DAL Builders did an excellent job. The quote was quick and I was happy that Dave paid particular attention to getting the proper city permits. Once the work was begun everything proceeded fairly rapidly. The finished product is very sturdy and looks great. The only hiccup was that one worker unfortunately became ill so the work crew was short staffed and the job to an extra day. By the way, the workers were friendly and very professional. I would definitely recommend DAL Builders to anyone who needs porch or decking work done.

I had used Dave before for a porch project and was pleased with his work. I called him up and he came over to give me an estimate on fixing the old bathroom floor that had been damaged by leaking. He gave me a price to do a total bathroom rehab but since I was probably going to do a total rehab of the entire house in a few years I asked if he could just fix the floor. He repriced it and got right back to me with no hassle. His guys came over and had it done in three days. I will gladly keep using Dave for my remodel projects.

Dave was very responsive and professional. He asked great questions and offered terrific suggestions during the bid process. He provided a comprehensive bid and his pricing was fair. After a tough decision and for a variety of reasons, I chose to use someone else for the project. Still, I would definitely call DAL again for another project and would keep them at the top of my list of contractors to consider.

The overall experience was outstanding. DAL Builders were punctual and professional and provided an outstanding finished product. I respected Dave's knowledge immediately. He did everything I hoped for and more. I'd absolutely recommend this company to others and will use this service again in the future. They were terrific.

The final cost for the project was as expected based on the initial quote. Dave was very flexible with last minute changes and offered excellent and cost effective solutions to problems as they came up during the project. Dave was very punctual himself as well as when he said someone was coming over, they always showed up on time. Overall, very pleased with the quality of work as well as with the professionalism of the staff. Dave's good planning and communication skills helped to keep us informed and to keep the project on schedule. Responses to questions or concerns were always answered quickly, even on weekends or after business hours. We look forward to using DAL Builders for our future Kitchen remodel this Spring. Would recommend DAL to friends and family.

I scheduled an appt with Dave in mid December. He came over to the house in the early evening shortly thereafter, took some measurements, provided a quote that evening and the windows were ordered. With the holidays, we knew that the windows would be ready sometime in mid-January, no problem. Dave called to let us know the windows were in, scheduled a time for installation and we were set. The installation crew were professional and courteous, the work was done in no time. Dave came by to check on the windows himself and noticed that on the two window locks/closers on one of the windows, that the metal tips had been broken off in the manufacturing process. The windows still locked, but the metal piece that locks the top and bottom window together was broken off and wasn't as long as it was supposed to be... it was a small detail that I never would have noticed but Dave did. He ordered new two new closers and came back himself to replace those. I think this is a great example of the level of detail and quality that Dal Builders performs. I'm extremely happy with my new windows and the experience we had with Dal Builders. I know we have a kitchen and bathroom remodel in our future and I will absolutely contact Dal Builders for our next project.

Water was leaking into our building because of the shoddy way the original porch was constructed. I had several contractors look at the problem and propose solutions. David Larkin had a clear vision of how to solve the deck issue at a reasonable price. We ended up having to pay an additional $2000 for architectural drawings when it was discovered that the original deck never had permits filed with the city. I was a little annoyed by this development, but in the end, I was glad to be dealing with a contractor who didn't cut corners when it came to the legal issues. After the permit delays, the demo and construction began on time. The carpenters showed up at 7am every day, even in the bitter cold. They were polite, and relatively diligent about leaving things clean at the end of the day (I did have to ask once). There is a pile of frozen excavated dirt still remaining, but Mr. Larkin has given his word that it will be removed once the weather is above freezing. He's given me no reason not to trust him. Overall, I'm happy with the new deck and the work that was done. Can't wait till it's warm enough to use it!

My wife and bought a for closure property, a brick two flat In need of some serious attention. After interviewing three contractors we decided to hire Dave to do the project. What attracted us to this builder was the willingness to reuse a lot of the original components not only to save money but to be conscious of what was being thrown into the landfill. We have done one other flip in the past. This is a complete gut down to framing, ultimately creating two units. The first floor unit was joined with the basement, which was dug out 4 inches, to almost double the square footage, along with three new bathrooms one in the basement and two on the main floor (we were able to save some of the original tile and tubs-very cool) and a new kitchen. The basic layout remains the same. Dave was able to save the woodwork and doors from both floors and reuse it on the first floor and basement to maintain the look we were going for. The second floor unit is a typical two bedroom one bath unit with a eat in kitchen. Both units have there own furnace, air conditioning, tank less hot water and laundry. All of the workers were knowledgeable and always willing to take the time to explain everything in terms we could understand. This had been a problem we had with contractors in the past. Dave was on site daily and always available by phone. The project as a whole went very well, on budget and on time. We are very happy with the project and are looking forward to working with Dal builders on the next project.

