Vito was very thorough, did not rush, brought to my attention things that were concerning, and generated a very detailed report. I had follow up questions after reading the report and he promptly responded. Vito was able to squeeze the inspection into his schedule and did a fast turn around on the report to stay within the approval and review timeline.

Vito was amazing from the beginning phone call. He clearly explained everything he would need from us and the sellers, from what he needed access to on the property to COVID-19 protocol. He communicated early and often. He showed up early - but not creepy early - and got right to work on the exterior. He delivered the report earlier than he had promised. He gave us a verbal rundown on site so we knew what to expect in the report. His report was incredibly detailed, so not only will it be useful for our closing, but hopefully also as a homeowner's manual for years to come. We are hoping this is our "forever" home, but if we ever needed a home inspection again, we would not hire anyone but Vito!

I hired Mr. LiRosi to inspect a condo that I was going to purchase. After the initial inspection he found several issues and once the seller corrected these issues, I paid Mr. LiRosi $150 for re-inspection. I ended up paying Mr. liRosi $400 for his services. Since I was an out-of-town buyer of the property, I relied on Mr. LiRosi for a professionally done inspection. Once this sale closed and I came to the condo, I discovered several glaring issues: - Three bare wires were sticking under the kitchen cabined where there should be a lamp. - A fan with built-in light was only wired to one switch and so it was impossible to use either fan or light independently of each other. - The doors of kitchen cabinets would not stay in a closed position. I corrected these issues that Mr. LiRosi was supposed to identify in his inspection report at my own expense and requested to be reimbursed $251.30 for these costs by Mr. LiRosi. He did not even bother to respond to my request that I sent him on 03/05/2021.

If you are looking for a home inspection done in Chicago or suburbs, Vito is the person! He did a such an amazing job on our report that I was bit surprised. We flip homes and we have used other home inspectors but no one was as detailed and good as Vito. From now on we will be using him on all of our flips to get the inspection report. Without his report I would have never known that the chimney is in poor condition. Thanks Vito for all your help, you helped me get addition discount on the purchase price!

I placed a review before and I wanted to correct the information about vents. Vents were noted on the report. Washer was visibly leaking for a long time before and caused a lot of mold and damage behind that washer and I have noticed that as soon as I started walking around day one. Never used that washer once yet. Unfortunately The issue was there all the time.

Vito was great. He was quick and responsive when setting up the inspection, and after the inspection he provided the report within 24 hours. Vito did a thorough inspection of the house and explained any problem areas or concerns and what exactly he was looking at. He also coordinated a radon test service, making our lives easier, and he took every precaution to maintain safe social distancing guidelines, which was very important to us in the pandemic. I would highly recommend.

My reason for getting a home inspector was NOT related either to a home purchase or a home sale. Just like one goes to a physician for a physical to see if there are any issues (High Blood Pressure, High Cholesterol, etc), I thought that it would be a good idea to give my 9-year old home a “physical” by going to “Dr” Vito LiRosi, the home inspector. Here are the key observations, from my standpoint, about the “HOME INSPECTION” work done by Vito. (1) Took about 2 hours & 45 minutes. So, it was a thorough look at my house! (2) It was interesting to see that Vito used new technology like a drone with a high-powered camera to inspect the roof. The drone was used to get an “up close & personal” view from 7 different roof angles. That was impressive! (3) Because of the current “Coronavirus” situation, Vito wore a mask when inside my house. That was thoughtful of him. So, I wore my mask at home, to protect him. (4) When he was finished, I had to sign a document on his iPad. For my protection, the surface of the iPad was wiped clean before I signed the page with my finger. That was courteous of Vito to do that, for safety reasons. (5) I received a 104-page report which included 78 color photographs (6) Vito added “red arrows” & “red circles” to many photographs to pinpoint areas that he wanted to bring to my attention. That makes it easy for me to understand the message that Vito is trying to get across to me. (7) Vito added special symbols to indicate the different kinds of action that he is recommending (8) The 4 different symbols indicated either “Repair is recommended”, “repair, delayed or upgrade”, “Preventative Maintenance”, and “Monitor the area” (9) The Report had a “Table of Contents” for 29 categories, with appropriate page numbers for each category. This makes it easier for the reader to flip to the relevant page, quickly & easily (10) After reviewing the report, Vito encouraged me to call him with questions, if applicable. I did call Vito with about a dozen questions to clarify my understanding of a few topics. Vito spent as much time as I needed (about 30 minutes, in my case) to conclude that I fully understand his point of view, based on his expertise. There you go! Lots of specific reasons why Vito’s help & expertise in the Home Inspection category was well worth the money I spent!

After consulting with several friends and family members, we found that no one really liked their home inspectors. So we decided to check out Angie’s list and saw the great reviews LiRosi Home Inspection. Vito was a complete professional. He was very thorough, gave us an initial summary on-site after the inspection and followed up with a phone call, plus 90+ page inspection report with evaluations, recommendations and pictures of potential issues. As a first time buyer, he even went the extra mile of making sure we felt comfortable and that we understood his report. If/when I ever decide to buy a home again, Vito will be my first phone call for home inspection.

Vito was amazing. He inspected 2 homes we looked at and with both he was extremely thorough and honest. We decided to not go through with the first house because he found big issues in his inspection, one being a weak foundation which would have cost us thousands in the long run. I would also like to mention we were new home buyers and had LOTS of questions. Vito was so helpful and answered everything in detail with no problem at all. I will call Vito for every inspection I have in the future and recommend him to anyone 100 times over.

Vito is very professional and his inspection helped greatly with identifying issues that needed to be resolved prior to my home purchase. I received the report via email, with detailed explanations and images from the home inspection. After reviewing the report, I spoke with Vito over the phone, and any questions I had were answered. He also conducted a re-inspection after the sellers repaired the defective items identified in his initial report - which was helpful, especially since one of the items was still defective after the sellers had it repaired. We received a thorough home inspection from Vito on an older home we considered purchasing. He was prompt on meeting us at the house, and very professional as well as courteous. His report on the house included many photos and information on areas which needed repair or attention and whether to replace them or monitor them. We have had several home inspections in the past year on other homes considered, and feel his was the most thorough report we have received. It was also delivered as promised. Good Customer service and quality work is what we expected and what we got. I would recommend this business for anyone looking for a home inspection.

Vito is outstanding. Thorough, spent time throughout and at the end briefing my clients on the findings from his inspection. He includes schematics for what quality repairs or installations should look like, as well as color photos with markings so you know what you are looking at. His reports are easy to read, well organized and helpful. He spends the time necessary and does hurry through the inspection. We received the 92-page written report the following morning.
