This is the third time we have used Greater Peoria Property Inspections. Mr. Murphy is punctual, extremely thorough and takes the time to go through the house with you and answer any questions. He offers his thoughts on the condition of the house, points out any items to keep in mind for the future and gives his recommendations on how any issues should be handled. He provides a detailed color report of the inspection results. I would highly recommend Greater Peoria Property Inspections to anyone purchasing a home, wanting input on issues they may have when selling a home or someone to oversee work being done on their home.

Negative experience to say the least! Waiting for resolution to a problem that I contacted Dennis about months ago. Certified mail with pictures/estimate for repair are returned, as well as pictures/estimate via email, when Dennis requested these as evidence of the problem. Waiting for resolution to this situation many months after contacting Dennis Murphy and discussing the problem.

We inspected a 11,000 s.f. commercial office complex for $1,000. That rate is significantly lower than the average fees throughout Illinois, let alone anywhere in the country. We also verified the dimensions of each office space for you at no additional charge. An added value of over $500. Since you are located in California, we agreed to meet with you at the office complex months after the inspection to discuss repairs to the complex. There was no charge for this consultation. Prior to you accepting our proposal, you agreed, and were satisfied with our price. You had every opportunity to find someone cheaper. Overall we firmly believe we offered a tremendous value for the services that we provided and your rating of B was not a very fair rating.

Unfortunately, we uncovered several issues with the house that should have been found during the inspection. They missed some electrical problems, some issues with the locks, and other items. Aside from this, the inspector was professional and prompt, and we enjoyed working with him.

If we missed items you were troubled with, we are sorry for any inconvenience it may have caused you. During your inspection, we ask that you contact us at any time after the inspection if you have any questions or concerns about the inspection or our report. We also discussed with you our Free Consulting for Life. This review is the only indication that we “missed some electrical problems, some issues with the locks, and other items.” We would like to know more about the specifics that you are referencing and see if we can help in any way. We will call and email you for some more information. Prior to scheduling your inspection, we sent you a link to our “Standards of Practice”. This is a very detailed, ten page document describing the inspection process. This helps people understand the inspection process and what to expect from the inspector. We also have a link on our web site for public viewing prior to scheduling an inspection. During the inspection, we genuinely try to inspect every system in the home. We take hundreds of photos during the inspection and review each photo prior to publishing our digital report. In your case, the home was fully furnished with the owner’s furnishings and possessions. We respect each of the home owners and try not move or disturb any of their furnishings during our inspection. This sometimes limits our view of a room. There may be outlets we can’t see or test, windows and even doors we can’t open or close. With that in mind, we discuss the importance of a final walk thru, when the owner has vacated the home. Each inspection is limited to what can be easily detected during a short period of time: the duration of the inspection of a typical property is roughly 2-3 hours. From our records, we were at your inspection for nearly 3 hours, we also published a detailed 34 page written report with 49 photos. It’s important to us that each of our clients, especially 1st time home buyers, understand the inspection process and the limitations involved. We note in our written Agreement, and discuss in person with you at the inspection that it is impossible to find every defect and deficiency during an inspection - therefore you should anticipate additional defects / deficiencies during your ownership of the property. We hope this doesn't sound like an excuse, but it is common to every home inspector in the country. We enjoyed meeting you and your family. We wish you well. The company Denny works for is probably great as it offered a free subscription to Home Owners Network for a year. Denny is the star of the company, tho. He Is thorough, helpful, objective, easy to work with, prompt and all good things. He also offers his services AFTER your home is inspected. I had some concerns with moisture in the basement after I moved in. I called Denny . He came by to address my concerns and offer suggestions as to ways of handling it. He explained that this is part of his service. He will be available for consultation forever more. What a great service!

P.Dennis Murphy was prompt, cordial, thorough. He was everything a home inspector should be and more. He not only made suggestions but suggested how to go about fixing them. BEST OF ALL, he doesn't leave you. Later on, after I had moved in, I was afraid there might be water in the basement. He came over (within the hour!) to inspect. (no water just excess moisture due to lack of air flow which he explained how to fix and choices of who to call). I have called him several times for suggestions for my home. He has always been glad to get my phone call and eager to help. He says this is a lifetime service he is glad to provide. Can't get much better than that!

Denny has been extremely thorough and he spent over 4 hours to inspect my house. He took time to explain how the house works and possible maintenance and improvements. He even went a lot of extra miles in testing the appliance, which is out of the scope of home inspection. His report was so timely, professional and easy to read. After that, he was extremely responsive and helpful to advising the basement leak he found. He has been a great advisor. I am so glad I hired him for my home inspection! I would highly recommend him regardless you are experienced or inexperienced home buyer like myself.

Denny is great to work with. He is very knowledgeable and thorough. It is a great learning experience going through the inspection with him. He takes his time to explain what he sees, as well as any concerns/recommendations. GPPI has a great website full of information, where you can also log in to view your inspection report any time. Denny was very prompt in issuing the report. The report is thorough, comprehensive, includes many pictures, and excellent recommendations. I plan on using his services again.

This is our second inspection with Mr. Murphy and he met or exceeded all of our expectations from our previous experience. Mr. Murphy provided a thorough inspection and discussed everything he found as we were going through the house. He was very open and honest and answered all of my questions. We received a extremely detailed report the next day. We had initially planned a termite and radon test but Mr. Murphy was upfront that with certain issues with the home in its current state we should really wait for both of those tests to avoid inaccurate results. We hope this is the last inspection we have to have for a few years but if our search ultimately continues we will contact him again.

Mr. Murphy conducted a thorough inspection of a property we were interested in possibly purchasing. Within a day we received an extremely detailed report covering all aspects of the house. The report included photos, descriptions of the inspections performed, his findings and recommendations. He found a lot of issues we were not aware of; his inspection report was a great aid in our ultimate decision not to purchase the property. I would highly recommend his services to anyone and will be calling him again the next time we need a home inspection.

Dennis was wonderful! We found him through an accreditation website. He was so thorough and found any tiny thing good, bad, and otherwise on our house. He even offered us energy saving tips, and followed up after the fact. His inspection report was easy to understand and provided ample pictures and video. I really felt like he was treating our home inspection as if he was doing a home inspection for his own children. Our Realtor was floored about the detail of the report. I would absolutely recommend Dennis and Greater Peoria Property Inspections to any of my friends and coworkers.
Description of Work: Dennis performed a home inspection for us. The overall inspection took approximately 4-5 hours and was very thorough. He guided us through everything. From the grade of the yard, from the roof to the electrical. This was a new construction home, and his advisement was wonderful. He took hundreds of photos and video as well, with our permission. The report came to us in electronic format and was available online for the seller/builder as well as our lender and realtor. Dennis did everything imaginable. I have attended two home inspections in the past for friends, and I've never seen someone be so thorough. He walked the roof, crawled in anything he could fit into, tested vents, outlets, pipes and on and on. He found serious issues with the HVAC installation, and when they were brought to the builder's attention, he said he'd correct everything and never work with that HVAC subcontractor again! We found Greater Peoria Home Inspection online through an accreditation website that requires specific education as well as ongoing training, and a minimum number of inspections to receive the accreditation. But Dennis' customer service definitely stood out. Instead of telling us everything he wouldn't do, like the other inspectors we talked to, Dennis let us know everything he would do. Including free advisement and availability for the life that we live in the house. He also performs 11 month inspections for homes such as ours that include a 1 year warranty. we were very impressed. He also followed up with us afterward to make sure we didn't have any questions, and one again via email after we moved into our new home.
