We contracted to buy a home, and the home inspection called out some problems with joists and beams that might represent structural stability issues - the home inspector recommended consultation with a structural engineer. I contacted Structural Dynamics via Angies List, gave a brief description of the issue and mentioned that it was fairly urgent because we did not want to close on the house without knowing the full scope of the problem. Ted got back to me within an hour and asked me for a copy of the inspection report (which included pictures of the areas in question). Two hours after I sent the report, Ted contacted me again and reassured me that the problems were not major structural issues and could be fixed without a great deal of expense. He could have made a quick buck (another inspection would have cost at least $500) -- instead, he gave me a speedy, professional and honest reply. It's so refreshing to find people like Ted -- they are few and far between these days.
Description of Work: Sometimes it's what the service provider does NOT do that makes them excellent. Especially in something as important as structural engineering, you look for someone who has the highest standards of integrity as well as professional qualifications. Ted at Structural Dynamics is exactly that kind of person, and I highly recommend Structural Dynamics to anyone who needs structural engineering services.

I contacted them here on Angies List. We had an appointment soon after. During the appointment he listened to what we needed, took measurements, gave advice, took notes and left. A few days later we had our pdf so now we can get our city permits. It was quick, easy, and painless.
Description of Work: The structural engineer wrote up pdf for removing wall and putting in header/footer.

They did the work within a week of my call. It was an additional $150 for a written report. He was very knowledgeable in what he was doing. He was very courteous and was very honest. They got back to me very fast.
Description of Work: I used Structural Dynamics because I wanted to see if my house was out of line. He lasered the house to see if it was. I had a structural problem with my house settling in one area versus another. There was a difference but it was minor. He said that nothing needed to be done at this time. He did tell us that our beams on our porch that hold up the roof had a two inch difference from one side to the other.

I am writing this review even though I did not end up using the company to do the work because Wayne Leonardi from Structural Dynamics was very helpful throughout the process. I obtained proposals form 5 different companies to correct a problem with a sinking foundation. Structural Dynamics was one of only two companies that proposed installing 4 piers instead of 3. However, all proposals except one (which was higher) were similarly priced. Wayne was very clear that a pier should not be installed under a window, which all of the companies that had proposed installing 3 piers were planning to do. I spoke to Wayne and emailed him several times throughout the processing of deciding who to hire to do this work. He was very helpful in providing information and pointing out important aspects of the job. In the end. the only hesitation I had in choosing Structural Dynamics was that the warranty they provided was only 10 years. All other companies were providing 30 year to lifetime warranties on their work. Wayne informed me on several occasions that warranties were not necessarily the same and to read them carefully, but after carefully reading the warranty from another company, it appeared to be identical to that provided by Structural Dynamics, except that it was 30 years, not 10. I have little doubt that this company would have done an excellent job, but in the end I wanted the security of a 30 year warranty. If Structural Dynamics had provided the same length of time on the warranty. I probably would have selected them to do the work.

I needed an urgent foundation inspection to satisfy a lender contingency for a purchase of a historic home. Ted Carlson was great. Following up on a recommendation from my carpenter, I had made phone calls to two other structural engineering companies before I realized that they were not headed by licensed Professional Engineers (P.E.s). After they hesitated and rejected the job I offered, I found Structural Dynamics, Inc. on Angies List and checked on licensure. I needed to have the foundation assessed on a house that became my responsibility when my husband passed away. The house dates back to 1950 with an addition over a basement, a crawl conversion, and an attached garage added. Before spending more money on the house for siding, etc. I wanted it evaluated and determined if it needed to have foundation repair done, what that would cost, and who would do it for me. The house hadn't been sold in almost 40 years and I honestly didn't know if investing in major repairs was wise. Ted Carlson was great. He was professional. Over the phone, he described the measurement process he would use. He was punctual in spite of a flooding downpour. He listened to every symptom that concerned me. He set up his equipment and measured multiple rooms in my house. He answered all my questions. Best of all, he put the variations in my house in perspective for me compared to much newer houses he has measured. He concluded that my foundation has not had significant differential settlement. I can go forward with my home improvements with peace of mind. The evaluation procedure I had been expecting would have been 5X as costly. I am confident that Ted is capable of doing that procedure but he chose a cost effective procedure instead to weed out a house like mine which really doesn't need foundation work. I am not a person who gives straight A's but I did this time. This was my first Angie's List experience and it was great!

My husband and I were in the process of purchasing a home, when the inspector spotted some structural issues in the house. He inspector recommended that we hire a structural engineer to get his opinion on the integrity of the home. We found Ted Carlson, the structural engineer, on Angie's list and he agreed to come out to the proposed home to inspect the structure. As we walked in, he said he could feel the floor sloping towards the load bearing walls. He also noticed diagnol craccking on the drywall, which is an indication of possible structural/foundation issues. Some of the doors did not close properly close to the load bearing wall. Once in the basement, the loadbearing wall did not have proper beam support (which contributed to the floors sloping towards the loadbearing wall). He stated that the structure could be fixed with the proper equipment. Since this was an inspection for us to determine if we wanted to buy the home, we were very appreciative of his opinion. We did walk away from the purchase of house, but I would hire him if I ever needed work on my home.

