PROPERTY VALUATION SERVICES

The first appraiser that contacted me failed to show up for the appointment even though he had suggested the time. Honestly, I was a little uncomfortable in the first place because he asked on the phone what I thought the property was worth. I explained that was the reason I was calling him. I called Mr. Fishman (the owner, I assume) and explained that I had driven 50 miles to meet with the missing appraiser and wasn't happy. After talking with him I decided to give them a second chance with a different appraiser based on the high marks from Angie's List. This appraiser was at the appointment on time and said I would receive the report in 10 days. After 10 business days I called & was told that she was waiting for the reviewer to return from vacation before sending it out. Too bad she hadn't called me to tell me of the delay. I received it a few days later.

The appraiser wasn't available for a couple of days. He came straight over once I finally spoke to him to set up the appointment. Mr. Lindberg was professional, polite and friendly. He came on 10/4 and promised the report on 10/9. I had to chase him up when that date had passed. Then I spoke to him on two separate dates discussing when to expect the report. Apparently there were difficulties in finding comparable properties on which to base their valuation. The report when it came was full, error-free and professionally presented.

Harry Fishman, an IL certified property appraiser and I believe proprietor of Property Valuation Services (PVS) provided a professionally thorough, easily understood explanation of services. He promised to have an associate contact me within 24 hours. David Lindenberg, Mr. Fishman's associate phoned that afternoon. We set a date and time. David arrived on time and after providing courteous yet brief introductions and explanations to the family, he set about his work, occasionally asking relative questions. On finishing, he explained when we should expect our finished appraisal report etc. Approximately one week later, we received the report - one that is so spectacularly thorough that we are ALL very pleased that we chose to have this done by PVS!

NATHAN SHOWED UP ON TIME, WAS QUICK AND WITH JUST A FEW NOTES PRODUCED AN APPRAISAL REPORT THAT WAS NEAT AND EASY TO UNDERSTAND. HE ALSO USED REASONABLE PROPERTIES FOR HIS COMPARABLES. THE REPORT CAME BY MESSENGER WITHIN THE TIME PROMISED. HARRY (THE OWNER) WAS VERY CLEAR WITH ME ON THE PHONE EXPLAINING THE CONTENTS OF THE REPORT, STUCK WITH HIS QUOTED PRICE AND DELIVERY TIME. I WOULD DEFINITELY USE THEM AGAIN.

IT'S BEEN NEARLY TWO WEEKS AND WE HAVE YET TO RECEIVE THE APPRAISAL IN WRITING. WE HAD TO CALL RALPH ABOUT 9 DAYS AFTER HE CAME TO APPRAISE OUR PLACE JUST TO GET A NUMBER OVER THE PHONE OF WHAT HIS APPRAISAL WAS.

LOU CAME OUT TO VIEW OUR PROPERTY ON A SATURDAY, VERY CONVENIENT FOR US. HE TOOK ABOUT THE SAME AMOUNT OF TIME INSIDE AND OUTSIDE THE HOUSE AS HAVE OTHER APPRASISERS THAT HAVE COME FOR REFINANCE WORK. HOWEVER, LOU'S NUMBER WAS MUCH MORE REALISTIC. THE LAST 2 REFINANCING APPRAISALS THAT CAME THROUGH WERE LOW (IN MY OPINION, AS SOMEONE WATCHING THE PULSE OF THE NEIGHBORHOOD CLOSELY). LOU'S REPORT WAS PROFESSIONAL & HIS CHOICE OF COMPARISON HOMES WAS VERY FAIR. HE DID ALL THE WORK (EXCEPT RELEASE THE REPORT) BEFORE RECEIVING PAYMENT. ABOUT THE SAME TIME WE GOT THE REPORT, WE SOLD THE HOUSE FOR AN AMOUNT VERY CLOSE TO THE APPRAISED VALUE.

PVS PERFORMED A MUCH MORE EXTENSIVE RESEARCH AND REPORT (55 PAGES) THAN TYPICAL APPRAISAL THAT WOULD BE PERFORMED FOR PROPERTY REFINANCE OR SALE. THE APPRAISER PROVIDED EXCELLENT INFORMATION AND VERY FAIR VALUATION OF MY HOME.
