Terrible company. Do NOT pay for a service contract with them for your home. My HVAC unit broke unexpectedly but due to old age, normal wear and tear from previous homeowners. Usual stuff. I got all the documents needed and sent them over and RWS underpaid my estimate by $7K. Have estimates of over $9K and they sent me a check for $2,144. I live in a very expensive area, you cannot just assume everything costs the same in every area of the country. Oh, and you will waste WEEKS trying to get in touch with someone to get an answer, a response, or some type of resolution. Meanwhile, you are paying them to help you with things like this only to receive less than a third of the cost of what you PAID someone to do. It's not worth it. Cheap company, terrible service, don't waste your time or energy.

WARNING!! ⛔️ DO NOT USE THIS COMPANY!! I own a home inspection business who used their warranty service. I paid them monthly on my account. One of those months they did not process my card and set me a letter in mail from a lawyer for demand of payment plus late fee’s. THEY HAVE MY CARD ON FILE!! I HAVE 10 plus transactions with them AFTER they failed to run my card on one invoice in question. They ran it 15+ times prior to that invoice as well. After speaking to their legal department, the legal department said I wish I could help you, but we already sold your invoice to a third-party so you will have to deal with them. This is a huge waste of my time. I could be using this time to be making money instead of proving that they are trying to collect money due to their own system errors and that’s just one thing on top of their trash warranties. DO NOT USE THIS COMPANY!!!

AVOID THIS COMPANY!! Unfortunately, I had a bad experience with RWS. I purchased a policy from them and about 8 months in, I had a problem with my AC unit. There was a leak in the coils. I got a quote to have the work done which came to $2656. They only paid $1195. That's only 45% of the repair cost. I would advise you to stay away from this company. They are good at taking your money but not good at paying out when you get a claim!

I obtained this warranty when I purchased my house, and dealing with them has been awful. My stove broke a few months after living here - and I was asked to have the contractor put on this additional information; Initial part that failed and price of that part Cause of failure of that part Hours and/or cost of labor Brand, Model & Serial # of unit (If necessary) Which I did. The invoice reflected that it was an exhausted heat relay (cause of failure and part), gave the price of the part, hours, labor and brand,model, serial #. Now I've been asked to have the contractor provide further reasoning on the heat relay not working. Back and forth with them and the contractor to add some language. Extremely frustrating company to work with - they have customer service set specifically to find any reason not to reimburse you. DO NOT PURCHASE YOU WILL REGRET IT

Totally crooked company, their business model is to delay and not respond to you. Causing you to call into over and over again in hopes that you will just give up. Total story: We bought a home, 2 years later our downstairs AC unit failed. We found out there is a class action against the provider on this unit because it fails so frequently, but we were not eligible because we weren't the original owners. Open a claim in June, they tell us to go ahead and have the work done. Our contractor explains the parts that failed, and it would be cheaper to replace the unit. We do so, provide the invoice and cause of failure to the warranty company as well as a copy of our home inspection that stated our AC unit was in working order and maintained. No one calls back after two weeks I reach out, they tell me the invoice isn't in the correct format. Fine we get a new invoice submitted. A week passes, I call back in, now they need a more detailed listing of failed parts and reason for failing. Provide that immediately. Another week goes by I call back in, now they want an invoice to repair the parts instead of replacing the unit which we had done. I explain to them the replacement was $6K (as provided on the invoice), but repair was significantly more expensive. They still claim that's what they want. Takes me a couple of days, but get a repair invoice for $9K. 2 weeks go by (mind you they never reached out to me to state these issues), now they need maintenance records. That took me a couple of weeks to track down, got them submitted. Now we have provided everything they have requested, it's just a waiting game. I start calling in every 3 days only to be told in the queue. Mind you a typical hold time with this company is approximately an hour. And should the person disconnect they don't call you back, right back into the holding pattern. Call after call, only to be told "It's in the queue," I'd ask if there was an ETA "No." Finally we make it to September where they say it's an "Unkown preexisting condition and that is covered for $1,000," I'm told I receive a check within 4 weeks. Clearly frustrated I state that by that logic every claim is an unknown preexisting condition. After filing a claim with the BBB I finally receive a call back, I answer the phone to be greeted with, "This is RWS, what is the issue with your claim?" After constant interrupting back & forth, I was told this doesn't make sense and we must have had a crooked contractor. Explained to them we had been working with the contractor for months to locate the leak and hadn't filed a claim because it wasn't worth the hassle for $600 worth of Freon etc. Agent doubles down on a crooked contractor and a failure to maintain. We went back to the provided maintenance records and home inspection. Agent tells us it isn't possible, and we had a crooked contractor. Told them they reserved the right to have another contractor come look at it, but at no point did they exercise that right. At which point I was told, "I know the contract, I suggest you read it." At this point I have had enough and hung up, I don't need this anymore. Don't do business with this company.

