I found this company through a source other than Angie's List to conduct a structural inspection for a home I just purchased. The issue came when I received the bill, and saw that I was charged the large consultant hourly rate for the inspector to drive to/from my house. I was never informed beforehand that this would be the case (appears that there's mention of this on Angie's List). That cost was about half the total bill! Not only was I informed prior (in which case I could have chosen someone else), but the appointment was during rush hour, resulting in even higher fees. When I objected, I was told I was lucky they even came out to do a residential inspection. The person I dealt with, Ken Floody, was extremely unprofessional and hostile. So hostile I asked to speak to someone else, only to find out he's the owner! I'm a huge supporter of small businesses, and couldn't believe a small business owner would be sending threatening emails to me! In all, there was no transparency in the pricing structure. leaving me feeling deceived. Voicing my concerns resulted in several abusive emails. There are more professional companies out there to use. Avoid this one.

The house is over 100 years old and was gutted 6 years ago. I had Ken come in to see if the house is in good order. He gave me his expertise on what is normal and not for a 100 year old house. What to look for in a bad/good gut job. Would not hesitate to hire again.

Ken was fantastic to work with! My initial conversation had me asking all kinds of questions and expressing multiple concerns as a first time home owner with a structural issue. Ken took the time to listen and explain everything to me in a manner I could comprehend. On site, Ken was dedicated, patient and again took his time to answer questions and point everything out to me. His interactions with the contractor, who was also on site, was professional and honest. I also received some great advice in selecting a contractor to perform the work and recommendations of his experience with some of them. Would use again in a heartbeat.

Kenneth was very quick to return my call and scheduled a visit in short order. He does not have a minimum charge which I really appreciated. He did let me know in advance that in addition to looking at the beam and measuring, further load calculations would likely be required. After the visit, he sent a full report with his P.E., S.E, seal which included a sketch, load calculations, and engineering details as to how to properly support the doorway after the beam removal. It was a pleasure doing business with him.

After being told by a foundation repair company that my house needed structural repair, I started to contact structural engineers. I was put in contact with Ken Floody by a company outside of Chicago. Ken was very quick to respond to my inquiry call and talked to me for 20 minutes about how houses in the Chicago area almost never truly need foundation repair. Ken was extremely knowledgeable and provided incredible amounts of information based upon his years of experience in the area. I was very grateful to Ken for taking the time to provide me the lengthy phone consultation. I would absolutely turn to Ken if I were to need structural engineering guidance in the future.

Ken was extremely thorough, knowledgable and helpful, pointing out steps we can take to help maintain the integrity of the foundation and brickwork. We don't need to undertake any sizable engineering job at this time, but if we did or if we knew someone who did, I would feel very confident recommending Ingenii, LLC based on our experience with Ken.

They did a very thorough inspection. He left a very detailed report. He gave us great recommendations. I would highly recommend him and use him again.