I scheduled an appointment with Dave Larkin about a week in advance. He explained to me what needed to be done, and patiently answered all of my many questions. We agreed on $850 for the job. He was kind and courteous, and it meant a lot to me that he took the time to answer not only questions about the project, but other questions that I had about my property as well. After the project was complete, Dave called to tell me that the work was finished more quickly than expected and he was therefore reducing the price to $700. I don't know of any other contractor that would do this, and I've had my fair share of experiences with contractors. Dave is a true professional with integrity. I only wish I had met him years ago.

David was very courteous and thorough. He was prompot in scheduling an estimate and detailed in the work he could perfrom. When I e-mailed him about some changes we were considering, he got back to us right away

The entire process went very well. The quote came in as promised, it was competitive and the work started on time - a winter snow storm hit the day the work on the porch was finished, but some metal work remained. The crew worked through the winter storm when possible and wrapped up the details on the job once the storm passed. Each crew was professional while on the site, the quality of the work is excellent, and all details of the project were completed without a hitch. David is great to work with, and provided excellent advice as we put together our plan.

David was great to work with. Was responsive to our desire to get the work completed quickly, explained options to address some of the challenges of the project (matching crown molding, matching hardwood floors), addressed questions the same day. Start of project was delayed by 5 days from original start date due to weather conditions delaying other DAL projects, but David asked us if he could change the start date. His team was professional and thorough. They even fixed a broken light fixture that they noticed, which was not part of the original project. I will absolutely use DAL Builders again for future remodeling projects.

Excellent experience. We are extremely pleased with the replacement of the window and door on our garage, the additional rail section and the replacement of the cracked spinder and decking. All of the contractors were courteous and knowledgeable about our project. Pleasant experience overall.

From start to finish they were a pleasure to work with. We were unsure how damaged the roof was, so they estimated for both the best-case and worst-case scenarios - and they hit their estimate almost exactly. Doing roofing is tricky during the rainy season, and they did a great job of rolling with the punches and moving the timing around to accommodate our schedules and the weather. The crew was friendly and professional, and Dave kept us apprised of the progress. He was also patient and attentive to our (many) questions. The roof is solid, the deck looks great, and they came in on time and on budget. Overall, it was a very positive experience.

The whole process was excellent. David came out several times to meet with us until our plans were finalized. The workers were punctual and professional and they worked quickly and carefully. David was very hands on as he managed the entire process. The work was cleaned up and the final cost matched the estimate.

Overall, working with Dave Larkin, the owner of DAL Builders, was very positive. Dave was very responsive and the work was done professionally while still keeping our costs down. Dave's sub-contractors were generally also very professional.

Good experience. We've used DAL in the past to rebuild our front porch from scratch and we would use them again for other remodeling projects. David is knowledgeable and friendly and easy to contact.

Dave the owner was very helpful in the design process, we decided to go with his design of a half bath, family room and four storage closets. We now have a wonderful place for our kids to run around. The crew was professional and always kept us informed of the process as this is our first major home project. We try to be as earth friendly as we can and Dal was respectful of that, they use low voc, and green products and reuse materials that were salvageable from the demolition. They were also able to suggest reuse centers for us to buy doors and hardware for our basement project. To be expected there were a few extra items surface during the project, but nothing Dave and his crew couldn't handle. I was very impressed with the subcontractor and there ability to work together to get the job completed quickly. I will not hesitate to use these guys again. We are planning our laundry room makeover for next years project.