If you are looking for a home warranty, I would strongly suggest looking at a different and more respectable company. After being a homeowner for over 20 years, I have worked with a few. September 27th my AC unit went out while I was out of town. I submitted on the 29th when I returned home. According to the policy it should take no longer than 72 hours for something to be fixed, (SCAM RED FLAG the fine print at the end of the policy states that they can take as long as they want to fix something). I get Summer’s Heating and Cooling (Who I have used for years and worked with past home warranties on multiple occasions) to look at it. They show it is a leaking coil, and the coil needed to be replaced and the system recharged which would be approximately $3000 mainly due to the R22 Freon. I submit the paperwork from the contractor and the waiting game begins. Over the next few weeks, I called on 9 separate occasions(SCAM RED FLAG With every call, they needed something new). Summers ended up coming out 3 separate times to provide new diagnostic services they needed but never stated in previous phone calls. Just today, when I called they told me they needed an amount of Freon the system would hold. I showed them on 3 of the 4 different estimates (they required me to submit), it specifically said between 6 and 7 lb. It is now the 20th of October and I am still waiting for the repairs to be started. Their attempt wait out the policy without paying, or strong arm me into renewing the policy. My policy ends at the end of October. I have received emails, calls, and texts daily to remind me how great their services are and that I need to renew my policy. After calling them 4 times to day and every time asking for a manager (SCAM RED FLAG as they never allowed for me to talk to anyone else) or someone who knew what was going on. I finally got a call on the coverage. Cynthia from the claims department called to say, they would pay $927, to replace the coil. I asked for a written copy / email of the coverage and the calculations used for this amount. She responded this information could not be provided in writing only verbally (HUGE SCAM RED FLAG). The verbal break down. 478 for the coil. 300 for 4 hours of work. 240 for 6 lb Freon Anyone who works in this the R22 Freon the system required would more. 59 reimbursement for the one of the 3 times I had to have Summers out. Minus the service, call fee of 150. So after everything I paid for which they don’t cover to get to this point there is about 400 left to fix my AC. The check would be mailed to me in 30 days. 2 months to fix AC leaking coil. (SCAM RED FLAG the fine print in the policy they do not cover any damages incurred by waiting for repairs). So if this is your furnace in winter and your pipes break you are screwed. If you are buying a home warranty, please take you home warranty needs anywhere else and save yourself the headache. If you are a realtor, please do not accept or write any agreements with them in it. Regardless of where you go, your money is best spent elsewhere.

I wished I never went with RWS. I've had warrantee companies before and yes they are a pain but this is the worst company I have ever had to deal with. They never answer the phone and then. They don't get back to you. They give you a run around on all the things you need to do and then don't pay even half of the cost. They said we'll send someone out and then when no body wants to do work for them they never call you and say we can't find anyone.

This is a typical "double talk" warranty company who when you need it they aren't there. I have had this Warranty for 18 months. I paid out of pocket for two HVAC and one refrigerator repair because the local home inspection company I got this through said the RWS deductible was $500. As my policy was ending I got calls to "re-up" the warranty. As it happened our oven portion of our range quit working. I was still under their warranty and asked that they send a repair person so I could be sure everything was following their rules. It has been two weeks and no repair person. I also asked for a scenario if the HVAC went out completely what they would pay. They would not tell me. BE ADVISED THIS COMPANY DOES NOT REPLACE YOUR HVAC BUT "MAY" PAY YOU A "PRO-RATED" AMOUNT equal to the diminished value of your HVAC. Example: your HVAC is old and is not repairable and costs $5500 to replace; RWS "may" pay you $1500 towards replacement. This is a typical "double talk" warranty company who when you need it they aren't there. You would better off buying that phone call car warranty for your 1995 Ford Escort.