Things moved along at a pretty good pace. the 2 man crew was very experienced not only on the foundation work but many other kinds of construction work as well. They are a good team working well together and antcipating the others needs. the work was very carefully done.
Description of Work: Work started on 9/13/ when they began digging holes for the 8 piers required to raise the foundation. Then they broke out small pieces of the footings in each hole to allow the pier to be mounted against the vertical wall of the foundation. In the next few days they placed large heavily galvanized special brackets designed to clamp the piers to the wall with 6 special high strength bolts. The piers are made of heavy wall(1/4 inch ?)square tubing also heavily galvanized to resist corrosion. These come in 2 kinds. The fist piece used has a point on one to help it penetrate the ground. Each piece is 4 ft. long. The rest of the the pieces have a pilot on one end that fits inside the first piece and each to follow. A special frame is bolted to the foundation bracket and a hydraulic cylinder is used to apply pressure to the pier segments pushing them into the ground. Cylinder pressure is monitored and when a certain pressure is reached the pier is presumed to have bottomed against something solid. Then, using ordinary hydraulic jacks at each pier and special frame, the house is very carefully and gradually lifted back to level as measured with surveying equipment. The balance of the operation involves refilling the holes and replacing the concrete. There was also a pole in the center of the garage that supported a second floor bedroom which had to be replaced.

Representative from Structural Engineering was polite, friendly and on time for inspection/estimate, however, the he was extremely slow to follow up with us (more than three weeks). When they finally contacted us, there was no offer of a clear solution to remedy the issue and consequently we were never provided any sort of formal, written proposal/estimate. Due to the lack of responsiveness, we did not pursue any further contact with this firm.

I realize this is a delayed response, however, we have recently begun to use Angie's List more, after receiving many referrals from them. There are many avenues in which to communicate and advertise anymore, and that can make it more difficult to decide in which way to turn, however, Angie's List is proving to be very productive. It took us some time to figure out who this was, as the name and address did not match the job that was looked at for an estimate. So I am not sure if [member name removed] owns the home, or owned it, and / or was looking to buy it, or was there for someone else. Our representative met with [member name removed] twice at the home and I asked him what transpired. This was his response: " It has been a while but I recall meeting with him at least twice, maybe a third time, and he wanted a simple fix, and I mentioned it was not that easy, and the best solution was to remove the problem areas and rebuild, along with the removing and replacing the brick work. He was not interested and wanted a simple repair. When people want a cheap simple fix, I shy away, and try to be nice, but firm, we do it correctly, or not at all. Therefore we never provided a written proposal."

We had buckling foundation walls in our basement. Ted Carlson came out promptly and gave a very professional survey and estimate. He is very knowledgeable, and the price was comparable to Perma-Seal and US Waterproofing. Although the prices were similar, his recommendations were different and we decided to go with Stuctural Dynamics based on him being a structural engineer and once again, his vast knowledge. My only complaint would be that it took a bit to get it scheduled, but our overall experience and end product was fantastic! In fact, we had them add in a drain tile while they were at it, they also threw in additional patching at no extra cost. We will definitely use them again if needed.
Description of Work: Structural Dynamics put several beams against our buckling foundation walls, as well as installed additional drain tile along one of the walls.

This was a pretty good way to reinforce a block wall and much less than the $20,000 it would cost to excavate and replace the wall. Structural Dynamics provided the inspection and estimate for $350 which was credited back when we had the work done. The cement cutting was very dusty and we rigged our own plastic tarps to contain it to just the work area. SD work was good and professional, my wife was home at the time and felt very comfortable with the crew. There were some delays caused by their subcontracting with the cement spraying company, which they were very upfront and equally angry as we were! The cement spraying was very messy and the basement had a layer of grit despite their attempt at clean-up. We rented a carpet cleaner from Home Depot and sprayed and suctioned up the remaining grit, which worked very well. Overall, the service isn't top-notch, but the work itself is solid and I feel you get a price break working with SD. That's worth it to us.
Description of Work: We had a sloping and cracked block foundation wall running along one side of our house. They cut away the basement floor along the wall, a wire mesh was installed on the wall, and concrete was sprayed onto the mesh. The foundation was reinforced with approximately 8" of cement. The work was inspected and approved by the City of Wheaton.

This was a two day operation. The two man crew quickly had the house supported by screw jack posts and removed the old wooden posts with sawzall. They used an impact drill to test the footings below each post and several times found that there wasn't one at all. These were excavated and a new cement footing was poured. The following day they came back and cut to length steel columns, welded on top and bottom plates, and installed them. The welding job wasn't perfect -- I noticed some off center plates, but I didn't say anything because they didn't seem to make a structural difference. On the second day they also capped the footing with additional cement which was poured over the bottom metal plate. This work was fine, but I did some cement touch up work afterward because I didn't like the final look. This work was very well priced. We had some estimates at $1000 a post. The estimate for this job had originally identified 4 posts that absolutely needed replacing (for $1550) and two others that needed additional inspection but were priced at $200 each. The work wasn't perfect and looked a little sloppy, but I'm sure it's structurally sound. We used this company again to do work a few years later on one of our block foundation walls.
Description of Work: Structural Dynamics jacked up the main beam in our 1000 sq. ft home and replace several of the wood posts with steel columns. The wood posts were original to our 1920's home and they were rotting at the base due to improper footings and a cement floor that was simply poured around them. Water emerged from the base of these posts during the flooding/rain storm in the summer of 2008. There was settling under several columns due to a lack or inadequate footing and they poured new footings for these. In total 6 posts and two (or three?) footings were replaced.

Structural Dynamics was recommended to me by friends who had used them to inspect and replace a beam line in their basement. They were very satisfied with the work and professionalism of the Company. I contacted Mr. Ted Carlson (owner) to come out and do an inspection of my older home (built in 1926) for possible structural problems. Mr. Carlson conducted the inspection and provided construction drawings to repair my front porch. He was very thorough in his analysis of my foundation and problems with the front porch. I HIGHLY recommend this company.
