We were in the process of building a new construction home and after interviewing several contractors we met with Jeff, and decided to sign a Design Build Agreement for which he charged us $18,000. It was less expensive than the architects we had met with and we were advised that it was a good idea to get your blueprints in conjunction with your contractor because they know the cost of labor and material and are better suited to help keep you within your budget. After we came up with a suitable floor plan and he gave us the proposal for the build, it came in WAY OVER our budget we told him we wanted to keep. So obviously, we bid the project out to two other contractors. His proposal was not too far off from the others but a bit higher than one other contractor. Jeff told us that once we received all proposals, he'd be happy to match any pricing. We did go to him with the other proposal and when he came back with his price match, I felt insulted. He did not change the pricing on his labor, but rather just gave us lower allowances, which ultimately meant we'd have to pay more later for the quality of material we were looking for. Because we only signed a Design build agreement, we were always told that if we decided not to go with Silver Leaf for the construction portion, the blueprints were ours and would be finished and adjusted for permits as necessary. After we told Jeff that we were moving forward with another contractor, he was unresponsive. I asked to deal directly with the architect (whom I had never met but only dealt with through Jeff). The architect was unresponsive and after several calls to make minor changes and to prepare for permits, he said he was "too busy" to make any changes. He offered a Design Build release form for another architect, but ultimately did not finish the project. We went to another architect, which our new contractor recommended, and he had to make a complete set of new drawings for only $3,500. I much prefer our new layout as we were able to make changes we originally asked Jeff to make, but told us we could not without adding more to the budget...not true. Jeff appeared to be very professional and thus was the main reason in choosing him, but at the end he proved otherwise. Don't waste your time, if the design process went like this, so glad we didn't go through the whole construction process with him as well.

At Silver Leaf Construction & Renovation we pride ourselves on our attention to detail, quality craftsmanship and our extensive customer service. The aforementioned review is clearly a one sided interpretation of a project that was never actually completed. We started working with the client to design/ build a home on a challenging lot. Our design/ build process includes permit ready architectural plans, engineering and in this case a city zoning adjustment due to the complexity of the building site. The client had many issues in completing the architectural plans and spent more than 3-months making changes including increased square footage, floor plan/ elevation modifications and additional finish level details. In doing this the client was warned on several occasions that the changes and additions would increase the building costs and overrun the target budget. Upon completion of the final plans the budget was overrun as anticipated. After another 3-months of changes and option pricing we finally came to a reasonable budget to the clients satisfaction. Much to our surprise during the attorney review period the client notified us they were going to bid the project out to another several builders to be sure they were comfortable with the budget. Our policy is to match a competitors bid assuming the specifications and level of finish are like quality. They said they needed two weeks to get the bids and would get back with us to go over the details. 3-Months later they received their bids of which were nowhere close to apples to apples comparison with our 20 page detailed proposal. We agreed to review the other bids and see what we could do to modify our costs as well as the scope of work in order to yet again reduce the budget. After additional negotiation with our supply and vendor partners we were able to provide special material discounts as well as labor reductions to get them further relief on the budget. Following another presentation meeting the client was again in agreement with our revised cost and scope and verbally agreed to move forward pending the attorney review period. The client then failed to complete the final document signing and attorney review and the agreement was terminated. We were then notified the client had decided to proceed with another builder. As per the terms of our design/ build agreement the client was provided a completed set of permit ready prints as well as the CAD files. The zoning adjustment was also completed and approved and the documents were provided accordingly. We then got a call 3-months later requesting changes to the architectural plans by our team at which point we notified the client that she selected another builder and he would be responsible going forward with any changes or modifications. We provided an addition architectural waiver releasing any rights of use or breach of copyright. After more than a year of patience and professionalism we determined the client would be best working with another firm and declined any further contact. It is now August 2013 nearly two years after the start of the aforementioned design, we have successfully completed nearly 60 projects and the client in question has yet to break ground.........please interpret this review accordingly.
