Description of Work: Steve served as our buyers' representative when we purchased a lakefront home that was sold "as is." Steve arranged for a contractor to meet us at the house on a Friday 2 days after initial viewing. Then he began drafting our offer on Saturday, and on Saturday night he spent 45 minutes on the phone finalizing the offer details with us. Steve submitted the offer on Sunday, one-half day ahead of a competing offer that came in. This is the second house we've bought via Steve, and we are using him to sell our current home. He's friendly, patient, responsive, professional and has a great sense of humor. I've referred dozens of people to him over the last 5 years. Over the years we've purchased homes in 4 states and Steve is heads and tails the best realtor we've used to buy OR sell homes.

We relocated from the Chicago area to the Indianapolis area for family and work reasons. Steve Rupp and his family have been good friends of our family for decades and Steve has previously served as realtor for other transactions for our family. There was really no other option - he is the best. Steve was able to advise us on all aspects of the area real estate market and aspects of family life and community in our area of interest. We actually had conversations with Steve for several years leading up to our actual relocation, and he gladly set aside time to answer our questions and help us. My wife and I started our relocation to the Indy area with another agent. In short the other agent did little for us and barely ever responded to our requests. We always wondered if she was listening to us .... Then we were referred to Steve and what a difference ! Working from out of state, most of our initial meetings were handled over the phone. He was very polite, professional and never rushed. After the first two calls we felt strongly that Steve understood our family and our needs very well. In fact , he later sent us a 3 page "summary" to confirm our needs and tastes in house, to make sure he got it right. We were shocked.... He listened to every single detail we told him and understood it perfectly! Being very picky buyers, I imagine we could be very challenging clients for a real estate agent... Instead of the standard comment like "you'll never find a home that has everything you want", Steve worked his tail off to find us the homes that met our requirements. He was always there for our million questions and not once did it take him more than a few hours to get back to us. Almost every evening, we could count on a daily update call from him, after he was done tucking his kids in for the night. After we found our dream house, Steve was very detailed in helping us understand the values in the neighborhood and went beyond the call to aid us in determining our offer price. Despite the sellers being out of state, their agent being out of town at a convention and us being out of state as well, Steve did a great job coordinating the negotiation process and it went very smoothly. Some of the items uncovered during our inspection were major. We felt very strongly about a few of them as did the sellers. Steve was diplomatic in the way he handled the final negotiations and found middle ground that was good for both parties. We were very happy about the outcomes and the fashion in which it was handled. Amidst the stress of packing and preparing for the move, we got several helpful reminders from Steve. We even got a package from him in the mail with a bag of popcorn, so we could take a break and relax for a minute ! He was very proactive about coordinating with our Mortgage Broker and making sure all the details were coming together as needed. The week before closing, Steve was out on vacation with his family. He made us aware of this early on and made sure we had all the contact info for the agents that would be there for us in his absence. But, of course, everything went to h*** that week, because of our Mortgage Banker. Although Steve had put two other people in charge of our file for the week, he still personally handled everything (from the beach) and helped us get back on track. Without going into alot of detail this was the most challenging home buying process I have ever been through, and we would have never made it if it weren't for Steve. In fact, working with Steve was the most pleasant part of the move. After closing, he presented us with a gift basket including all sorts of goodies that helped make this house full of boxes feel like our home. In the days past we receive regular phone calls to make sure everything is going okay and offers of help. I know that whatever we need that Steve would be there for us in a second, even though the deal is closed. In summary, the level of attention that Steve gave us made us feel like we were his only and most important client. He was very responsive and worked hard for us. I don't think that we would have been able to do it without him and certainly would recommend him to anyone. I tend to be the eternal pessimist of our family and can find improvement anywhere.... My only advice to Steve is to include more of his wife's homemade jams and jellys in the gift basket !