Horrible service and the employees are absolutely terrible. There is NO customer service and NO communication. I purchased a home warranty through the inspector, Chris Lange with 1st Rate Inspection, who recommended Residential Warranty Services ( RWS) when I was buying my new house. I never had bad experiences about home warranty for the last twenty years . So I think I should give it a try . The cost was $550 for 18 months with $150 deductible for each claim. Few weeks after moving in the house ,I had problem with the drainage under the kitchen sink . So I made a claim online by the end of January 2021. Few days after (Feb. 03 ) a guy named Tyreece called me back for some questions and told me either I could find a local plumber to get it fixed or he would recommend ones. I contacted ROTO-ROOTER and had it fixed on the same day at $715 . I called RWS and emailed them the receipt for reimbursement. Another frustrating thing is the waiting time on the phone . Every single time I called , i had to wait for MORE than an hour . It’s unprofessional when a lady named Remy requested me to email them the home inspection reports and she told me to CALL them when I sent it . Seems like they are having fun of making people waiting for hours on the phone . So I sent the report and kept waiting . Few weeks after I called and they said they sent my case to the claims department . Another weeks went by and they sent me an email said that they couldn’t open the files . So I sent it again and cc to myself to see if it’s open . It was March 24 as well as the last time I ever heard from them . I don’t have time to wait hours on the phone or email them with NO reply . This company business model is to ignore/make you tired to the point that you give up . Hopefully, you go thru all the reviews before buying their service. I wish I could give ZERO STARS because they deserve NONE .

Horrible!!! Do not use them. Go through a more reproable company. Had them 3 months and I canceled them. I had the advantage top plan plus pool and spa and they never called me once. Every conversation made by them was from me calling. Then when I needed my spa repaired they said they could not find a contractor because I lived in greenwood!! Are you kidding me. That's your job. HORRIBLE customer service. Then I decide to cancel my unused policy of almost 700$ i get, we covered you for three months so here is 400$ what?? You covered nothing. A big rip off!! Go though another company before you lose your money!!! AND GET NO SERVICE ON TOPOF THAT. INSULTE TO INJURY!! WISH I COULD GIVE ZERO STARS THEY DESERVE NONE!

Repairs were never made. The warranty was provided by the seller of home that I purchased. First filed claim online and had no response after 2 days. I then called and waited 30-40 minutes on hold only to find that the title company had not paid the $590 to RWS yet. So, chased that down for 2 days or so. Then after 6 calls (each call on hold for 30 - 55 minutes) over a 2 week period to schedule a repair person we were completely unsuccessful. I was so frustrated that I asked to cancel the agreement and get a refund. They agreed to that and about 2 weeks later I received a check for $531. I'm not sure where the other $59 went but I'm just glad to be rid of them. It seems their business model is to ignore you to the point that you give up.

This company and the employees are absolutely terrible. I’m surprised that they call themselves “service” business. There is no customer service and no communication. I have had a dishwasher leak for over a month now and the company has now stopped responding to my emails and calls. They said that they “think” my machine works “intermittently” so they can’t do anything about it. Meanwhile, 2 days after their service call, the whole thing broke and flooded my kitchen entirely. Now they will not even respond because they know they are at fault. I have hired legal counsel to help me address the major costs i have had to take on when they could have easily replaced a dishwasher like my warranty stated it would

