This appraiser was hired by M/I Bank and the buyers of our home. I own investment property and I review real estate listings everyday of the week. I know home values and have purchased many investment properties and homes in the past. The appraiser used 6 comparables total. He used 2 comparables that were in a significantly less expensive neighborhood and 1 comparable that was a vacant home (going to foreclosure and only 1 home away from busy Allisonville Rd). The first 3 comparables did not have a mature tree premium lot, remodeled kitchen, custom finished basement, or custom remodeled master bathroom w/plasma tv. The first 3 comparables on the appraisal should not have been used as they were not valid comparables!! The last 3 comparables on the appraisal were all acceptable comparables. This appraiser used comparables that should not have been included on the appraisal. This undervalued our home by as much as $25,000. The buyers of our home came to the table with the extra cash as they knew this appraiser was incorrect with the appraisal of the home. This appraiser did not value our home properly.

Response from Knight Appraisal Services
The person who posted the response was not the client who ordered the appraisal and has no legal right to the results of the report. The client is M&I Bank. Appraisal results do not always leave all parties happy in a real estate transaction. However as previously stated, this complaint has been made by the seller of the real estate not the buyer nor the bank who actually was the client in this case. In other words, the respondent appears to be upset that his home did not appraise for enough to cover a sales price. Well, I hate to sound like "Mr. Obvious" here. But, the purpose of the appraisal with respect to a purchase transaction is to ensure that the sales price is not inflated. In this case, the sales price was above the market value for similar properties within the neighborhood. As a result, the appraised value did not meet the sales price.
