HORRIBLE! We were very misled. First off he didn't have a "crew" working except for a few weeks of the whole project. Mostly it was him alone. He poured the concrete floor which looks horrible and has to be torn out and redone. Water pools in 3 places it is not supposed to, nowhere near the drains. He was not around for 3 days when Lowes was calling my house to deliver material. He put too much insulation around the doors and windows, we could not lock the door until we tore some out and hte new windows are now bowing. We said we wanted the upstairs to have storage but he didn't build it with open trusses. He used boards that he used for concrete forming inside the garage as part of the woodwork!!!! Everything that could have gone wrong, did and it looks horrible. Boards are split on the trim around the door, the trim paint is alraeady peeling off, etc...
Description of Work: We contracted with Craig to build us a new garage. This included the entire project other than insulation and drywall. He started in December 2011, it wasn't finished untyil April 2012. Not due to weather or any other conditions, simply due to the fact he showed up intermittenly, most days worked by himself, and many days only showed up for a few hours. We gave him several deadlines which he missed and I beleive if we hadn't been adamant of finishing it in April, it would still be half done.

Contacted to have 3434 sq ft custom home built on Oct 1, 2008. As of Jan 19, 2010, home is still not finished and work performed has been sub par and has in most case had to be redone three and four times. The carpentry done by Daryl Livesay has been abyssmal. Thresholds not attached correctly, handrails glued to the walls, instead of screwed in, trim over windows, crooked, bowed or missing. Brick sidewalks, patio and walkout have collapsed 3 and 4 times and are still not done. Fireplace still not connected and when they put the chimney surround up they tracked mud over the roof and bent my gutters. Craig Livesay promised to meet and go over bills and had to be contacted at least 4 times over 3 months to get a partially done spreadsheet. When the final bill came, there were over 5K in errors, credits that were promised are not shown. Work is being charged that has not been completed after repeated attempts. He was consistently late for meetings and didnt bring the proper paper work when he showed up. There have been repeated calls, emails, texts that go unanswered. He was scarcely present at the site and did not provide adequate oversite/supervision of subs. There have been multiple problems with this build since the beginning: Foundation incorrectly done. The rafters blew down 2 times because they werent attached properly, the roof pitch done incorrectly which has caused angles in the second floor ceilings that werent supposed to be there. Walls are crooked. Drywall poorly done. Basement flooded, causing mold to grow because sumps werent hooked up. Walkout door broken and was supposed to be replaced but wasnt. The kitchen floor vinyl has been repaired at least 9 times and still isnt right, during one repair they scratched my refrigerator. The overhead garage door was carelessly dented. The home just got consistently working hot water Jan 14 and a properly working heat system Jan 18. I saw and spoke with owners several homes that were not as detailed as mine and they seemed to be happy. However, from my experience with Livesay Builders I highly discourage anyone from using them. They may start out as the least expensive by Sq ft, but by the time they redo work, take 16 months, so far, to do a "9 month build" and dont hold their subs accountable for costs or quality they are more expensive than anyone else I could have hired. DONT USE THEM!