Absolutely terrible service. I didn't pick this home warranty, as a 1yr warranty came with the house I bought. Everything was fine until 2 weeks ago when my husband and I discovered the digital display on the oven/range wasn't displaying and wouldn't turn the oven on. It beeped when we pushed a button, but that's it. So I made a claim. They wanted the home inspection report (something I've never had to give my other home warranties in the past), which I provided. In the meantime they had told my husband on the phone a technician would be in contact. A technician has never called. Later he received an email saying the range was "deferred" because the home inspection said the oven was 15° hotter than the [working] display at the time. My husband replied back asking how that had anything to do with the display no longer working and the oven not able to turn on. No reply for 10 days. Not having an oven has been a huge inconvenience for us. Especially since I'm pregnant. He reached out to them again today and again all they responded back with was the range was "deferred" due to the temperature difference from the inspection last April. This company seems to use whatever excuse they can to do the least. I'll be quite happy terminating business with this company and going back to 1st American, who has lower technician visit prices and has actually fixed broken appliances in homes I've owned in the past rather than weaseling out of it with lame *** excuses.

We purchased a home warranty through the inspector who recommended Residential Warranty Services(RWS) when we were buying our new house. The total was $550 for 18 months and there would be a $150 deductible for each request. I have had several home warranties from my previous homes and thought it would be a good idea to try a new one. The service was terrible. I requested a plumber on a Thursday and submitted a claim. I had a leak in my kitchen sink and fortunately, it was not a major leak. I waited 3 full days (Friday, Sat, Sunday) and called Monday to talk to the rep who told me they were still looking for a plumber. I then asked them to cancel and then about a week later, i got a voicemail telling me they have found a plumber! First of all, i was able to resolve the leak myself after watching a youtube video and got the putty i needed to stop the leaks. Granted it was not a big fix, but i was willing to pay the $150 trip charge to save some time. HOWEVER, RWS not only failed to provide a plumber timely, they were not able to communicate this information whatsoever. NOT EVEN A CALL! I had to wait on the phone numerous times to speak with someone. I finally got a hold of the manager who resolved was apologetic and finally canceled my request. It was an ordeal i did not need. The whole point of home warranty is to have someone who can help fix home issues even at a cost. I was willing to pay but RWS failed to oblige their duty as a home warranty company. I have canceled my warranty with them and do not recommend this company for 1. Price 2. Service 3. Lack of Communications. There are other home warranty companies i.e. Landmark Home warry who may be as pricey (still cheaper than RWS) but at least i am able to get the services i need in time.

RWS has horrible customer service with a useless home warranty plan. I will outline the reasons I make this claim in the following paragraphs, but I wanted to start off by making clear that if you are planning on purchasing a service or product from Residential Warranty Service or if one of their “home warranty” plans are part of an agreement in the purchase of your new home, I would strongly advise you to keep shopping for other home warranties or negotiate for a different home warranty service. My advice and recommendation are based on the consumer experience that my family has endured as outlined below. Issue #1: Our most recent experience involves the condition of our furnace. We just purchased our home in July of 2017, and last week had a reputable, well-known service company inspect and perform routine service on our furnace. The service technician uncovered serious issues that were not discovered during our pre-sale home inspection. The most serious issue being the overwhelming presence of bacteria growth, which the technician noted in his findings report. We were advised that continued use in the system’s current condition would pose a significant risk to the health of our family (my wife and two small children), essentially rendering the system useless. Of secondary concern were 3 pitted contactors which were causing an inefficient draw of electricity and would likely soon fail to turn on or off. The technician recommended total system replacement $10,000+, but also provided repair/bandaid options to return our furnace to usable condition (over $3000). RWS’s response: Upon review of our home warranty with RWS we were relieved to see that furnace/HVAC system cleaning was included as stated on the paperwork we received at signing and the documentation on their website. This assumption was INCORRECT. The RWS representative informed my wife that system cleaning is only covered if there is a failure in the system. I have yet to find this fine print anywhere in their documentation. This begs several questions. 1) Even though the amount of bacteria growth renders our system unusable, this is still not considered a failure by RWS. What is RWS’s definition of system failure? And, most importantly 2) What other less-than-forthcoming marketing practices are they using to persuade consumers to buy their service, but fail to deliver in real-world scenarios? They were willing to work with us on repairing the secondary issue (failing contactors), at least it seemed that way at first. After researching the issue, the manager/representative came back and said that they could cover the repair of the 3 contactors ($853 as quoted by the reputable repair service) after paying the $150 deductible on each. The manager/representative then told my wife that it would be cheaper to pay it out rather than pay the deductible. From this one dishonest statement, I can infer two things, 1) RWS has no respect for us as customers by openly insulting our intelligence and ability to do quick math, and 2) they are not afraid to tell their customers bold-faced lies and will stop at nothing to avoid paying out claims to their clients. It is now November in Indiana, it is cold, and we need a working furnace. Because of RWS’s failure and misleading marketing practices, we are forced to pay out-of-pocket for these repairs to keep my family SAFE and WARM. A home warranty is intended to give you peace-of-mind when purchasing a new home, instead RWS has delivered STRESS, DISSAPPOINTMENT and discourteous conversation.

