After my divorce, I listed my house with a realtor July 2008. After 6 months I received a phone call from Greg Spahiev that I should use his services. At first I was uncomfortable because I was actually under contract with another realtor. I should have ran away fast if this is how he gets his clients. He immediately lowered my price by 25,000 and told me things that needed done. As a single woman I took his word on it and did what he wanted me to do; relocate my cat while selling and professionally clean the odor out of my house. As with the other review regarding Greg, he was constantly on the phone. He even brought his daughter to one of the showings. When I sold my house his rage was even worse. He refused to talk to me, only my boyfriend. The house wasn't even his! He consistently told me I was dumb and wasn't worth his time discussing "important" issues with me. At one point his attitude was so bad that I was ready to back out on the deal. When I told him that he told me he would sue me for everything I had. I told him to go right ahead and sue, I had nothing left anyway due to the divorce! When it came time to show me new houses, again he would only talk to my boyfriend. I WAS BUYING THE HOUSE! He sent his assistant to show us homes, and he locked his keys in the car (is that a pattern or selling tactic since the other reviewer said the same thing!) , which made us way behind and missed out on seeing homes. When it came to closing, there were some glitches and I wasn't going to be getting as much money as planned. I told him I had to get every penny I could out of the house or I couldn't sell. Again, he wanted to sue me for backing out of the deal. I finally had enough and talked to Jim Bradley himself. He told me he would take care of it. Come to find out Greg had to cut his commission so I could get money at closing. At the closing, Greg refused to speak to me. Of course he would talk to my boyfriend. When all papers were signed, he left. No congratulations, no hand shake. I honestly think he has issues with women after reading the other review. I feel bad for his wife. I WILL NEVER use Greg Spahiev again.
Description of Work: Even though Greg Spahiev only took a few months to sell my house, he was very rude, threatening, and unprofessional. I will never use his services again, and have told as many people as I can tell about how bad he is.

We had a horrible experience with Greg Spahiev. With the initial contract offer, he had his mind set on how he wanted us to respond to it, although it differed from what we were interested in doing. He repeatedly told us his counter-offer would "get the deal done". We really felt we gave up too much from the start, which was frustrating since we weren't really needing to move at that point and had just invested a lot of time and money in the house since the time we had the house on the market. Of course, the sellers didn't counter on our counter-offer, since it was pretty generous, and our house was then in contract. Soon after this, Greg Spahiev drove us around looking at a number of homes on the market. He was late arriving for our appointment, stopped to pump gas, took multiple phone calls-some personal, talked about the neighbors at one of the homes, discussing racial and sexual orientation information that was pretty offensive, locked his keys in his car, and even stopped at his own home to talk to his daughter for several minutes. Not professional behavior at all. He really pushed for homes that were his listings too, even though we repeatedly told him why they wouldn't work for us, why they weren't what we were looking for. After our home inspection is when the problems began. He sent someone over to our house to give us an estimate on a repair that was being requested by the buyers before we had even received/seen a copy of the home inspection report. This person who was going to give us the estimate was from the SAME company that did our home inspection. CONFLICT OF INTEREST. We requested from this individual that the estimate be given directly to us, provided him all the information he needed to do so, yet he still sent it directly to Greg Spahiev . . . When we told Greg Spahiev that we were interested in having other companies provide us some estimates, he stated "how frustrated" he was that we wouldn't just pay the $825 and get the deal done. When it came time for us to respond to the buyers' request to remedy, we let Greg Spahiev know that we were not going to pay for any of their requests. At this point, Greg Spahiev told us that the deal would be off, that "the buyers will walk". We tried to get him to understand that we felt we had already given enough to the deal, that we didn't HAVE to move, that we just were not wanting to put that much more money in just to sell the house. Greg Spahiev told us that if we went through with this, they buyers would walk, we would spend thousands of dollars putting on a new roof, A/C, etc, would never get any of the money back. (which he has already told us multiple, multiple times before) . . . Greg Spahiev also went on to say that he was going to tell the other realtor our response, and then he was "out" (he wasn't going to try to sell it to their realtor or try to get the deal done). Greg Spahiev told us we needed to