transaction when dealing with me, the seller. And the words 'Thank you' never crossed her lips.
Description of Work: Ruoff, specifically Jackie Jagger, was the buyers broker in the sale of my mothers former home in Indiana.
