Keith arrived early and had already set up when I arrived. He was thorough and methodical and took pictures of everything he did. He pointed out problems to me as we went through. He also gave me some tips for fixing small things (e.g., you should put some caulk here but not there) and showed me how to perform routine maintenance (e.g., location of the furnace filter). Before he left, he gave me his opinion on what repairs should be requested from the seller. He also pointed out what he can't inspect-- basically, he can only inspect what he can see. We received the report first thing the next morning. Using the report, we were able to get the seller to agree to repair everything that was damaged or incorrect. We had Keith back for a re-inspection and unfortunately there are still some problems, but again using the detailed report we will be well prepared to deal with the seller. Throughout the process, Keith was very professional and I wouldn't have asked him to change anything.

The inspector spent a lot of time and wrote up a lengthy report. However, we have experienced problems due to defects that we found that were never noted in the home inspection. We had the house resided last fall. Vinyl siding had been wrapped around the window frames but the wood was exposed. I even noticed this after we had moved in. When the vinyl was taken off, this wood was rotted out and had to be replaced. There was no mention of this exposed wood in the report. Also, when we moved in we noticed a crack in a drywall seam in the ceiling of the master bedroom. We had a painter fix it but it popped open right away. He told us that we must have other problems. Well, now we sure do. That crack has gotten much worse and there are several cracks on the brick of the exterior walls of this room (it was a room addition) . It appears that we have a broken footer and we'll be spending five figures to have this repaired. This ceiling crack was never noted in the original home inspection. When I had a foundation expert look at this crack, he immediately went outside to check the bricks. We have no idea if the bricks were beginning to crack when we moved in, but that ceiling crack was definitely the start of something. Last Spring we found termites in this room. An exterminator treated them but now we are left with extensive termite damage in the crawl space below the bedroom. We'll never know if the bugs were there when we moved in because the home inspector noted 2/3 of the area inaccessible. However, we've had plumbers, electricians, and the exterminator crawl in and out of the whole thing.

Response from Security Home Inspections
The first concern is a gap between vinyl siding and windows. Only after siding was removed was rot found. It is difficult to go back 2 years and 8 months and remember specifics like this. We looked for rot at time of inspection and did not find any at that time (it was not visible until the house siding was being replaced). Vinyl siding expands and contracts considerably and can allow water to penetrate. Regarding the crack in the master bedroom drywall ceiling, there are very few homes without cracks in the walls and ceilings. We obviously note those cracks that seem to be out of the ordinary or that should be evaluated further. This did not appear to fit into either category at time of inspection. While we do not know what movement has occurred since the inspection in 2010, the inspector has extensive knowledge and experience with structural issues. We encourage the client to have an independent inspection by an independent engineer that stands to gain nothing if an issue is noted. Regarding the termite infestation; this issue has already been investigated and settled. The Harts contacted the State Chemist Office (the party responsible for controlling the licensing of wood destroying insect inspectors, and also is responsible for investigating complaints). The inspector met with George Saxton of the State Chemist office as part of that investigation. It was concluded that our inspector was not at fault and that there was no violation. While we do are deeply concerned when a client is unhappy, the nature of houses is that things can and will continue to occur. We are looking at the house for one moment in time, and in this case, well over two years ago This home is over 16 years old, and the chance of latent or hidden defects is always possible. What becomes visible during renovations or occurs over time simply cannot be seen.

It was during my last real estate transaction, before I moved in to my current house. I wish I would have had him inspect my new house. I didn't figure a new house needed to have am inspection. I thought his price was more that fair for the quality of work. The whole experience went very smoothly. He is very knowledgeable, very qualified and very thorough. If I ever unload my current house I'll definitely have him look at the next one.

Security Home Inspection almost killed the deal because of false information. We currently have a radon mitigation system in the home. It is a crawl space depressurization system. Security Home Inspection said the the pipe should be installed beneath the vapor barrier in our crawlspace. According to multiple Radon companies that would be a sub-membrane depressurization system. They are different systems that are used to actually treat the crawlspace itself and are also used based upon different radon levels. We contacted the original installer of the radon system and several others to verify the system was installed correctly. The inspector had scared the buyer very much that this system was not proper. Security Home Inspection did not perform a radon test. We got several documents and tested the radon to show the system was proper and approved by the EPA. If security home inspection had properly checked with the EPA and evaluated the system from the beginning we would not have almost had our deal fall apart. In addition to this issue we found the report very difficult to read and decide what was a major issue, what is an issue that needs maintenance, and what is something to monitor. From a buyers perspective it would be much more beneficial to actually know what is a major issue and needs to be focused on, or else something very important might not get fixed. Since initially writing this review I have been in contact with Security Home Inspection and they admitted to there mistake and contacted the buyer to explain the issue. I do appreciate them owning the mistake, but this deal was dangerously close to blowing up.

