I cannot say how upset I am with my experience with Hynek construction.
When Hynek first proposed additional work to replace the beams he offered to access the inner portion of the masonry by cutting holes slightly larger then the entire replacement beam in our interior living room above the 3 window openings. After a long discussion about other possibilities to avoid disturbing our newly renovated living room he told me that he could not avoid disturbing the interior, but he could replace the beams from the outside. But for support during the replacement Hynek would need to use temporary walls on the 2 shorter spans to avoid any need to access from the inside, for the longer span he would still need to pass 2- 2"x2" steel bars through the wall (and cut out the dry wall enough to pass them through to temporary support). When the work was done by his employees, all 3 of the walls were cut open the entire span. When Hynek showed up on the job after the damage had already been done, Hynek agreed to repair the drywall as long as we waited till the end of November when his season was done. Instead he is refusing to repair the drywall unless we pay the full balance of the contract first (and he requires that we drop any concerns about damage caused during the work). Hynek never reached out to inform us that he was done with work instead an updated bill was sent in the mail. And a week after workers weren't seen in the evenings he texted asking for the balance. We reviewed his work found:
A. The lawn inside our fence line is nearly all gone/dead, which was to be covered during work that would drop debris.
B. Three glass blocks in the front basement window were broken. Bringing the total to 4, one block was already cracked.
C. The aluminum coil stock capping was dented in several places, and the re-installation of the upper portions of capping were installed improperly and caulked sloppily. A concern we discussed multiple times and Hynek assured in writing he would do a good job.D. One of the window glass louvers in the vent of the front basement window was broken. Hynek acknowledged his staff broke it, but has not repaired. He did replace a louvre in a different window away from the work that was being done. We are unsure why he repaired the wrong window.
E. We expected the parapet wall to be replaced matching the original height instead it is 2 or more courses lower. While not much of an esthetic problem, the original height seemed much safer as it was above the knee so a stumble seemed less likely to result in a fall from a 3rd floor roof.
F. Hynek told us verbally, that a small additional portion of reworking face brick would be $700 rather then $600 because we wanted 2 cracked limestones replaced, but when he finally provided the written quote (after the work was done without the limestone replacement) he insisted the price did not include the limestones.
G. The roofing membrane installed to tie the parapet into the roof, was mostly not adhered to the vertical wall making it improper and vulnerable to puncture or tear (from tree branch or worker). The rest of the roof is less then 5 years old.
I. Hynek told us verbally, the new differently colored face brick (he could not find a match) was to be limited to above the limestone course at the top of the 3rd floor, and reclaimed original brick was to be used below to limit the mismatching appearance of the brick. Instead the mismatch extended a few courses below the limestone course, leaving the building in a slightly cobbled together appearance.
J. Significant amount of dust was allowed into the basement during grinding and cutting, it appears no effort was made by Hynek construction to protect from dust where we passed an electrical cord for thier use through the vent of the basement window. They were given keys to the building and could have simply closed the vent (even if left open a crack for the power cord).
K. Resolved - The chimney cap, which was it's own line item in the 4 item contract, was not installed or present.
L. Resolved - A half inch hole in the horizontal mortar above the 3rd floor limestone course, glad I saw that before the rain got in there.
While any one of the issues would not have prompted me to leave a review warning future customers of Hynek Construction, instead it is the frequency of shoddy or improper and sloppy work and MOST importantly how Hynek handled our concerns.
Most insulting was when we pointed out the scorched-earth level of grass pulled out by the roots underneath the scaffolding (a cement rake was used for clean up) he said "You didn't have grass there before." Yet our front yard is so tiny that the only the corners had any blades of grass at all, of our three small lawns this one was in the best shape. He later insisted that the grass would come back in the spring and the significant amount of mortar and pebbles remaining was good for the lawn. It's been about 6 weeks or more since the scaffolding is down and only the edges have even scant tufts of grass. Importantly his contract specifically called out protecting work areas with tarp, but he instead suggested multiple times that we were dishonest for asking it be repair, or we be compensated. Almost as upsetting is the basement window. The basement window is a sizable glass block window with a small louvered vent (1'x2') in the middle. One of the blocks was cracked (and has been for a while) before he began work, now 4 are broken, and one of the louvers is simply gone. He acknowledged the louver was broken on the job but insisted there was no way his crew broke the glass blocks. I let him know that I witnessed half bricks and larger debris falling from the work above the 3rd floor during the early stages of the work, maybe that could have led to the block breaking and that we cut back the planter directly in front of the blocks to make room for scaffolding days before he began work, at that time the other blocks were not broken. Hynek said no way any falling debris would have broken the blocks but, he would replace the blocks. A few days later he texted that he would not repair the blocks as he had decided they were broken before he was on the job. He brought a replacement pane for the broken louver but, inexplicably it was measured for a vent in a window in the gangway on the other side of the building which was also missing a pane. The other concerns we simply dropped because he denied responsibility or willingness to accept they were problems (except those marked resolved). At the end of the walk-through he explained that he does not enjoy having to pursue fixes for issues that come up and that we would need to get multiple quotes for the repairs.
Quoting out the work was a bit of a hassle, being home during business hours is tough b/c we both work 50+ hrs/wk, and each of the repairs are fairly small dollar amounts so we were blown off by contractors several times. Meanwhile, time had passed so that Hynek was supposed to be available to make the repairs to our interior. But, instead he now has changed his story, he will only make any repairs to our interior if we pay in full and only the lawn damage would be compensated for.
This Christmas is the first since my wife and I were married, we planned to host Christmas in our apartment with both of our families. Now that plan is off. Our living room has been cut in half by the plastic dust barrier since October, and the contents of our living room is in our dinning room. Years ago we had the misfortune of a c