just "hop on his back" and trust his "23 years of professional experience". PROFESSIONAL? Is that really how professionals behave? Greg Spahiev went on to call my husband and tell him he how he never wanted to deal with me again, that I was immature, and not the brightest light bulb. Again, very UNprofessional. Greg Spahiev told my husband that he needed to sit me down and have a talk with me, because this was not the way things went in his household, and that he didn't know how my husband dealt with it. (My husband had requested that I make some of the phone calls to Greg Spahiev because my husband was not wanting to deal with him anymore either.) Is that how a professional behaves? My husband spent almost an entire day the following day, while he was at his own work, trying to get our house sold, since Greg was "out" and didn't want to try to sell our home anymore. THEN, Greg Spahiev told us that we had until 9 pm that night to give a new response or the buyers were walking. However, we had not yet seen the buyers' written response to our response regarding the home inspection requests to remedy. We asked Greg Spahiev for them and told him we weren't going to respond to anything until we had seen that. Greg Spahiev told us that we just needed to trust him. Well, since we don't trust Greg Spahiev, we told him that no, we weren't doing anything until we knew what we were responding to. We never heard back from Greg Spahiev on a written response, never received one. In the end, MY HUSBAND got "the deal done" by talking with the buyers' realtor multiples times, for a lengthy amount of time - and we only gave up $200. We didn't hear from Greg Spahiev for about a week after that, no 'congratulations on selling your house' or anything. He never again offered to show us any homes or provide any listings, not that we wanted to deal with HIM anymore than we had to at that point. He didn't ever even ask what we were going to do while we were out of a house after the closing. Doesn't sound like a realtor who cares about his clients very much. Three days before closing, Greg Spahiev called my husband and TOLD him that the buyers were going to want a walk through, around 4:30 pm the day before closing. My husband questioned this (were we under contractual obligation?) and Greg Spahiev immediately began telling my husband how the buyers will expect the house "s*** and span", in "tip-top" shape, how the garage needed to be swept/cleaned, how we should hire professional carpet and house cleaners. My husband then told him that this time would not work for us, since we work during the day, we were needing to finish moving out/cleaning, etc. Greg Spahiev said he didn't know if the time that my husband suggested would work for the buyers. ???? Who was Greg Spahiev working for? The buyers or us? He went on to schedule another different time from the one my husband requested. I think the final straw was a few days before closing when Greg Spahiev hung up on me after threatening issues at closing. We NEVER heard from him again - no word as to whether our closing was still going on as scheduled, again, no 'congratulations' or anything. Greg Spahiev's wife (who works for him) was just as professional when she completely ignored us at the closing, even though it ran 30 minutes behind schedule, talking to us only to have us sign a piece of paper. For what should have been an exciting time, was completely ruined and overshadowed by Greg Spahiev's completely inappropriate, unprofessional, and immature behavior. If I was so immature - as Greg Spahiev says I am, I could have easily called his wife to tell her all the lovely things he was doing and saying and played his same little game. I could have said LOTS of things to match his level of immaturity, but I don't need to do that. I know he was wrong about the things he was doing. What bothers me is that he actually thinks he's a professional and that it's okay to treat clients this way. We are not difficult people, and yet, he continually tried to make us feel like we were being unreasonable. What he didn't seem to understand is that this was NOT HIS HOUSE to sell. It was ours and we were the ones who should have been calling the shots. He needed to respect our decisions and not respeatedly dispute them. I debated filling out an ethical complaint with the realtor board. I do believe he engaged in unethical behavior, however, I really don't want to wasted mountains of time, nor ANY money on this realtor. I am extremely annoyed that we had to give him a penny of commission, because he did not sell our house. My husband deserves every penny of the commission. This man is UNprofessional, does not respect his clients. I would never recommend him to anyone.
Description of Work: We listed our home with Greg Spahiev in August 2008 through November 2008 at which point we took our home off of the market. A family who had been interested in the home at that time, contacted Greg Spahiev in June 2009 to see if we would still be interested in selling the home even though it was no longer on the market. We decided to go ahead with this and allowed Greg Spahiev to be our real estate agent again, even though we had already decided we would use a different realtor the next time we put our house on the market.