Steve S. was our inspector. We got the full home, radon and pest inspection. The price was comparable to others we received quotes from. Steve arrived on time the day of the inspection and spent almost 3 full hours inspecting this 1800sq/ft home. He was very nice, thorough and informative. He gave us tips on things to look out for and information about the general maintenance items of the house. He also checked over the security system installed in the house -- as a free extra with the inspection. We received the very long and thorough report the next day and used it to request repairs from the seller. Once the repairs were complete we had Steve back out for a quick re-inspection. Everything checked out great and we ended up closing on the house last week. We would definitely recommend SHI and would use them again ourselves!

I contacted Security Home Inspections looking for a full home inspection and needed a quick turn around time. I was scheduled in for the next day with less than 24 hours notice. The inspector Derrik Trump arrived promptly and on time. He was respectful, courteous, thorough, and very professional. The inspection took just over 3 hours and was very detailed. Derrik took time to discuss what he was seeing and explain what he was marking down on his report. He was also very personable and kept discussion going throughout the entire inspection and made me feel comfortable with the process. He was respectful of the property and personal items present. During the inspection Dan dropped off my radon test and informed me he'd get back with me about a pick-up time later in the week. I had to do a 4 day radon test due to my windows being open that morning prior to the inspection. I think it would be good to notify clients getting radon tests of that particular part of the test so they can keep their radon test down at 2 days instead of 4 if they wanted to. Dan was great to work with, he was willing to come between 7 and 8 in the morning to pick up the test which was outside of his normal work schedule but worked best for me. After Derrick was finished he sat down with me and we recapped everything he had gone over. I received my inspection report the next day with full pictures and explanations of issues. Overall it was a great experience and I wouldn't hesitate to recommend Security Home Inspections to my friends, family, or neighbors.

I was able to schedule the inspection for the very next day which is always exciting when you are purchasing a house. The inspection was completed by Derrick T. who was great to work with. He spent a lot of time explaining the full inspection to me, what he was looking for, what he found, and things that I should pay attention to in the house. I learned a lot! The inspection was very thorough and found a number of items that I certainly wouldn't have noticed. The report was in my email the next morning. Radon testing takes 48 hours and I had those results about 2 hours after that.

We used Security Home Inspections to perform the inspection of our first home 8 years ago on the recommendation of our realtor. Kenny C. was the inspector who did that inspection and we were so impressed with his thoroughness, professionalism and knowledge that we specifically requested him to perform the inspection of a 2nd property we are in the process of buying. Kenny was already at the house ready to work when we arrived. He is extremely thorough. He tested every single electrical outlet and light fixture, not just a few. Even though it was snowing he got up on the roof to inspect the shingles, flashing, gutters, etc. He didn't just poke his head in and peek around...he inspected the entire crawl space...foundation, electrical, plumbing, insulation, termite damage, etc. I could list everything Kenny did but it would be easier to just say there is nothing he didn't inspect in detail! What we really appreciate about Kenny and Security Home Inspections is that they not only do the inspection but they also explain everything their seeing. They also show you things that will need regular maintenance and recommend ways to do it properly. Since we first used them 8 years ago, we have recommended Security Home Inspections to 6 of our friends who all used them. You're not supposed to put comments from 3rd parties in a report so I'll just say that I've only ever heard positive comments from people we've recommended Security Home Inspections to.