In all instances, service was provided quickly and repairs were made accurately. Each contractor was professional, knowledgeable and friendly. Twice, the contractor had to provide an estimate and RWS had to approve the work but that seems a fair practice. Both the AC unit and the garbage disposer issues were addressed on the first visit as the contractors had the parts on hand. While I could have purchase a disposer and installed it myself, the $150 service fee was less than the cost of the replacement part alone, much less the aggravation of performing plumbing. Each year, the monthly fee reduces. I have no complaints and a lot of admiration for the service RWS provides. I have no experience with hiring my own contractor and requesting reimbursement. I would not choose that route as it seems overly complicated and fraught.
Description of Work: I have had the service for 2.5 years and used it five times: once for the AC unit, once for the garbage disposer, once for the microwave, and twice for the furnace.

We called the emergency line and were told a service provider would call within a couple hours. We heard nothing and called back the next morning at 8 o'clock. We were told someone would arrive by noon. No one called or showed up. We called again and they said someone should have shown up. We finally got in contact with the provider who did not show up until after 2 p.m. The provider immediately told us this was 'going to cost us' due to needing a new water heater. We called RWS back to confirm the details of our policy-coverage of water heater tank with the note: In the case of replacement, RWS will pay only up to the cost of a conventional tank replacement at up to 40 gallons not to exceed $650. The representative with RWS was extremely rude and instead of explaining this policy, told us 'too bad'. We asked if we were able to get a second opinion and she said we would have to pay for that and we were just stuck with the provider they sent and the extra costs. We requested a supervisor, and were denied. She said she was the only one we could talk to. We had planned to renew our warranty with RWS but will now be seeking out a different plan.

I have lived in my house almost 4 years now, and the whole time I've had Residential Warranty Services (RWS). Within months, my water heater went out and I called them. They sent out a company who deemed my water heater was going to need replaced. Perfect job. They did the work in a timely manner and I only had to pay my $75. A year later, I had some SERIOUS plumbing issues. I was uncertain of how serious the issue was until I called RWS and had them dispatch someone. They sent out the same company who fixed my water heater... well, this time since the issue was much larger it turned into a fiasco. I paid my $75 to the contractor, but he claimed I owed him more. He left various threatening text messages and voicemails on my phone. I called RWS and told them about the issue. I sent them copies of the texts, etc. I had to go through my insurance company to actually get the repairs done, but that's just how that goes sometimes. -As a single female, who lived alone, I felt threatened and violated that they would even do business with such a character. A few months later, RWS called and asked about the repairs I've had done at my house and the contractors they've sent out. I told them again how dissatisfied I was with their plumbing contractor and how I'd appreciate it if they never sent him out again. After that My A/C was having issues. I called RWS again... They said all reps were busy and to leave a voicemail. I had to call for three days straight before I ever spoke to anyone about my A/C. Finally, I was able to speak with someone and they dispatched a contractor. I paid my $75 and all was well. I was making monthly payments on my plan, and when I started the 3rd year's payment plan, I was paying ahead. I paid $50 the first few times and then I went back to my normal monthly payment. At the end of the year, they called me stating I still owed them $27 for the year or they were going to cancel my service... Um.. NO? I paid that money within the first two months of the year. -They've got LOUSY book keeping skills. I sent in proof of all my payments and they finally cleared that and we moved on to the 4th year of service charges. I'm guessing they're under new management now. They USED to be a great company. So here I am and my dryer goes out. I call to see if it's covered, because I don't necessarily understand the wording in their pamphlets. I literally called 17 times and left voicemails with various reps EVERY TIME. I called for 5 days straight and no one ever called me back. EVER. I figured I'd try some YouTube videos and see if I could figure it out myself. It worked. I didn't need to call RWS as it turns out, but they weren't returning my call anyway. I was pretty irate after that. So now I've made my 2nd to last "monthly payment" for the year's service. They withdrew my payment from my account and then later that same day, the money is deposited BACK into my account. I called them to see what was going on with that. It definitely wasn't an insufficient funds thing. Of course, the first person answers the phone and I ask to speak to someone in billing. She puts me on hold... then eventually the phone rings and it's the same girl again. I asked to speak to billing 3 times before I actually reach someone in billing. The girl in billing was Extremely rude with me. She exclaimed "No, we don't do that. You're wrong. We wouldn't take it out then put it back in. You're wrong. You must be looking at the wrong thing." -The tone in her voices was very condescending and snippy. She finally said "I'll look into it and call you back." Well, that was Monday. It's Thursday. Still no call back. However, today the money came back out of my account. To make a long story short, I was very pleased with RWS when I started with them four years ago. Over the last year and a half, their service has gone to crap. They obviously don't have enough service reps to answer phones. They have lousy bookkeeping. Their staff is rude and good luck getting a call back on your repairs that need made.

