We hired George to build our dream home, and we got that and more. George was very patient explaining the process of building a custom home and helping us make the decisions needed to build a home that would make us happy - which is exactly what happened. He made sure the highest quality material and constructions were used. No detail was overlooked, and George consistently reached out to make sure there no nagging issues. Our family could not be happier with the result, and we absolutely love our new home.

This builder walked away from our contract to build my custom home in 2021! I had an allowance for Lumber and was responsible for anything above and beyond that allowance for the cost of lumber. At the beginning of 2021 and again in the Spring of 2021, we both agreed to wait to see if Lumber would come down (lumber had never been more expensive than in the Spring of 2021.) His exact words were "I promise if you'll be patient, I'll be patient." By the summer of 2021, I was ready to move forward with the project as lumbers futures had significantly come down, but he said he could no longer build for the price he quoted. I generously offered to split his increased costs 50/50 - in the interest of not losing my Mortgage Loan Closing Costs and my low interest rate. Per my contract, the increased costs he mentioned were NOT my responsibility, but he declined my offer to split 50/50. Apparently, he felt he was going to come out of the COVID inflation aftermath completely unscathed?!?.. I lost over 5k in closing costs, and my 3.5% interest rate I'll never see again in my lifetime. All because I trusted I was ok to keep waiting for lumber to come down (as he and I previously agreed.) If the material costs he was responsible for were increasing in cost (and therefore understandably cutting into his profit margin) then he should have come to me and said, 'we either move forward now or not at all, as I'll no longer be able to build for the price I quoted.' At that point I would have a decision to make - but he did not extend that courtesy to me. Instead, he simply declined to build! Fast Forward to Q4 of 2022 and again in Q1 of 2023, I re-approached him to see if he would be interested in building the same home. I figured I would forget the past and move forward and he would hopefully give me a fair price (given how much money he caused me to lose as well as my Interest Rate Opportunity Cost.) Both times he decided he did not want to build my home, and what's more I asked for the name of his former Superintendent so I can reach out to him, and he didn't even give me his contact number that he said he would. Beware if you chose to build with his builder, as you can see from my past experiences. In the end, the Lowest Job Bid can end up costing you the most!

My husband and I bought a custom spec home from George Klimaitis. We fell in love with it when we walked through the door. We built two custom homes in the past and saw the quality in both the finishes and construction. George was very friendly and professional. George was easy to work with, he answered our questions and made a few changes that we asked for promptly and for a fair price. With a hand shake a deal was made. Since we bought the house we have contacted George on a few things we are thinking of adding and he always responds promptly. We highly recommend George. Ed & Rhonda J

Klimaitis Construction was our pick for building our beautiful home in Plainfield, IL. From the start, George Klimaitis, was a true professional who was very honest and easy to work with. He not only knew exactly what we wanted but also worked with us very closely throughout the entire construction process. We have been in our home close to two years and even now, if we have a question or concern, George responds quickly to our calls. George Klimaitis not only knows what he is doing but also LOVES doing it. We chose the BEST with Klimaitis Construction!!!!

We had some specific requests. We asked for no split lumber and he used split lumber. He did not dye the motor as we requested. He installed our master bathtub. We requested the faucets be installed in the front but he said it’s against code. I spoke with a plumbing friend who said that was not true. He tried to nickel and dime us. He would send a text message on a Friday requesting a $60,000 payment by Monday or he would stop construction. We have called to address some other problems but he explained the issues were not under warranty. We have had screaming matches with him. It was a night mare and the worst experience I have had building a home. He did not complete the work on time.

Response from Klimaitis Construction
We would like to address each comment submitted by Member. We feel that these comments are slanderous and deformation of character. In 18 years of custom building homes, we have never had a bad review. We take these accusations very seriously. The amount of the contract we had with Member was $330,000 (not $420,000). “We had some specific requests”. One of their numerous requests was that we were to use a mutual friend of theirs and ours to do the framing/rough carpentry work. Prior to construction, we instructed that framer not to us any unsatisfactory lumber. Our company sent back over $750 worth of lumber to the supplier and advised/documented such to Member. Some of the 2x4 studs used were not “perfect” but completely straight and structurally sound. The contract did not specify dyed mortar, which is usually an upgrade. There was no change order or upgrade order to perform this. This appears to have been a miss communication by both parties. Under the circumstances, to make the customer happy, prior to the time of closing, we left a check written out to the mortar company for what would have been our portion. Eleven months later, they still have not arranged to have mortar dyed, proving that this was not a very high priority to them. We installed a whirlpool tub with faucet at a convenient front location, 99.9% of our clients want the faucet within an arms reach. The plumber and the inspector thought this was code. However, after further investigation, we were able to accommodate the clients, and the faucets ended up on the rear of the tub as requested (now you literally have to get into the tub to turn on and off and to adjust the temperature). “He tried to nickel and dime us”. As a fair builder, we only wanted to “break even” on the upgrades that they kept adding on, such as faucets, hardwood flooring, etc. For example in our contract we had already included middle grade faucets (brushed nickel, not chrome. Moen Eva and/or Brantford, not Chateau). They picked out more expensive faucets than what was provided in the contract, so we charged the difference between what was included in the contract vs. the new selection, no commission or percentage, was added on. They were extremely difficult to deal with, when it came to upgrades. Our contract stated that a progress payment was due after brick was completed and all mechanics installed. This was completed on December 15th, 2011. We waited 10 days and no payment was produced. On December 26, 2011 the Members were reminded that this much-needed payment was due. It was at this time we were made aware by them that no progress payment would be made until we took care of some minor issues prematurely, that were already going to be addressed as construction progressed. We had explained this to the Members, but in order to get the over due payment, we took care of all their issues. After the many “hoops” we had to go through, we finally received the much-needed payment on January 9th, 25 days late. Construction never stopped during this or any other period of time. Member had an extremely thorough walk-through prior to closing, hiring a private inspector and having family friends (plumber) and family members to assist them. They provided a punch list (many items were extremely petty), which was completed in its entirety before closing. After move in, some additional cosmetic issues were demanded, but were not covered by our written warranty. The screaming matches were always one sided. This was the first custom home Member had built. They had a hard time with decisions and we feel they may have been under stress with unrelated issues. Their custom home was completed on time (which is great, considering winter weather and many change orders). Contract allowed 175 days; the permit was issued October 5, 2011. Closing was on March 19th 2012, which was ahead of schedule. We feel all of the comments submitted are completely unjustified. In 18 years of custom building, this is our first dissatisfied customer.
