At first, everything went very well. Rodney came out to my house to provide an estimate for repairs needed from the spring hail storm. New roof, gutters and some siding on my chimney. After consulting with 2 other contractors, I selected Rodney to perform the services because his estimate was the lowest out of all I received. At the meeting to sign paperwork (which he arrived about 30 minutes late for), everything started going wrong. First, Rodney increased the price of services by several thousand dollars. He stated that he was to go by the insurance estimate given to me by my insurance company, even though he previously gave me a lower estimate for the work that had to be done. My insurance company works differently than most, and they had already written me a check for the entire amount of repairs that needed to be done - hence why I was shopping around for a contractor. I finally talked Rodney down to the original estimate he had given me when he first came to my house. When we were almost finished with the paperwork, he tacked on an additional $1000 for the "deductible" I had to pay. Confused, I asked what this was for, and he explained that this deductible is how he makes his profit. After I argued with him for a while (because the deductible had already been taken out of the insurance check I received and I knew the deductible was a part of the grand total, not an addition to it) he told me to call my insurance company to verify. So he left without me signing any papers. I called my insurance company the next morning, and they confirmed that I did not have to pay an extra $1000 deductible on top of the grand total. They advised I use a different contractor that would not try to cheat me out of any money. Which I gladly did - I called another contractor the following day and had all of the work completed within a few weeks...for $2000 cheaper than what Rodney quoted me. I feel like I was being taken advantage of Rodney because I'm a female. While I originally wanted to help him out with starting his own business, I'm glad my intuition was to go with someone else. I hope this doesn't happen to anyone else, especially women who take care of their homes and negotiate for home improvement services. If you decide to use Armadillo Roofing, be sure to get a fair estimate in writing (without showing your checkbook/insurance estimates first) and stick to it!
Description of Work: I consulted with Armadillo to replace my roof, gutters and fix siding on my chimney. Due to the high price of Rodney's actual price, I decided to not use Armadillo for the services.

This of course was an insurance claim. Armadillo has a general contractor license so they worked with me and my insurance to make all the necessary repairs. Rodney did the repairs within the damage repair cost estimate prepared by the insurance adjuster. But Armadillo went above and beyond what was necessary. They upgraded my shingles to quality Owens Corning Oakridge dimensional shingles and installed extra nails per shingle. They also installed ice and water underlayment under the shingles at the eaves and the valleys to prevent ice dam water backup in the winter and provide additional weatherproofing at those critical areas at no additional cost to me. They also upgraded the gutters and downspouts from the 5 inch that were existing to 6 inch. This made a huge improvement to the performance and appearance of the gutters and downspouts on my home. As for the vinyl siding, the repair blends in perfectly and is now virtually undetectable. Rodney was great to work with. I obtained my insurance damage appraisal, singed a contract with Armadillo, and they took it from there. They obtained the necessary building permit, kept me informed of when they would start and let me know where they would place the materials so I could use my garage all during the process. They started when they said they would and completed the job quickly and cleaned up daily. The workmanship is excellent and I could not be happier. Not a drip of water inside during the project or since it has been completed and we have had a lot of rain since the job was done. All is now completed and all it cost me was my insurance deductible, exactly the way it is supposed to work.
Description of Work: Armadillo performed all of the repairs required to my town home following the April hail storm. They tore off and replaced the existing roof, replaced the gutters and downspouts, repaired the damaged window screens and replaced damaged vinyl siding.

Armadillo Roofing was hired to do some repair work, to my roof, gutters and siding, after the hail storm in April. They looked at my insurance quote and said they could do all of the work for the price on the quote. I live in a duplex, so I had to wait on my neighbor to have her home inspected by her insurance company. Rodney worked with her and her insurance company when they continued to cancel appointments with her. Most contractors would not do that. I had a new roof put on in August of 2012 by another company and have had all types of leak issues. I showed Armadillo where the roof was leaking from the past job and they fixed all those areas and all the others issues that my roof had at no extra cost to me. When they replaced my siding, they also wrapped my house as it had never been wrapped when it was built. And this also was no extra charge to me. They ran out of siding while doing the job and Rodney gave me a call to let me know what had happed and that they would be back once they got some more sliding in. He has had excellent communication through this whole process. They did a phenomenal job with clean up from both the roof and the sidings projects.

He was hired to repair damage done to my home from hail and rain storm. He agreed to obide by quotes given by Allstate and the adjuster. He never gave me any quotes different than what I had from Allstate. Said an estimate was not necessary because he would go by Allstate's figures. He included the $500 deductible that I had already paid to Allstate in his quote. He would not describe the discrepancy with the check that I gave him and from Allstate. He has taken my money and will not complete the work. The approximate cost of repairs to my home was estimated at $5874.24, less $500 deductible payable to the contractor. Without doing all the work recommended, the contractor charged $6666.55 for the partial list of work at Allstate's estimate of $4150.78. He agreed to work at Allstate's prices, but then the contractor reneged. When I asked for a list of expenses after the work was done, he took 5 weeks to send me his invoice. Not only had he agreed to Allstate's prices, he did not give me any estimates previously, but sent his invoice with no explanation of why prices had changed. I originally gave him a check for $5874.24 (including $500 deductible which Allstate reports should be paid to him.) The difference between what I paid and Allstate's estimate of ALL the work is $1723.46. Originally I over stated what the contractor owes me for the part of the work he has done. He sent me a check for $2633.53 as of 6/13/13, my original incorrect estimate. In the interim, Allstate sent a supplemental check for additional work, totaling $3309.79. In the presence of two Allstate agents, on 6/2/13, the contractor agreed to the price for doing the siding only.

