Security Home Inspections

This company was particularly helpful. We didn't realize that the utilities were not turned on until the first inspection, so Chuck, the first inspector, inspected what he could. The company then arranged for John, another inspector, to come back later in the week and inspect the rest of the house when the utilities were on. For this the company only charged a minimal fee. Both inspectors explained (in layman's terms) the problems that they found as they worked. Both inspectors were neatly dressed, able to answer any questions we had, and prompt in keeping their appointments. As a result of their thorough inspection, we were able to convince the seller to take an extra $3500 off the sales price of the house.

Recommended by my realtor. I called to set up an inspection & they were able to make the appointment within one week. They were very helpful on the phone & sent us the contract over email, & we were able to fax it back signed & pay with credit card. John Burns completed our inspection & was extremely thorough. He provided pictures in his report & did an excellent job in writing notes that were easy to understand & follow. The pictures were nice to be able to determine what he was talking about & find it in the house. I do wish we could have been there to ask questions but were unable to make it into town. They emailed their report the day after the inspection.

John Burns conducted a full inspection of the home we were looking into purchasing. John was there with our realtor upon our arrival. He was very professional and very polite. He explained what he would be doing during the inspection, invited us to follow him around or conduct other items we needed to do for the house. He encouraged us to ask any questions and went off to being his inspection. At various times during the inspection I would pop in just to see what he was looking at and he answered all of my questions in a very detailed manner, but made sure that we understood everything. He went over the pictures and the things he was going to include in the report with us before leaving. We loved having John inspect the house for us. He was very thorough and complete. He had the report to us the next afternoon and we were able to have the seller fix many of the items John found in his report. We would hire/recommend John and Security Home Inspections any day.

Keith Filipow was the inspector who came out and checked all areas of the house for leaks, faulty appliances, improperly installed items or anything that needed to be repaired. Climbed up on the roof. Went into the attic and through a small entrance to the crawl space. Reason for the inspection was because homeowner knows some things are wrong with the house, but not how to fix them. Keith found whatever was wrong and had good ideas on what to do about it and who to call. The company also did did a radon check, very thorough. Would recommend them to anybody.

I feel this is a great company if anyone wants a thorough inspection done on their home.

The home inspector drove through 5 inches of snow and arrived on time for the inspection. He spent 4 hours inspecting the house and explained his findings as he went. Roof could not be inspected due to snow, so the inspector returned to continue free of charge. The written reports were prompt and contained applicable info and photos. Both inspectors were knowledgeable and experienced. I would hire this company again!

Fair to Good. Not sure how to rate what they wrote concerning roof as I know nothing about roofs. Some of roofing contractors who are presently preparing bids sited some problems not in security homes inspections report.

I thought they did an excellent job of inspecting and the price was right. He did a wonderful job and was very good on all levels of the work.

1. The inspector did examine the roof on from the ground using binoculars. He said the reason was that he did not have a ladder to climb up on the roof. 2. The washing machine that was sold with the house had a leak in the drum which floods the laundry room. The inspector did note that the pan was rusty but made no comments on the washing machine. We discovered the problem the first time we turned on the washing machine and it started to flood the laundry room. 3. The inspector checked the main garage door, it worked. The smaller single entry garage door does not close correctly because only one side of the door is attached to the pulley to open/close the door. 4. The inspector's report did mention some of our outside window frames showed signs of water damage in his written report. Since I was with the inspector through the entire walk-through he did not make an issue out of their condition I did not think it was a major problem. I now have a 35,000 repair bill.

Great company! Very thorough -- when first inspection didn't turn up anything came back for 2nd inspection using infrared camera at no charge. Offered to come back in spring if smell returns. Very polite and punctual. Called when knew were late for 2nd appointment.

Excellent and professional work and report with pictures of problem areas. They found many problems which were not noted by us. They saved us about $2000 in repair bills. I accompanied the second inspector and he checked all the problems which required repairs.

Brett was very courteous and friendly. He invited me to follow him around, and ask any sort of questions I had at the moment, and gave me his card so that I could contact him later with any that I might think of in the future. He took photos of areas in question that were included in the written report, which was completed and sent to me via e-mail the very next day. Brett took a water sample, and sent a report on it also. He kept me informed of what he was doing, and why, the entire time. If I need any inspections in the future, I would not hesitate to call this company.

Steve came on time and was busy working when I arrived. He was pleasant, direct, and willing to explain what he found and answered my questions. Security Home Inspections came highly recommended by a friend and my realtor. They are rated high on Angie's List. I would use them again.

He spent 1 hour helping us to identify the problem and also fixed an issue with my electrical panel. His expertise and service are invaluable.

THE TECHNICIAN WAS GREAT. HE FOUND SOME THINGS THAT WOULD HAVE BEEN A NUISANCE HAD WE NOT KNOWN AHEAD OF TIME. THEY WERE FANTASTIC!

JOHN WAS ON TIME, VERY POLITE, AND INVITED ME TO FOLLOW HIM AROUND AS HE PERFORMED THE INSPECTION. AS WE LOOKED AROUND AND HE DID HIS JOB, HE WAS VERY INFORMATIVE AND OFFERED MANY COMMENTS ON THE HOME AS WE WALKED AROUND. HE WAS KNOWLEDGEABLE AND VERY THOROUGH. I RECOMMEND USING THIS COMPANY FOR ANY HOME INSPECTION NEEDS.