Overall, the results were OK. Not great, not bad. Derrick and John arrived at the time that was coordinated the day before and were very professional throughout. They had completed about half of the inspection when I arrived, which was fine with me as I did not plan to be there the entire time. Derrick spent a few minutes with me simply outlining his process and noting a couple of items that he had observed. I left him to complete his work for about the next hour and then started to walk around simply observing on my own. I noticed a couple of items that he had not picked up. One was a hard to see moisture event that had been painted over about mid way up a back wall and the other was a brick veneer fracture over the garage door. Neither were easily detectable so I"m not knocking them for that but in fairness I also don't have a trained eye. He checked both items over, noted them and we moved on. Up to this point, all was still in the great experience category. As we were talking about things he had seen and I was asking questions I got too much of the "you'll need to talk with a qualified technician, my job is simply to point out the flaws, answer." I understand the associated liability which is a major breakdown in American society, but I was asking the questions several different ways to try and illicit a directionaly yes / no, that is or is not a major issue. Aftering giving up on that I thought I would be able to pick up the details in the report that he promptly issued that evening. Again, good responsiveness but the report lacked what I thought was sufficient detail for the price that was paid. One item noted that will stick with me - missing weep holes. I know what weep holes are their function. What I didn't know and couldn't send to the seller to fix was approximately how many, or where the holes he noted as missing were. No pictures, no quantity, no written description of location. A couple of other examples similar to that. The report didn't break things down into important, not so important, nice to have, and if you feel lucky go ahead and ask for it to be fixed. End result, John and his trusty mold test found severe mold issues in a house that did not appear to have 1 knock against it so we shut the deal down and it was well worth the money spent to keep my kids of out or harms way but I rate Home Security as a B simply becuase I wanted more context on answers and a more thorough report. I have subsequently used Clearview Home Inspection on the next house that we're working on and working with Doug (owner) has been great. More in line with how I communicate and think and he didn't tell me that to test the sprinkler by turning it on would cost me an extra $100. I'd check with Clearview first and if pressured due to timeline or some other reason maybe use MC Security as a fallback. They are professional but they are a little more to the 'book', cost about $150 more for the same inspection, and didn't answer my questions in a way that I could use them in getting the seller to address the issues.

The pricing matched exactly what was listed on their website so no hidden fees and no pressure to purchase anything additional. The pricing was for a 2 story house with basement that covered 4,200 square feet. There was a crawl space and 1 heating and 1 cooling unit included.

I called security home inspection on a Tuesday and I was able to get an inspector to come out on Sat of the same week. This was the second time I used this company. The inspector did a thorough job inspecting the home and answered any questions we had. The inspection lasted 4 hours. We had scheduled Castle Rock to provide an analysis on the current security system on the same day. Castle Rock was a no show, but did come at a later date. During the inspection the chimmeny was noted it was not venting correctly and the heat exchange in the furnance was cracking. After, a second opinon by a professional it was determined both were fine. Always, get a second opinion froma licensed professional to confirm the existing problem unless it is obvious. If, you complete your home inspection on a dry day ensure drains work correctly in the exterior. The exterior was clogged on a day it rained and water was pooling when we came back another day. Also, a small hole was missed by the front stairs. It helps to have multiple eyes looking at celings and along the ground, since no one person can catch everything. Due to everything being documented and photographed we were able to get some our closing costs covered to account for repairs we had to make. Overall, we were happy with the experience.

Chuck DeBow, the licensed inspector from Security Inspections, traveled from Indianapolis to Lafayette to conduct this survey. He was the consumate professional: thorough, organized, knowledgeable, detail oriented. I was with him the entire 6 hours it took to complete the job. He was very particular about what was a safety issue and what was a maintenance issue, making sure that only the safety issues were reported. The report generated was available the next day and was complete, illustrated with inset photographs, and easy to understand. What was most exceptional was the follow through. Chuck responded quickly to all my follow on questions and clarifications as I dealt with repair issues. He even took the time to explain testing procedures to repair personnel. Wow. This guy went above and beyond because he was still fielding questions cheerfully 2 weeks after the inspection was conducted. He played a significant role in the purchase completion of my home. From the original phone call to set up the home inspection to the final re-inspection, this was a terrific experience. I recently purchased a home and needed a home inspection. The inspector (Steve) was very thorough and explained in detail to me his findings so that I could make a confident decision on what to ask the seller to fix. I would definitely recommend this company if you purchased a home and need an inspection. May 2012 UPDATE: Since this was my first time going through a home inspection I relied heavily on the inspector to find things and felt it was a great job at the time... since then things have been uncovered that I continue to be told by the professionals should have been caught by the home inspector... For example: 2 inch gap from attic to outside that you can fit your hand through and 2 feet of birds nest in the attic from the opening... water heater not meeting code on the height from floor.... and the biggie from yesterday which caused me much concern because I was told my house could have exploded... the previous owner had converted the fireplace to gas and tapped into the gas line from from my furnace and ran the piping directly in the path of the intake area for AC. The AC guy said that is a big code violation because if there were to be a gas leak, it would get sucked into the AC and filtered to through the house and Kaboom!! It is easily noticed when the filter is removed and I know the inspector saw this but since I am not an expert I didnt know it was an issue everytime I see it when I change the filter. Now I have to figure out what to do get this fixed.. Feel very silly for relying so much on the inspector to find this kind of stuff... will be very cautious next time.
