Beware house seller and buyer !!. DO NOT HIRE THIS COMPANY! If this company will inspect the house that you're selling, make sure you are there. They inspected the house that im selling representing a buyer. First inspection, they claimed that my gas line is off and made an excuse not to complete the inspection and let the seller and buyer to pay him for a 2nd inspection. On the 2nd inspection, they claimed that the HVAC heating unit is not functioning and recommended a replacement. But I found a piece of paper clogged to the pressure sensor rubber. HVAC tech told us that this was purposely inserted so the HVAC will not function. They even left the piece of paper by the HVAC unit. Cheap trick! Pics attached. They also claimed that my roofing is damaged and need repair. I called a roofing company, no issue. They even claiming that the garage door sensor is not working but they purposely misaligned the sensor so that the door will not function. NEVER HIRE or if you're selling the house and the inspector is from Brickkickers make sure you are presence during the inspection or else they will do some cheap trick to claim that the house that youre selling is in very bad condition!!

he left my house a mess!! Tracked mud all over, left water all over the bathroom floors, moved personal items and didn't return them, and left a (used ) toilet brush in my bathtub. Never returned our calls or responded to emails. Very unprofessional and not to be trusted in the house.

The home inspector came on time, prepared with all appropriate tools and was very courteous through out the inspection. He explained everything to my satisfaction pointing out areas needing attention. He was very knowledge and pointed out something I would not have the availability to review and that being the circuit box. He took off the cover and pointed out the wiring explaining the reason only one and appropriate wire was connected to each circuit breaker. He added that the circuit box had the availability to expand each circuit breaker with the specialized circuit breaker. I feel very confident that after his review I am buying a good safe house.

I called and was scheduled for a set up a couple of days later. I was given the price and the process was explained during the phone call. Someone was supposed to call the day before to tell me a specific time for the appointment. That didn't happen, but they were very nice when I called on the day of and came right over. I wasn't bothered at all. Danny was our tester. He was very pleasant and professional and patiently answered all my questions and instructed me on what we needed to do/not do during the test. It takes 48 hours. He came back when he said he would and gave me the initial results on the spot. Our levels were slightly over and he explained to me what that meant and our options. I paid by check at that time the exact amount I was quoted on the phone. The whole thing was smooth and painless and I would not hesitate to recommend them to anyone.

This is our second home, so I have one inspection to compare it to. The inspector from Brickkicker was fantastic. He was there before we were, walking the exterior of the property. He explained what he was going to do, explained everything as he went through and pointed out all sorts of things that were good for us to know, beyond the inspection itself. He was friendly, courteous and professional. Additionally, the house we were buying has been recently renovated. The county assessor has it at 900 SF, but it is at least twice that. They only charged us for 900 SF, even though we said it was much bigger (though we didn't know how much at the time). From scheduling to getting the final, very thorough report, they were fantastic.

The inspector did an excellent job leading us through a new home inspection. He was very thorough and explained things on a level we could understand. He pointed out things that we should recommend getting fixed before we move in along with things to keep in mind for general maintenance issues after we take possession of the home. The day after the inspection we received a detailed report that we utilized to coordinate any items we wanted repaired before and after we move in. The inspector responded to all phone calls and emails in a timely manner. Highly recommend them for a home inspection!

Rob was fantastic. He was knowledgeable, thorough and quite informative. He would explain what he was doing as he was doing it. He would also add some interesting fun-facts here and there about certain items. He took pictures as went along. These were included in the complete written report that was provided after the fact.

Brickkicker inspected a townhouse we were going to buy. As first time home buyers we were very naive towards the inspection process. During the inspection the inspector seemed very professional and knowledgeable about homes. He pointed out numerous small defects but said the house was in good shape overall. Aside from two big things, he was very nice and helpful. Unfortunately the two things were really big and were expensive to fix after we bought the house. 1) He didn't inspect the roof of the townhouse. I don't know if he assumed the condo association covered the roof, or if he just forgot a ladder, but he never looked at the roof. If he had done this he would have seen that there were flaws in the flat roof causing it to pool water. A few months after we moved in the roof starting leaking and the repairs to fix the roof cost thousands of dollars. 2)He didn't check the sump pump. Our inspector was an older gentlemen and said he couldn't lift up the cast iron cover. A few weeks after we moved in we had problems with the sump pump and had to pay over $1,000 for plumber. I understand home inspectors won't find everything, and there are limits to how much can be found just on the surface. But that the inspector didn't check the roof or warn us about flat roof problems was very upsetting. We never would have purchased our house at that price if we knew we'd have to pay an additional $5,000 to fix the roof. But aside from the two very big things, he was knowledgeable and helpful.

