Overall, we were very disappointed with the service we received. We had returned early from a vacation getaway at the request of Ms. Jemilo who implored us to meet at 1:00 p.m. in order for her to be able to beat traffic home (as her office/home is located in the South Suburbs). We arrived at our home prior to 1:00 p.m. We then proceeded to wait. At 1:30 we contacted our financial institution and then contacted the company at 1:45 p.m. who apparently outsourced the appraisal to Ms. Jemilo. Three minutes later we were contacted by Ms. Jemilo explaining that she was running late (we were not contacted in advance). Ms. Jemilo arrived at 2:10 p.m. She nearly left our home without looking at the downstairs which included a finished room. Ms. Jemilo ultimately left after approximately 20 minutes. The appraisal report contained numerous inconsistencies and inaccuracies regarding our property. We felt that we were not treated professionally during the appraisal and also felt that the appraisal of our property was incomplete.

I tried to be very accommodating to the customer. I do not give specific times for any appointments because of traffic, customers give inaccurate information regarding their properties that can cause an inspection to go longer than possible. My appointment windows are typically 1 1/2 to 2 hours that I may show arrive at the property. This customer I will honestly say were the worst customers I have ever had in 13 years of appraisals. I've never had any complaints. I have constant referrals from my customers and clients, including repeat business, and other business connections have been created. Along with giving emotional support and a shoulder to cry on for customer who unfortunately were losing their home as I was performing an appraisal for the REO bank. These customers were quite demanding and overbearing. The appointment was not for 1PM exactly. It was between 1--2PM. I had also been trying to get an appointment for over a week. Which the appointment was arranged with the husband, but the wife was the one complaining I wasn't there at 1PM. I asked for the weekend for the inspection but they insisted it being done on the Friday when they were scheduled to come back. Which I express why put the stress on them rushing back from a vacation for an appointment when I could come the next day because I had a prior evening engagement. These customers (wife) started calling me and the management company after 1PM being very harsh. I explained to her I was finishing an appraisal and on my way and the appointment was not at 1PM exactly. On my way there I had to pull over several times from phone calls from the management company that assigned the order, that the customer kept calling them and how she was responding. I have never been so upset because of a client, I actually had to stop again at a McDonald's to throw up before I got to their house, which that along with road construction getting to her property I was 10 minutes late outside of the 1-2PM window. Which I apologized profusely. The customers attitudes were hostile and made me very upset. I felt it was also other tension going on in the household. I was very nervous. I felt very uncomfortable with the customers, I don't know if it was the appointment time or a racial issue. I has anxiety and quite fearful of these customers, that being nervous around them I did almost forget the basement in their eyes. I have a check list that I go through and recheck it before I leave any property to ensure I don't forget anything. The main problem with this overall is the estimate of market value for their property that I derived was different from what they thought it should be. Unfortunately with the market trends property values are declining in most markets and appraisal reports now have additional requirements for the selection of comparables. Property values have declined in most markets, which is creating more foreclosures because people can't afford their interest rates that were adjustable and they can't sell their properties because of the lack of financing. It is getting more and more difficult to get financing for properties even with good credit. Lenders are changing requirements wanting appraisers to utilized comparables that closed in the last 90 days, in close proximity, and possibly foreclosures if they are prevalent in the market or if they are quite similar to the property. The consumer needs to be educated on this to make wise and informative decisions for refinancing and purchaing properties in the current market. Some lenders actually have the same multiple listing services that the appraisers have, and constantly review them to see if appraisers are utilizing the similar properties. For this file, the customer asked me to review additonal sales to try to increase the value of their property, unfortunate the sales they provided were not comparable and could not be utilized, they were superior and with adjustments because of them being superior would have just proven the opposite for the estimate of value, because of the large adjustment needed. I was also inspecting their house interior and exterior for approximately 30-35 minutes and for the size of their house and the quality of construction, this exceeded the time most apraiser would be at a property of this size. I'm truly sorry for any stress or inconvenience that the appraisal process and appointment caused for this family. I take pride in my work. I can truly say my life revolves around my appraisal work and business. I do my best to accommodate the customer including performing appraisals on holidays at the request of the borrower. I have performed appointments at 9PM because that was the only time available for a customer before they went out the country, which made me have to take a second trip for photos because of dark. I worked on my wedding day and all during my recent honeymoon. I take my career seriously. If a customer has questions or concerns about anything having to do with the appraisal process, market trends, etc. I take the time to discuss it with them. Customers are people as well as appraisers and deserve to be treated as decent human beings. I will not get into any specific details regarding the property, customers, etc. I believe in privacy for the customers and all involved. This response was solely to provide my side to this report provide by the clients.