Previous home owner bought this home warranty for us when we buy our house, but I never made us happy so far. Here are their problems: 1. Their have very limited information about what is covered from their web (http://www.rwswarranty.com/) and all useful information on the document we got is the policy number. So we always get surprised that our problem is not covered in the past. 2. We called them a few times for urgent repair, but never get real service. They charge $125 per hour if they come after 6pm, and no guarantee the problem can be fixed. Finally we all get either handy man or Summers to fix out problems. Their rate is way better than $125 per hour. 3. On Feb 25, 2015, we get service during their work hour, but that service turned out really unpleasant experience. The problem is mixed caused by contractor and this warranty company. I believe if I do not have this home warranty. I most likely can find a better contractor by myself and pay less total for better service. So I want to share the story here. I also post following store on contractor's review. ============================ This was a very unpleasant experience, I paid the membership fee on Angie's list and spend one hour to write my store. All I did here is just to help others to avoid similar bad experience. I have home owner's warranty through (Residential Warranty Services, Office: 317-573-2088). I expect paying $50 deductible can fix my problem, if they do not mention anything in front. Sump pump in our house stopped working, and these guys are assigned to fix our problem by home warranty company. At the beginning he seems very friendly and really want to help us. He intended to be unclear on cost before he work, and finally he want to charge and charged us a lot. He turned out is not friendly at all, and very angry when we questioned on his price. He told us two things, in the begining 1. our outside drainage system is frozen, and he will fix that by adding a T connector to reroute our drainage system directly to our yard. 2. he also told us our sump pump (main + backup) system is not good and he suggest us to change. I told him to give me some information about sump pump he suggest and I will do a little research. He started outside, and told me that is not covered by home warranty. (Home warranty company only give us a paper with policy number, and we can not find coverage information on their website.) I asked him about cost for outside work if it is not covered by warranty. He told me he will give me a better deal than what I have. This answer is too vague, and I asked again about cost. He told me since he will do the work inside our house later, he can "help" us with the outside work. At that time I thought he mean outside work is free, because he do inside work and he can get paid from the home warranty company. And I expect inside work is covered by home warranty. So I allow him to start working. He started work outside, he told me he do not know what to do before he come, so he missed multiple items to do this work. He gave me an temporary solution. He do not have long enough pipe for this work, so the water is reroute still quite close to our house, we can buy more from homedepot and finish this work by DIY. He also told us to buy cap from homedepot and replace the pipe by cap after winter frozen season. In short his outside work is not done! He started pump in our basement and we see water comes out from the reroute pipe. This temporary solution worked, and I get more confidence on his work. I considered to give him a tip of $100 for help us outside without charge, and we move inside our house again. During working outside he told us that our pump is bad and we need to replace it. The primary pump is covered by home warranty and backup one is not covered. He also told me primary pump is covered, but not the backup sum pump. In our basement, he cut our old one and put in a primary pump. We get quote and told him we will call our neighbor who change pump system recently and done very well research on it already, and we will call him back if we need him. In the meantime he prepared the paper work and I was surprised by what he wrote. In addition to $50 deductible, he also charged us $200 for the outside work, which he tried to hide price and implied this is free. He told me that by only replacing primary pump he did not get enough money he want (I assume he mean from home warranty company), so he charge his work outside as well. I questioned his charge and work. He became very angry and told us he will undo all his work and keep everything open if I do not pay what he asked. He can not put my previous pump back, and I can not afford not having a pump when snow is still melting. So I paid what he asked. Here are the problems of what he did. 1. His work outside does not worth $200. I have Summers came to re-pipe in our basement, when our kitchen sink was stopped. Summers also did plumber work on pipes and connectors, their work is much much more complex and time consuming, and Summers technician teach me what he did and why in the whole process. Summers only charged me $350, and comparing these two work, his work cost at most $100. ( later my friend told me he could redo his work in 15 minutes, and my cost for pipes and connectors is around $10 from homedepot). In summary, I prefer Summers way better this these guys. To really over charge customers, they hide price in front, and threaten to undo his work if I do not pay. 2. Our old pump is still good. I realized this problem a few days after his service. The real problem is drainage system frozen outside, and he showed me that re-route pipe already worked. Since before we go inside, he turned on our pump and we did see water come out from rerouted pipe. So he replace our old pump just because he want to sell us parts and service! This is so bad. 3. Their quote for backup pump is bad and expensive. The model he suggested (PHCC1730) cost around $270, and had bad reviews. But he try to charge us $800 for this. Finally I got Wayne backup pump, which is more power and cheaper Wayne ESP 25, and did not use their service for backup pump. 4. Their service outside (reroute) is so sloppy. They keep so many work for me to finish up