We own an apartment with an elevated entryway. The entry has a set of stairs that lead to a long platform/deck. Although the deck and stairs were installed only a few years back, the stairs were a bit wobbly and so we called Dal Builders after reading the reviews here. We also called other people to get estimates. David from Dal Builders was immediately in our favor since he was extremely knowledgeable and honest in assessing the issue. He recognized that the deck was not old and did not need to be worked on so he suggested replacing the stairs only in order to get the best "bang for our buck". I appreciated that he was not trying to gouge us to earn the maximum for himself (even in this economy). As for the work, he and is crew did a great job. He pulled the appropriate permit without any issue. They started the work on the day that they promised and finished everything in one day. The stairs are much more sturdy and we feel at ease for our tenants. We will keep monitoring the stability of the stairs through the snow season. Dal Builders provides a full year warranty so we feel comfortable if something comes up and needs to be fixed. We would definitely use them again (though we hope that we don't have to).

I called DAL Builders, Inc. on 10/1 for an estimate on replacing our existing deck. He made an appointment for Friday, 10/2. Previously I had received several other estimates on a new deck before I talked to Dave of DAL Builders. I told him what I wanted and he showed me pictures of different style of decks he had built. We discussed prices and longevitiy of the materials that could be used and I decided I wanted a cedar deck. I immediately decided to hire him because he had answered all my questions and more. Plus he said he would not do the work without a permit and I laughed and said," well the then starting date would be in February." He said no and told me that the permit would be for removal and replacement of an existing deck and took pictures of what we had and said his expediter takes all his permits to City Hall on a weekly basis and that we should have our permit within 1 to 2 weeks. Which what exactly happened. The original starting date was for the 19th, but Dave called on the 13th and asked if he could start the work the next day due to a rearrangement in his work schedule. The work started on the 14th promptly at 7:05 am. The old deck was removed and the concrete footings poured. Dave called around 3 pm to say that the lumber was at least 1 to 2 hours away and he was going to send the crew home. Unfortunately, that night it started raining and Dave called me the next morning to say that they could not build the deck but would I permit them to store the materials in my garage. He also said one of his men was in the alley awaiting the truck to tell them where to put the material. I agreed to have the lumber stored in my garage. Unfortunately, Mother Nature did not cooperate and they could not start work until the 19th which was promptly at 7:16 am. For the next two days they started early in the morning and left late afternoon. All work was done according to code and to my expectations. I am extremely happy with my beautiful new cedar deck and three gates and cleaned garage. The men who worked on my project were efficient, excellent craftsmen and very neat. I plan on using DAL Builders again for some other work.

DAL was available early to provide the estimate and was able to complete the work the same day. I really could not have asked for a better repair.

David was asked to give an estimate on a rehab for a existing home for sale. He was very much on time and reached on site before any of the other parties arrived. He worked quickly but methodically and provided a detailed estimate for repairing and remodeling the basement, kitchen and bathrooms, along with flooring and other cosmetic details. He allowed me to ask questions as we walked through the house and was very willing to return to certain areas and explain the materials and time required for labor on a particular section of the house that needed remodeling. He made it clear to the seller's broker that he was working for me and that this information was private, which was very important in placing the bid for the property. He followed it up the next day by emailing me an itemized list of all the required repairs to the property as a simple word document. The overall experience was positive, he was very pleasant and did not mind extra questions even though he knew that he would not be guaranteed the service contract.

What a relief, we had two other contractors that really messed up the plumbing, the walls, electrical. They just couldn't get that we wanted a nice place. Dal Builders came in after we fired the second builder, they explained first what we had [mistakes and all], then asked what we wanted and then explained how he would accomplish the job. The entrance way went from being lopsided to elegant. Ejector pump fixed our rain problem. Very patient, explained what was happening every step of the way. Considerate of neighbors and tenants, kept them informed. The work is first class! When friends walk in they cant believe the change. The suggestions Dave made were all right on the money. The finish work is even better, stain work is consistent throughout. This work complimented our beautiful 1890's Greystone in a historic neighborhood. Can't say enough.

David at Dal Builders was very responsive and answered all our questions. We got three bids, and theirs was the most reasonable. The crew was very friendly and professional. Work was completed on schedule and we love the results. David gave us good advice on a future project and I would be happy to work with him again. Highly recommended.

They removed the existing deck and replaced with Cedar and built us a gorgeous new one. The Pergola is so beautiful! I absolutely love it!!! These guys care about what they do and they do a fantastic job. They could not have been more timely, professional and fun...Oh and clean. It was an absolute pleasure working with them and I am looking forward to working with them again...real soon.
