They take care of the small details that turn an average job into an excellent job. Rory, the owner, is a personable, easy to talk to person. He stands behind his work. We had an issue come up @ 5 years after he did some work, he took care of it 100%. No charge. Aaron, one of Rory’s key employees, is a first class finish carpenter, no detail is too small. All of Rory’s sub-contractors; plumbers, electricians, painters, etc have been of similar quality. During the work, Rory communicates with the homeowner regularly to keep them appraised of progress or problems. Every effort to lessen their impact on you and your home is taken. Just read contractor's explanation/justification (12-12-2016). True the offer was made to remove shower door in order to repair caulk free of charge. The subcontractor did improve cut on misaligned/misfit tile. Any correction beyond the superficial resulted in costs shifted to homeowner to fully correct the inattention to detail of shower base placement and tile alignment. Photos taken 12-12-2016 show current condition.

This was our second major project with Mulligan Restoration. The work was exceptional on all front. Work plan was detailed from the beginning and weekly progress meetings provided that there were no surprises. Design ideas were outstanding! Our ideas were completely captured in the design and there ideas were excellent. Rory's experience contributed significantly to a successful project. Our master bathroom included a double sink at a higher working level, new cabinets, including a recessed one in the wall between the two sinks (Rory's idea), heated floor, deep jacuzzi-type tub, comfort toilet, shower with stone floor and accent up the back wall, and swinging glass door. Lighting was improved with LED recessed lights. Decorative wall lights over framed mirrors are on the walls above the sinks. More electrical outlets made for a more efficient bathroom in today's age. The large closet off the bath was upgraded with lighting, and a closet system that made the dark closet into a dressing room with more clothes storage than before. Colors of walls and floor are bright and fresh. The second bath also used the higher deck for the sink and cabinet storage was improved. All fixtures were upgraded and to our specifications. We selected all surfaces, paint colors, plumbing and lighting fixtures with his team's help. Thought was given to service access panels and materials. All of Rory's sub-contractors worked together like a well oiled team. We would hire any one of them for future needs. We are EXTREMELY pleased with the work, the process and the outcome and would recommend Mulligan Resoration for any remodeling project.

This contractor is very dishonest and his work is worse than bad. Calling it just bad work would be a compliment. He BUTCHERED my house. I even had to sue him just to get the records of what he had done to my house. And he left for a 3 month vacation in Mexico while major work was being done on my house. He could not be reached by email and gave cursory instructions to his inexperienced carpenters via text messages. The air quality in my house was so bad during that work because no HEPA equipment was used at all.....and I was forced to move into a hotel for 1-1/2 months. Mulligan refused to pay a penny of my hotel costs. I NEVER would have had him do work on my house if I had been warned that my house would be uninhabitable during the work. In fact, Mulligan lied to my face and told me that my house would be completely habitable throughout....just before he told me that he was leaving the next day for Mexico. I cannot find the words to express my LOATHING of this business. I urge every reader to STAY AWAY!!!!! Stay FAR away!!!!! I will be sure to post another review when he sues me for libel.....as I am utterly certain he will do.
Description of Work: This contractor butchered my 115-year-old house. He destroyed my attic dormers - Every part of them. He destroyed my bathroom floor. He damaged the foundation with improper masonry. 4 other bona fide experts in historic restoration have verified that none of his work was historic restoration Virtually everything Mulligan did to my house must now be undone and redone correctly. He has ruined my front porch. He disturbed lead paint from the walls of my house and his workers tramped lead dust all over my house on their shoes. This made me very ill.

Description of Work: Complete bathroom remodel: The intent to do excellent work was sincere. But with delays and set-backs in material and workmanship of subcontractors, the job took much longer than necessary. I decided not to pursue correction of remaining/minor issues expecting further delay. I learned a lot about the "disconnect" between the general contractor and sub-contractors.

Mulligan Restoration Inc. strives to complete all of its work to the highest standards. The fact that the caulking at the base of the shower door has an imperfection and that when we originally tiled the shower the two tiles that abut the shower base fit poorly was unacceptable. We are always glad to complete any imperfections at no charge to our clients. The delay in repairing the poor fitting tile, the fact that the grout didn’t match the 1st time it was repaired, and that the tile sub had to return again to repair the grout was a disappointing delay for all. I understand your frustration. With regards to the remaining issue of the imperfection in the caulking along the base of the shower door we hope that you change your mind and allow us the opportunity to remove it and re-install with new caulking. We couldn't have been happier with Mulligan Restoration! Yes, the price may seem high at first. When you take away the cost of the material components, the labor costs fall right in line. PLUS- Rory Mulligan and Aaron worked with us every step of the way to create the best usage of any available space in the bathroom as this is a small room. When the color of the sink and toilet didn't quite match, Rory was right on it to get it right. No arguments, no fuss. Every day the walk mats went down to protect flooring. Every late afternoon the walk mats were rolled back up and the area swept up for any residual dirt. This cleaning carried over to the work area OUTSIDE of the house as well! Communication between Rory and Aaron (Project Manager) was outstanding. Phone calls and emails were answered promptly, and matters dealt with immediately. THIS is the kind of company you want working on your house! They work and deal with the customer the way you envision it should be! We needed to be out of town for a week during the project and had no hesitation or worry whatsoever about the security of our property. Aaron was on hand also to supervise the plumbing, electrical, and tile work of subcontractors. The finished product is OUTSTANDING! We couldn't be happier! Mulligan Restoration is THE GO-TO place for all construction and remodeling projects! We wouldn't go anywhere else!

A really good company. They installed a new bath and remodeled the old in our 90 year old house over a two year period. Really honest, on budget, very good quality workmanship and concerned about their impact of our living in the house while they were working. Cleaned up after their-self daily, Once the job was started they stayed on it daily until finished, not like some contractors that start a job and then run off and leave you hanging for weeks. Mulligan Restoration is a first rare company. A little expensive, but well worth the extra. I heartily recommend them.

Roy Mulligan has a wonderful team. His team is extremeley personable. His knowledge of historical detail is very expansive. They do excellent work and I always know that my home is going to be treated with the care that is required for a home of my homes age. Roy is a very kind and good man. His chief carpenter Dave Smith I like very much too.