JOHN BURNS DID OUR HOME INSPECTION. HE DOES A SUPER JOB. HE IS REALLY GOOD. HE IS A PLEASANT GUY AND DOES A LITTLE MORE THAN YOU EXPECT. GOES ABOVE AND BEYOND.

WE HAD 2 DIFFERENT HOMES INSPECTED BY THIS COMPANY AND BOTH GENTLEMEN WERE VERY KNOWLEDGEABLE. THEY DID A VERY GOOD JOB.

JOB 1: INSPECTOR MIKE WAS EXCEPTIONALLY THOROUGH. HE TESTED EVERY ELECTRONIC APPLIANCE & OUTLET IN OUR NEW HOME. HE METICULOUSLY LOOKED AT EVERY ASPECT OF EVERY ROOM OF MY NEW HOME. HE OFFERED SOME VERY HELPFUL (AND COST SAVING) TIPS ON HOME MAINTENANCE ALONG THE WAY. A VERY NICE MAN, AND HIS SERVICE WENT WALL ABOVE WHAT I WOULD HAVE EXPECTED FROM A HOME INSPECTION. JOB 2:MIKE GERMAIN SQUEEZED US IN THE DAY BEFORE WE CLOSED ON OUR HOME TO MAKE SURE THAT ALL WORK HAD BEEN DONE TO A HIGH STANDARD. THIS WAS WELL WORTH EVERY PENNY. HE DISCOVERED THAT THE OWNERS HAD USED PUTTY TO FIX ROTTEN WINDOW SILLS, RATHER THAN RE-FIT WOOD. THEY HAD USED PUTTY ON A ROTTEN DOOR FRAME, RATHER THAN REPLACE IT, ETC. IT CAUSED A LOT OF LAST-MINUTE NEGOTIATIONS, BUT IN THE END WE GOT THINGS COMPLETED TO A MUCH HIGHER STANDARD BECAUSE OF HIS FEEDBACK.

THEY DID NOT DO ANY APPLIANCES, SUCH AS HEATING, AIR, OR WATER HEATER, BY REQUEST.

THEY ARE PROFESSIONAL. THEY ARE VERY RESPONSIBLE. BEND OVER BACKWARDS TO RESPOND TO CALLS. ABSOLUTELY THE BEST. FAST AS THEY ISSUE REPORTS IN LESS THAN 24 HOURS.

SCHEDULING THE INSPECTION WAS QUICK AND EASY BECAUSE THEY COULD FIT US IN AT OUR CONVENIENCE. OUR INSPECTOR, JOHN BURNS, WAS THOROUGH AND INFORMATIVE. HE TOOK APPROX 4 HOURS TO INSPECT THE INTERIOR AND EXTERIOR OF A 2-STORY HOME W/BASEMENT (4,000 TOTAL SF). HE ENCOURAGED US TO FOLLOW HIM AND ASK ANY AND ALL QUESTIONS. JOHN WAS QUITE KNOWLEDGEABLE, AND WE FELT CONFIDENT HE WAS BEING THOROUGH. HE ALSO PROVIDED A NUMBER OF HOME MAINTENANCE TIPS AND SUGGESTIONS ON HOW TO RESOLVE FLAWS WITH THE HOUSE. WE WILL HIRE THE COMPANY AGAIN TO INSPECT OUR HOME PRIOR TO PUTTING IT ON THE MARKET.

AS WE HAVE RELOCATED FROM ENGLAND THIS WAS OUR FIRST EXPERIENCE OF THIS TYPE OF HOME INSPECTION. JOHN BURNS WAS THE HOME INSPECTOR AND HE ARRIVED PROMPTLY AND EXPLAINED THE PROCESS TO US. HE TOLD US ABOUT ALL THE APPLIANCES THAT HE CHECKED AND ENCOURAGED US TO FOLLOW HIM AROUND SO THAT WE GAINED THE MAXIMUM BENEFIT FROM THE INSPECTION. WE WERE VERY IMPRESSED AT THE WAY MR BURNS GAVE US LOTS OF ADVICE AND INFORMATION ABOUT THE HOME WE WERE HOPING TO BUY. HE GAVE US A VERBAL REPORT AT THE TIME AND THEN THE WRITTEN REPORT WAS EMAILED TO US PROMPTLY. HE EXPLAINED THAT THE RADON TEST RESULTS WOULD ARRIVE LATER THAT WEEK AND THEY DID. A GOOD EXPERIENCE WHICH GAVE US CONFIDENCE IN THE HOME WE WERE BUYING.

VERY THOROUGH...SPENT ABOUT 6 HRS. AT THE HOUSE. POINTED OUT POTENTIAL ISSUES. DEFINITELY VERY CONSERVATIVE, LUCKILY SOME OF THE ISSUES HE IDENTIFIED TURNED OUT TO NOT BE SERIOUS PROBLEMS. WAS PATIENT WITH MY HUSBAND AND I ASKING QUESTIONS.