Armadillo Roofing has a strong desire to reach a resolution in this matter, but disputes some of the statements made by Member. Armadillo has only ever sought to receive payment at the replacement cost value rates established by Member’s insurer. Member has insisted on only paying for actual cost value. The actual cost value merely represents the value of the replacement value cost of the damage done minus the depreciation that had already taken place. Armadillo has, from the onset, agreed to do the work at the replacement cost value rates established by Member’s insurer so that Member does not have to pay out-of-pocket for the repairs. Armadillo has attempted to explain this to Member, and to assist Member in getting the replacement cost value reimbursed by Member’s insurer, but Member has informed her insurer not to speak to Armadillo, and Member has refused to allow Armadillo to finish the work contracted for that Armadillo has offered to finish. At present, Armadillo has already substantially finished the work contracted for, including upgrading Member’s roof and gutters. The remaining work consists of siding and five windows Member wished to have fixed. Armadillo Roofing is also unable to ascertain exactly what Member’s desired resolution means – is she asking for Allstate’s replacement cost rates to be used, or the actual value rates? Armadillo Roofing would need a scope of work worksheet and an exact breakdown of materials to be used and re-used from Allstate before proceeding. Armadillo contracted with Member to perform repairs and replacements in association with hail damage to Member’s home. Member’s insurer, Allstate, provided an estimate of what would be covered under Member’s claim, including the rates at which Allstate would reimburse Member for replacements done. In that estimate, Allstate also provided Member with a breakdown of: the replacement cost value of the work to be done; the depreciation value of the parts of Member’s home being repaired; and the actual cash value same. A copy of the estimate is attached to this response. Armadillo agreed to abide by Allstate’s quote regarding the pricing of the work done. Since Armadillo is replacing parts of the house that have been damaged, not buying those parts from Member, the work must be paid at the replacement cost value rates. Member seems to be under the mistaken belief that Armadillo can only charge her the actual cost value rate based on Allstate’s estimate. The total cost of all work done, at replacement cost value rate based on Allstate’s estimate. The total cost of all work done, at replacement cost value rates, was $8,931.90. This is the amount that would be, minus the Member’s deductible, reimbursed to Member if all the covered replacements were done. Armadillo was not contracted to do all of the covered replacements, but was contracted to do a substantial portion therein. However, it is easy to see that the replacement cost value of the work already done has exceeded the actual cost value already given to Member. This does not mean that Member is being overcharged – it simply reflects that Allstate does not provide replacement cost to its insured until the replacement is actually done. Member has already been paid the actual cost value by her insured – this is reflected in the amount shown paid in Armadillo’s estimate. When Member became upset that the cost of the work would exceed the actual cost value already paid by Allstate, Armadillo attempted to ameliorate Member by returning some of Member’s payment with the understanding that she would still be required to pay replacement cost value for the work at the end of the job. However, Armadillo put a stop on the check when Member chose to place untrue statements about Armadillo on Angie’s list, interfering with Member’s ability to obtain new clients. Member can be reimbursed by her insurer for replacement cost value once she shows her insurer that the work has been completed. Armadillo has informed Member of this, And has offered to assist her in obtaining the replacement cost value reimbursement from her insurer. In response, Member told her insurer not to converse with Armadillo about Member’s home. Her response seems to indicate that she has received further payment from Allstate – it may be that she has now been reimbursed at replacement cost value by her insurer. However, nothing in her response shows that Armadillo has been billing her fraudulently, or done anything but abide by the estimate given by Allstate concerning replacement cost rates. Further, Armadillo has never refused to complete work – the Member has refused to allow Armadillo to complete the remaining portions of the job. All work has been done except for the siding and window repairs – the delay regarding the siding was due to Allstate’s indecision concerning coverage for the siding of Member’s home. At Armadillo’s request on behalf of Member, Allstate agreed to completely re-side the house. In order to expedite the insurance approval process, Armadillo convinced the Treasurer of Member’s Home Association to submit the by-laws to Allstate. Armadillo has also attempted to explain the insurance process to Member and assist her with getting reimbursed – it has been Member’s own misconceptions about the process, and the delay by Member’s insurance company concerning the siding, that has caused confusion and disruption of the completion of the job. Armadillo simply wants to complete the job and get paid at the agreed upon rates given by Allstate.

Armadillo Roofing found a leak in the roof that two previous contractors had not found before. I was advised to cover it with a tarp to prevent more damage. They covered my roof and even found some other things that had been missed. Yesterday, the crew came out and replaced the roof. They did a magnificent job. They also put a special seal under the asphalt tile to prevent further leaks and damage. Their clean-up was phenomenal and even used a magnet to pick up stray nails. They came out and replaced my gutters and downspouts and did an amazing job as well. They're also coming to do some siding and windows and repair on the ceiling in my bedroom from water damage, they have past experience in remodeling as well. He seems to be a very honest person. A+++!
