When Mr. Ronan came to the house to do the handyman work, he started pointing out conditions that he claimed were defective or done incorrectly and that needed immediate attention. First, he said that the dryer was vented into the attic and that this was completely improper and should be repaired or corrected immediately. Upon looking into the attic, he noted what he called "mold" present there and then went on to "supposedly" find this same mold in a crawl space. No tests were ever performed to verify that mold was actually present, however. Eventually, Mr. Ronan found problems with the plumbing, electric and insulation in the laundry room, which resulted in him performing work to completely remodel an already existing and functional room, at a cost of over $12,000. He also told my daughter that she would have to paint the laundry room herself and brought over some used cans of paint. We were never presented with a contract for the work to be performed and were not even given an estimate of what the total costs might be for the work he was performing until it was well underway. In addition, we have discovered that most of the work which was performed was not done in good and workman like manner which has, thus far, resulted in frozen pipes because the plumbing was placed on an outside wall and leaks from the washing machine flowing into the garage and creating a sheet of ice. When I received his invoice by e-mail in early January, I was stunned. I promptly requested both in e-mails (copies attached) and in phone conversations an itemization for the work he purportedly performed, the electrician's name, his hours and a description of what had been done electrically, as well as a breakdown for the more than $4,000 cost of materials. I eventually confirmed this request in writing. My verbal request was vehemently refused, and I was told that I was questioning his integrity and should "shove the money I owed him up my ass". in e-mails (copies attached) and in phone conversations an itemization for the work he purportedly performed, the electrician's name, his hours and a description of what had been done electrically, as well as a breakdown for the more than $4,000 cost of materials. Despite Mr. Ronan's refusal to provide me with the information I requested, he has threatened to put a lien against my mother's property and has done so. I believe that Mr. Ronan used scare tactics to convince us of the existence of a present danger in order to perform work that was neither necessary nor required. It's certainly curious that he never began the handyman work which prompted my daughter to contact him originally.
Description of Work: In September 2008, Sean Ronan of Ronan Remodeling was asked to look at a leak in the roof at my mother's rental property in Highland Park, Illinois. He came out and made some roof repairs at a cost of $800.00, which I paid on behalf of my 89-year old mother. Knowing what I do now, I hope those repairs will hold up in the upcoming winter months. After Thanksgiving, my daughter who resides in the property, called Sean Ronan to see if he would be interested in performing some handyman work which needed to done in the house, consisting of the following: " Repairing and /or replacing door handles. " Checking a stain on the ceiling " Fixing some cracks in kitchen cabinets " Stabilizing her 10 year old daughter's desk " Replacing some knobs
