Hands down the best inspector we've ever hired. Tony is an expert in older homes and we got a thorough lesson in history, architecture and construction. He had extremely valuable insights and ideas, and answered every question we had along the way (and I had a lot of them). If there were a problem with the house, he would have uncovered it. Of course, every inspection turns up some issues, and he did a great job of putting everything in proper context so we could prioritize the repairs needed. We walked away with a great sense of what we're getting into, and we know the things we need to do right away versus what can wait 1 year, 5 years, 10 years, etc. Coming from a much newer house, I now feel much more comfortable in my knowledge/understanding of this considerably older home. I would use Tony again in an instant, and would enthusiastically recommend him to others.
Description of Work: Tony Mitchell performed an inspection for a older home (~1918) we're purchasing in Evanston.

Tony was great. Easy to work with, incredibly careful and thorough, and took time to make sure I understood everything. I got enough credits that he more than paid for himself.
Description of Work: Tony provided a very thorough inspection of the apartment I was buying and the entire building

We were looking at purchasing old homes, which of course can include some hidden surprises. We therefore wanted a home inspector to perform a thorough and honest review. Tony Mitchell was great. We liked him so much, we ended up using him for 3 different homes. I still remember watching my realtor's face turn white as Tony uncovered the hidden problems with our first selected home. After finding a new home (and a new realtor!) , Tony again uncovered some issues that we used in our contract negotiation. In both cases, the Sellers came down on their price in light of the issues we found. Yet those issues were strong enough to convince us to look elsewhere, and we ended up finding our dream home. Yes, the third home has some issues as well, but we knew about those issues heading into the purchase. That's the bottom line with Tony - you're going to understand your home before you buy it.

TONY IS A TERRIFIC HOME INSPECTOR AND VERY KNOWLEDGEABLE ABOUT OLDER HOMES. HE THOROUGHLY INSPECTED THE HOME WE WERE PLANNING TO BUY AND TOLD US SO MUCH ABOUT HOW THE HOUSE WAS BUILT, THE TECHNIQUES AND MATERIALS USED AT THE TIME, AND WHAT WE SHOULD WATCH OUT FOR IN THE FUTURE. HE FOUND OLD CHIPS OF CEDAR IN THE ATTIC THAT INDICATED THE HOUSE ORIGINALLY HAD A CEDAR ROOF, SHOWED US HOW TO MEASURE THE DECLINATION OF OUR CANTILEVER FRONT PORCH AND BALCONIES (ALWAYS AN ISSUE WITH PRAIRIE HOUSES!) AND FOUND SEVERAL SMALL ITEMS THAT WE RECEIVED A CREDIT FOR AT CLOSING. HE ALSO IS A VERITABLE ENCYCLOPEDIA OF SERVICE AND REPAIR PEOPLE ON THE NORTH SHORE, AND WE LEFT THE (NEARLY 3 HOUR!) INSPECTION WITH A LONG LIST OF PEOPLE TO CALL FOR FUTURE WORK. MY ONLY COMPLAINT ABOUT TONY IS THAT HE S NOT PARTICULARLY PROMPT TO RETURN PHONE CALLS WHEN PAGED OR LEFT A MESSAGE; OFTEN IT S 2-3 DAYS BEFORE HE CALLS BACK OR YOU JUST HAVE TO CALL AGAIN. HE'S WORTH WAITING FOR, BUT IT S ANNOYING.
Description of Work: THEY INSPECTED OUR 1912 PRAIRIE-STYLE HOUSE PRIOR TO PURCHASE.