Thank you for your feedback about your townhome inspection. We can certainly understand the level of excitement and anxiety that first time home buyers face when purchasing their first home. It is for this reason we feel it is very important to provide a helping hand to navigate such a process as often times our emotions can blind us to what is really going on in a home. When inspecting a condo or a townhome, typically these items fall under an association of some sort which usually means all or most exterior items fall out of the direct hands of the home owner and into the association that manages the fees being paid. Each association is ran differently and it is always suggested to review or have the attorney review the by-laws prior to moving into a property under these terms. If an issue were to arise with an item that fell under the jurisdiction of an association, any repair or review of the item should be made aware to the appropriate governing body of that association. With that being said, these types of properties then limit the inspection as it should be indicated in the inspection report if indeed it was noted as a property managed by an association and the fees for these inspections are typically lower than that of a single family home. This would include the exterior siding, trim, roof, walkways, decks, patios, driveways, etc. If an item was clearly visible however as an issue with any of the previously noted, then our inspectors are the first to advise of a potential problem that should be brought to the attention of an association if any. If their is no association governing the grounds, then the property should be treated as a full single family inspection to include all exterior items. It is very important to us to better see things through the eyes of our clients as situations arise so we would love an opportunity to know more about this specific property and the report that was completed for you. They did the home inspection previous to our buying this house. They were professional, they provided the basic service, they provided the full report on everything that needed to be done. A result of the report was that we had the seller replace the water heater and upgrade the electrical wiring, which was really good that they caught that. There was nothing outstanding about it, it was very routine. They're healthy, they're good, but there's nothing that sets them to a new level. Would I recommend them to friends? Sure.

I have used Brickkickers in the past multiple times. I have always used an inspector named Will, since I have had such good experiences with him. While a home inspection is not designed to catch every issue a home has, Will is very thorough and thoughtful is his approach. He his very courteous and professional.

We are using Brickkickers for the second time in 6 months. This will be my 7th home purchased and inspected in my lifetime. Brickkickers by far has been the best home inspection service. They are prompt, professional, provide a nice 3 ring binder for the inspection and follow up. The binder not only holds the inspection paperwork and photos but is a wealth of home owner maintenance tips and also has a section for record keeping and receipts. Will A. has done both homes for us and has not missed anything. We have found the rates to be appropriate and have found Will to be very thorough and offer advise, showing us how to operate things and what maintenance is recommended. We have used the inspection report in negotiations during the home purchase and then as a to do list for needed repairs. I have have used many different home inspection companies and Brickkickers has been the best. They are super busy because they are in high demand. I would recommend them to anyone and especially any first time home owners.

I had my new purchase in Gurnee inspected by Will of BrickKickers. He was early for the appointment and in the house before I arrived so that he could start testing things including the tubs, sinks, toilets that required filling full of water and draining. He paid attention to detail and started at the top of the house because water goes downward, thus any leaks from upstairs could be potentially detected downstairs. Will pointed out every small item regardless of if it was a concern or not. He got in the attic and found evidence of animal habitation, something that was missed by a prior inspection report provided by the seller. There was evidence of previous water damage in the basement and he had all the proper tools to detect whether the issue was still a concern or not; specifically he had a moisture capacitance meter that allowed him to find damp spots in the cement foundation and wood trim. He also busted out the big fun toy, a thermal camera that allowed him to scan completely around the basement baseboards seeking to find areas that potential water or cold air could enter, or due to improper insulation. I was very happy with the service provided and documentation in the form of a pdf including pictures, recommendations etc.

Met Bob before hand to go over what he would be looking at. Met him at home with the radon testing man. They were both very profesional and not rushed. Being a Saturday afternoon this was a concern. He went up in the attic , in the crawl space and etc. Very informative. We left after 2 hours and was told the written report would arrive that evening . It did. Very pleased with not only pricing but also the service.
Description of Work: Buying a 36 yr old home. Bob was prompt and very well informed. His professionalism was a key element. Shopped around before picking The Brickkicker and are very happy that we did. Highly, highly recommended

Upon bringing in another opinion, Brick Kicker missed the fact that 3/4 of the home was dryvit/eifs. The home was advertised as stucco, so this was a huge oversight by Brick Kicker. This was about a 30,000 dollar fix and MISS by brick kicker. They also missed the fact that one of the chimneys had no flu and was not lined. Something that with a flashlight and a pair of eyes, is easily noticed. And one of the 2 water heaters turned out to have a faulty igniter, which also should have been caught.The gentlemen was very nice and seemed professional. They also did NOT issue me any refund or credit after finding out about their mishaps.

It went well. Initially, there was an issue on the price as one person quoted me a lower rate and then another person raised it mentioning I was on a higher rate because of square footage of the house... (The difference was $40). They also applied a $25 referral discount. Bob Vitek was the Inspector contracted for performing Home Inspection. He was very friendly and performed home inspection thoroughly on the property. Even before the agent could arrive to open the doors, he had already inspected the exteriors and made comments on his findings. As soon as we met he walked me over his process of conducting the inspection and report format. Throughout the inspection process, he explained lot of stuff on "Do's and Dont's" based on his experience. He explained functions of various home fittings in the basement, related to sewage, sump, HVAC, Humidifier, Furnace, etc... I was completely satisfied with his performance and report.

The very low radon levels and no further action was taken.
Description of Work: Brickkicker came to my house to test for radon in my home. The test was completed and they removed the monitoring equipment. However, they left tape all over the windows in the house. I requested they remove the tape when they removed the monitors, but they refused. I would not use these people again.
