Schwall builders were expensive but that seems to come with a Lake Forest post code! They were punctual and kept me informed about contractors on site and their progress. We bought a brick house with wood siding and trim that needed extensive window replacement, had many spots where the exterior wood siding, structural members and trim were rotten, had a greenhouse that was dilapidated with a deteriorating brick floor and many broken panes of glass, deteriorated painted brick, disintegrating garage doors and a sun porch with rotting rafters. All repairs to date have been done by Schwall Builders. Interactions with the people in the office at Schwall Builders are pleasant and they are generally very responsive. The windows we had replaced are floor to ceiling, wall to wall casement windows. Ed Schwall came to the house during the negotiation process before we purchased the home and gave me a ballpark estimate. After we bought the house, he worked with us to choose and order the windows. Once the windows arrived, they were installed very quickly and professionally with the trim replaced. Three full wall windows and one garage window were replaced and retrimmed in two days. Extensive roof damage was discovered in the process of window replacement and the workers did what they could to mitigate it. All of Schwall Builder's workers are very skilled, professional and careful of the house's contents. They did a great job of cleaning up afterwards, leaving a great result. The house also needed exterior painting and brick repair and painting. This was done by Schwall Builders in an efficient, attentive and flexible manner with beautiful results. The porch had been attacked by carpenter ants. The repair included cleaning and spraying for ants and complete replacement of the support elements. The greenhouse was in a state of neglect and was completely resurrected by Schwall Builders. We now grow kale, bok choy and cabbage during the winter. The three garage doors were all in various degrees of disrepair and wood rot. The garage doors were replaced and the openings repaired and painted. The work was done quickly (1 day) and extremely carefully. We are planning to remodel one of the rooms to add a mudroom and additional bedroom suite. This will involve a small addition to the footprint of the house. The architect who works with Schwall Builders and Ed Schwall have worked together with us on the plans for this project. This collaboration has helped us to balance our dreams for the project and the potential budget.