He rigged our furnace to not work properly, which the second contractor I had to call found. The contractor told us we needed a new system, and refused to do any repair work unless we agreed to purchase a new system, which he would install. The second contractor I called told us our system did not need to be completely replaced. When I called RWS to let them know that the contractor they sent tried to file a claim for work that didn't actually need to be done, and that he created a fire hazard in our house by rigging the system with a piece of metal, the company told me it was my word against his, and there was nothing they could do.

I initiated a warranty claim on the failure of my homes HVAC system. I called the local office and asked what I needed to do? I was told I could call in my preferred HVAC tech to check out. Once I knew the problem I called back in to see how to get resolved? I was told I did not follow the correct process and the claim would not be covered. I told them I followed the process that was explained to me over the phone. Long story short, after many phone calls back and forth, they sent out one of their preferred HVAC techs who noted the same problem as my HVAC tech. I then called back to see how to resolve, they said they would send out a check for the covered repair. Two weeks go by, I never received a check. I called back only to be told the check was sent to their preferred HVAC tech. I said I was told the check was to be sent to me. Once again they said a check would be sent to me. I never received a check. After many phone calls, I was told I need to send them proof that the system had been repaired. I sent them copies of my receipts. I called back in to check the status of my check. I was told "we pay net 30 days"! Its now been 40 days since I filed my original email showing proof of repair. At this point I think they want me to give up. I honestly would not do business with this company!

Homeowner called in claim on 5/21/13. On 5/31/13 homeowner requested we send out our contractor and we gave approval for the repair. He was told he would be reimbursed up to 30 business days from the day we received his invoice. The invoices were submitted to us on 10/8/13, we had until Nov 19, 2013 to issue the homeowner a check. A check was issued on 11/15/13 for $900 and the check cleared our bank on 11/22/13. The homeowner never called to check on the status of his check prior to submitting his negative review. If he had he would have been given all of this information.

The water heater was installed, but my experience with american residential was not good. So much so, I have cancelled them as of the end of this month. They covered nothing that involves to working of your system. I understand maintenance, which I have done much, but other than maintenance they provide no help only excuses.
Description of Work: Sent out a water heater person to install new heater.