I relocated out of state for employment, and hired Steve as a seller's agent to help me sell my home. I know Steve and the Rupp family from my school years, and despite not using his services in the past, thought I would give him an opportunity. I am SO sorry I did, and will not/cannot recommend Steve to anyone in good faith. Steve is an eloquent talker and will pump you up to get your business, and he even throws in quite a few trinkets during the relationship, but his attention to detail, his bedside manners, and his cockiness become quite apparent in no time. My experience with Steve involved inaccurate and misleading marketing materials that I (as the client) was not allowed to review ahead of time (before they were left in my home), Steve telling me numerous times of all the things he would not do as my agent, Steve's administrative staff not contacting me with correct e-mail address, and Steve being absent at closing, and not paying adequate attention to detail in closing documents, thus causing the title company on day of closing to redo the HUD I Settlement Statement because Steve missed their errors on his review, as he was more concerned about leaving town for vacation than ensuring all ducks in row for his paying client. I also had to endure several insulting comments from Steve such as "I have clients with a lot more stuff than you", "I don't need the commission from your home sale", and his failure to remove the "sold" sign in timely manner from my property due to fact that I wished to allow for additional showings and additional (potential) offers before closing. My friends and family, who I enlisted to check on home during my absence (because Steve and his staff would not do so) were defacto babysitters of Steve, who gave impression of wanting to do his own thing during home sale process, despite my (client) wishes. Even in high school, Steve displayed attitude that he thought he was better than everyone else, and that attitude is still painfully present. He has not matured in my opinion, and while he might have been raised with silver spoon in his mouth, he is no better than others and should treat others with respect if he wishes to earn client trust and future business. He has failed to earn my trust and respect, and I will not recommend Steve to anyone going forward. His perception that he is a cut above, and better than all others does not impress and in fact turns me off, and I would not in good faith want anyone else to feel or experience the things I have been through as Steve's client. We are very sorry the member feels the way she does about the service she received from us. We pride ourselves in providing a very high-level of service. We approach each client with a great deal of respect and treat them the way they would like to be treated, and in fact, have built a very successful business over the past 45 years upon that cornerstone deriving over 93% of our business from repeat and referral clients. We are sorry this member feels differently. Selling a house is a very emotional experience and those emotions are displayed in various ways, as is evidenced here. Since we sold the member’s house in 6 days in an area with an extremely high amount of short sales and foreclosures and the average time on market is 96 days and the member received 98% of her asking price when the neighborhood averages 94%, and we met or exceeded all of her stated expectations, we are very surprised to learn that she not only was not satisfied, but rather not excited with our service and results. Please allow me to address the member’s stated concerns: There were a couple of typos on marketing items, which were overlooked in our 3-tier review process, but they were corrected quickly as soon as they were brought to our attention. We always strive for perfection, but we are human-please forgive us. We were at the property many times during the very short listing and pending period, as needed and were not aware of any times we needed to be at the house and we weren't. The sign was removed within 24-hours of when we were notified that the member wanted it removed, after she initially approved it to be marked as ‘pending’ and subsequently changed her mind. As for attending celebration (closing), it fell during my family's spring break, which was planned a year in advance-well before we even met about selling the member’s house. Everyone deserves to take some vacation with their family, and as much as we like to attend every celebration, sometimes a needed vacation gets in the way. I was on the phone with the title company the day of celebration (while on my vacation) to ensure everything went as smoothly as possible. My father who is my business partner and has been in the business for almost 50 years and has known our client since she was a child attended in my stead and is more than capable of handling that. The member was aware of this and never expressed any concern of it. My father had the file and was fully updated. As for the HUD-1, we took the information the member provided to us about the HOA, and since the member was president of the HOA trusted it to be accurate. From the time the house was listed to the time it closed, the HOA approved additional transfer fees of which we (and the member) were unaware. There really wasn't anything either of us could have done or should have known about those. The most frustrating part of the celebration is the buyer's lender took over 4 hours after everyone finished signing documents to send the wire. Obviously, we have no control of that. We ensured the member received her check and all closing documents promptly by overnighting them to her new home. I then called the member’s cell phone that evening, while still on vacation to check in and see how everything went and never received a return phone call. A subsequent phone call to the member was made upon my return from vacation, and it too was never returned. Since we take a consultative approach to selling, our families have known each other for 40+ years and go to the same church and school, it is disheartening, disappointing, & surprising to hear how the member perceived our attitude to have been toward her and our relationship. To say we were blind-sided, would be an understatement. Fortunately, this is the first time in almost 50+ years of being in business (including my father and me) that we have been accused of a poor attitude or our extremely high level of service has ever been questioned. We are fortunate to have 93% of our business come from referral and repeat clients and if we treated all of our clients with a poor attitude, we wouldn't still be in business. We have received Quality Service Awards each and every year we have been in business, we have maintained the highest rating possible on all of our client surveys, and have literally hundreds of 'raving fans'. We regret the member didn't feel our service met her expectations. Honestly, I don’t know what we could have done differently to make the member happy. Again, we know moving can be very stressful and wish the member nothing but the best in her new job and city.

We were referred to Steve by a co-worker to hire Steve as our buying agent. We were moving from another State. Steve was very thorough and is a wealth of knowledge, which was very refreshing, Steve worked with us, getting to know what we like and dislike. We scheduled over 20 showings in one day. We had two more outings with several showings in each outing. As we got to know Steve we could see that he truly cares about those he helps and the effort he puts behind it really shows. To say he exceeded our expectations is not saying enough. Back to the showings; we had scheduled showings in areas and with builders we were not familiar with. Steve took the time to show us these properties and point out flaws or short cuts some builders would take; doing so even if it meant less money for him. He truly is a professional!
